Design objectives: Remove the large, outdated corner tub and replace it with a freestanding tub Expand and modernize the shower while keeping privacy in mind Update cabinetry for more organized, efficient storage Improve lighting with stylish yet understated fixtures to brighten the room Create a cozy, timeless atmosphere in the large space, maintaining functionality The Remodel Design challenges to be solved: Striking Balance with Lighting – The clients wanted a statement fixture that could enhance the overall design without feeling overwhelming or taking away from the open, airy atmosphere. Maximizing Existing Footprint – The clients wanted to avoid altering the floor plan, meaning the layout remained mostly the same. Retaining Coziness – With the removal of the oversized tub deck, there was a need to keep the space from feeling too vast and empty, ensuring it felt cozy and inviting despite the open layout. Adding Hidden Storage – The master closet was not attached to the bathroom, and the clients wanted a discreet way to store a hamper within the bath area without cluttering the room. The Renewed Space Design solutions: Freestanding Tub on an Angle – Replacing the old corner tub with a sleek, freestanding tub allowed the space to feel open and modern. Positioned at an angle, the tub brings balance to the layout and provides an inviting focal point while still preserving walk-around space for added functionality. Expanded Shower with Privacy Enhancements – The original, smaller shower was transformed with a larger footprint, half-wall for privacy, and contemporary brushed nickel fixtures, adding both style and function. A herringbone marble accent tile halfway up the shower walls adds a touch of sophistication without overwhelming the space. Custom Vanity with Built-in Hamper – A small pull-out hamper was added to the corner of the vanity, providing discreet storage and eliminating the need for a standalone basket. The cabinetry was reconfigured to be more functional and organized for the couple’s daily routines. Lighting that Complements the Room – The lighting selection was central to the redesign, with the client gravitating toward a bubble chandelier she had admired. After exploring several options, they chose a smaller size to provide a soft accent without dominating the space, tying in with the bathroom’s overall light and airy feel. The newly remodeled primary bath exudes a classic, calm atmosphere with a carefully chosen mix of textures and materials. The large porcelain floor tiles mimic the look of wood, lending a warm, traditional touch. Located in the picturesque San Luis Drive neighborhood, the Okimoto Residence was a major remodel and addition. What started as a minor facelift, the project underwent a series of design iterations to address the growing family's needs. The clients wanted a clean and contemporary home that wouldn't stick out in this typically traditional San Luis Obispo neighborhood. The final design was a 4 bedroom home with a large great room and play room. A 9' x 16' pocketing slider door opens the great room to the lush backyard which sits directly adjacent to the San Luis Creek. Smooth trowel stucco, a standing seam metal roof, and a texas limestone clad spine wall blend seamlessly with the warmer trim accents and clear cedar eaves. For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

The client presented a major challenge to the designer in this kitchen. The old layout was just not serving the family anymore. The designer created a solution that improved lighting, storage & overall functionally of the space while staying environmentally conscious. JATES Construction partnered with Green Home Chicago to bring this environmentally conscious project to life. Mouser cabinetry was used which holds a KMCA certification for providing responsibly sustainable cabinetry. We used a sustainably handmade tile. Quartz countertops. We custom-built a study area with a butcher block top to match the floors. The mudroom cabinet was custom-built to match the client selected cabinetry & a butcher block top was added to tie everything together.

Photos by Debby Evans. This property slopes from the street to a seasonal creek in the back yard. Navigating the various spaces was troublesome so we created various, natural - as well as concrete steps, crushed granite pathways, stone steps, and flagstone - travel options throughout the landscape. Updated irrigation, efficient drainage, as well as dry creek beds to catch rain water that previously had simply gone directly at the residence were added. Many diseased, dangerous (hanging over the residence) oaks were assessed by several arborists. Sadly, more than 100 (mostly scrub oaks) required removal. This changed the natural lighting to the garden, how the sun impacted the residence, and offered opportunities to plant drought tolerant trees and shrubs of both visual interest, and fitting the space. Client had quite a few Japanese Maples that had originally been volunteers from a very large maple at another residence. All have been used and are doing beautifully. Olive trees and Little Ollie shrubs were used along with Carpet Roses, Lorapetalum, several varieties of Grevellia, Crape Myrtle Natchez and Red Rocket trees and shrubs, Maiden Hair grass, Blue Fescue, Redwoods, a specimen Limelight Hydrangea, Cistus, native Redbud, Vinca, Tree Hibiscus, Tree Roses, Birch, Dogwood, Penstemon, Pittosporum, Heavenly Bamboo, Miniature Roses, Succulents, Euphorbia, Bloodgood Maple, Redtwig Maple, Podocarpus and Oleander (screening), various groundcovers, evergreen shrubs and more were selected for their ease of care, color, seasonal color, and dynamic - but not busy - plant palette. The dated deck was redone with a relocation of the stairs to go directly to the pool. with a little effort, we saved the client hundreds of dollars on lighting by shopping for knock offs of higher priced lighting. A partial retractable awning, now provides an area of shade that was previously a non-issue over the deck with the oaks. The seasonal creek was completely cleaned out, made to be deeper and wider in anticipation of the heaving 2016 rains, with large native boulders from the property. Pistache trees were strategically planted for fall color. With one neighbor, on the West side of the property, vines were planted along their chain link fence for privacy for a private garden off the master bedroom. Wood fencing provides the majority of necessary enclosures.

The grand space features a white flat panel door style with quartzite countertops, and mitered waterfall edges on the island. A large stone wall behind the cook top, provides a breathtaking focal point, adding to opulence of the room. You will also see one of the islands contains The Galley sink workstation. This workstation provides an incredible prep area that will ramp up your chef skills, making you more efficient and more stylish to boot. Finally, we have incorporated a refrigerator and wall oven that is integrated into the cabinetry creating a flush finish that is easy to clean and even more beautiful to look at. This was the Master Bedroom - some romantic details. DTSH Interiors selected the furniture and arrangement, as well as the window treatments. DTSH Interiors formulated a plan for six rooms; the living room, dining room, master bedroom, two children's bedrooms and ground floor game room, with the inclusion of the complete fireplace re-design. The interior also received major upgrades during the whole-house renovation. All of the walls and ceilings were resurfaced, the windows, doors and all interior trim was re-done. The end result was a giant leap forward for this family; in design, style and functionality. The home felt completely new and refreshed, and once fully furnished, all elements of the renovation came together seamlessly and seemed to make all of the renovations shine. During the "big reveal" moment, the day the family finally returned home for their summer away, it was difficult for me to decide who was more excited, the adults or the kids! The home owners kept saying, with a look of delighted disbelief "I can't believe this is our house!" As a designer, I absolutely loved this project, because it shows the potential of an average, older Pittsburgh area home, and how it can become a well designed and updated space. It was rewarding to be part of a project which resulted in creating an elegant and serene living space the family loves coming home to everyday, while the exterior of the home became a standout gem in the neighborhood.

After exploring several options, they chose a smaller size to provide a soft accent without dominating the space, tying in with the bathroom’s overall light and airy feel. The newly remodeled primary bath exudes a classic, calm atmosphere with a carefully chosen mix of textures and materials. The large porcelain floor tiles mimic the look of wood, lending a warm, traditional touch. Lightly textured cream tiles and brushed nickel fixtures create a soft and cohesive look, while the subtle herringbone marble accent in the shower adds just the right amount of elegance. Round mirrors above the vanities complement the curves of the freestanding tub, softening the room’s overall look and adding a touch of femininity. This guest bathroom over went a major makeover with lots of new updates. Features include Venetian bronze Amrock cabinet knobs/pulls, paint selections from Sherwin Williams with colors of Aged White and Buckram Binding, Platinum Rivera semi-frameless shower glass, double vanity with cashmere cream granite. This workstation provides an incredible prep area that will ramp up your chef skills, making you more efficient and more stylish to boot. Finally, we have incorporated a refrigerator and wall oven that is integrated into the cabinetry creating a flush finish that is easy to clean and even more beautiful to look at.
