These wonderful clients returned to us for their newest home remodel adventure. Their newly purchased custom built 1970s modern ranch sits in one of the loveliest neighborhoods south of the city but the current conditions of the home were out-dated and not so lovely. Upon entering the front door through the court you were greeted abruptly by a very boring staircase and an excessive number of doors. Just to the left of the double door entry was a large slider and on your right once inside the home was a soldier line up of doors. The existing space included many elements that felt out of place in a modern ranch including a rustic mountain scene backsplash, cherry cabinets with raised panel and detailed profile, and an island so massive you couldn’t pass a drink across the stone. Our design sought to address the functional pain points of the home and transform the overall aesthetic into something that felt like home for our clients. For the entry, we re-worked the front door configuration by switching from the double door to a large single door with side lights. The sliding door next to the main entry door was replaced with a large window to eliminate entry door confusion. In our re-work of the entry staircase, guesta are now greeted into the foyer which features the Coral Pendant by David Trubridge. Guests are drawn into the home by stunning views of the front range via the large floor-to-ceiling glass wall in the living room. When I came to this property not only was the landscape a scrappy mess the property also had some very real grading and drainage issues that were jeopardizing the safety of this house. As recent transplants from New Jerseys to Southern California these clients were in awe of all the plants they were seeing in their neighborhood. Living on the water at the Ventura harbor they wanted to be able to take full advantage or the outdoor lifestyle and cool ocean breeze. Being environmentally conscious citizens, these clients were very concerned that their garden was designed with sustainability as a leading factor. As they said in our initial consultation, “Would want or garden be part of the solution not part of the problem.” This property is the last house on the bottom of a gently sloping street. All the water from the neighbor’s houses drain onto this property. When I came into this project the back yard sloped into the house. When it would rain the water would pool up against the house causing water damage. To address the drainage we employed several tactics. Firstly, we had to invert the slope in the back yard so that water would not pool against the house. We created a very minor slope going away from the house so that water drains away but so the patio area feels flat. The back of the back yard had an existing retaining wall made out of shabby looking slump stone. In front of that retaining wall we created a beautiful natural stone retaining wall. This retain wall severs many purposes. One it works as a place to put some of the soil removed from the grading giving this project a smaller carbon foot print (moving soil of a site burns a lot of fossil fuel). The retaining wall also helps obscure the shabby existing retaining wall and allows for planting space above the footing from the existing retaining wall. The soil behind the ne retaining wall is slightly lower than the top of the wall so that when the run on water on from the neighbor’s property flows it is slowed down and absorbed before it has a chance to get near the house. Finally, the wall is at a height designed to serve as overflow seating as these clients intend to have occasional large parties and gatherings. Other efforts made to help keep the house safe and dry are that we used permeable paving. With the hardscape being comprised of flag stone with gravel in-between water has a chance to soak into the ground so it does not flow into spots where it will pool up. The final element to help keep the house dry is the addition of infiltration swales. Infiltration swales are depressions in the landscape that capture rain water. The down spouts on the sides of the houses are connected to pipe that goes under the ground and conveys the water to the swales. In this project it helps move rain water away from the house. In general, these Infiltration swales are a powerful element in creating sustainable landscapes. These swales capture pollutants that accumulate on the roof and in the landscape. The renovation began with an unexpected structural deficiency in the form of a post located in the middle of the living room that was causing a three-inch dip in the floor. It was removed and replaced with steel columns running down through the walls and into a footing pad with a three-foot depth. The main living spaces underwent significant changes; the kitchen was reconfigured to open up a formerly cramped space, and the removal of a wall made room for a cascading island with Cesarstone countertops—a crowning feature. Additionally, an electrical panel was relocated to be able to wrap the refrigerator with a wood veneer frame. Notable materials include eight-inch-wide ‘Esplanade’ French oak plank floors chosen to complement the reclaimed wood-wrapped ceiling beams, which feature a combination of LED downlighting and uplighting. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. The owners of this nineteenth century condo had been unhappy with a previous bathroom renovation nearly twenty years before and decided that it was time to do something about it. They asked us to gut the entire room and start over. We began by addressing the functionality of the space. Neither of the homeowners used their bathtub very often, and agreed that a large walk-in shower would provide a better use of space. They preferred the clean lines of a stationary glass panel extending all the way to the ceiling as the only divide between the shower and the room. To provide a curbless shower transition, we flush framed the shower area as low as possible. With an eye to future needs we installed blocking in the wall just outside the shower entrance to someday support a grab bar. Two recessed lights in the shower provide additional lighting, and azure Lucien glass tiles on the shower wall offer a splash of color. A Hans Grohe showerhead with separate hand held unit rounds out the luxurious shower experience. Because the bathroom had not featured enough storage, we replaced an existing pedestal sink with an elegant Duravit wall sink with vanity drawer storage. A tall mirrored Robern medicine cabinet provides additional space for toiletries and bathroom necessities. Vincent Wolf’s elegant Waves in Birch matte tile along one wall, with tall, tapered vanity lights on either side of the medicine cabinet, complete the graceful design of this bathroom.
