The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning.
This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing.
Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology.
In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come.
Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

This project in Blue Bell involved a thorough renovation, including plumbing upgrades in multiple bathrooms and the addition of a tiki bar in the existing garage. We facilitated various plumbing installations, such as running gas pipes and adding an exterior faucet. Within the garage, we transformed spaces into a movie room, a powder room, and a tiki bar, complete with custom features like shelving and a gas fireplace. We also tackled flooring, doors, trim, and windows throughout the property, ensuring a cohesive aesthetic. Bathroom renovations included custom glass shower doors and unique design elements like cedar accents. Exterior improvements, such as door replacements and deck construction, were also part of our scope. Throughout the project, we adhered to building codes, completed necessary insulation and fireblocking, and applied paint according to the owner's preferences.

Initially designed as a bachelor's Sonoma weekend getaway, The Fan House features glass and steel garage-style doors that take advantage of the verdant 40-acre hilltop property. With the addition of a wife and children, the secondary residence's interiors needed to change. Ann Lowengart Interiors created a family-friendly environment while adhering to the homeowner's preference for streamlined silhouettes. In the open living-dining room, a neutral color palette and contemporary furnishings showcase the modern architecture and stunning views. When it comes to interior door finishes, walnut may not be king per se, since “different folk have different views,” as the poet said, and it behooves a proper collection of finishes to be thoroughly democratic; but, but … you could view walnut as an important majority leader descended from royalty – like, say, Louis Napoleon back when he was still an elected official and not, as he eventually came to style himself, Napoleon III.
Strictly speaking, a walnut is the seed of a drupaceous nut, and not a true nut in the botanical sense. It is native to Persia (walnut oil is a staple in Iranian cuisine to this day) and North America, even though approximately one half of the world’s production today is done in China.
That said, one of its more historically curious uses would be the production of ink and dyes. Those are made, or used to be made, at least, from the husk surrounding the nut. The ink could be used to produce drawings – or darken paper to make it look older. It has (as it turned out by the by) excellent archival properties. It was used liberally by many capable and honest artists in the past.
A keen observer of the human condition, a Florentine named Leonardo da Vinci never left his house (which featured some pretty interesting interior doors, but that’s a story for another day) … never left it without a vial – and a sketch book.

So precious and brilliant are those casual masterpieces that, had the scientifically inclined fellow eliminated the need for outdoor sketching by inventing photography, it would have been an historian’s immeasurable gain, certainly, but also an art lover’s great loss.

Rembrandt van Rijn, who also used walnut ink extensively, was a studio artist, with only a few outdoor paintings in his legacy. Truth be told, he was a better draftsman than Leonardo, at least as far as technique goes (don’t let this get around). Well. He lived a century later and had the benefit of all the development art had undergone since the great Italian master. Just like these interior doors – your interior doors – are a huge improvement on anything that was available only twenty years ago, never mind a hundred years ago.
The “oscillation” of Rembrandt’s line, the delightful shift from the descriptive to the aesthetic stroke, makes his production in that category quite unique. his interior design client reached out to me with her newly purchased home. After building trust and adhering to her two rules – can’t change the green paint color and no new furniture – we began with a mood board, bounced ideas off one another and ultimately created a dream space:

The zero transition shower blends form with function. Teak bench seat folds down to give more access when needed. The universal design included placement of bars for easy transition to the bench seat as well as a hand held on a slide for easy use. Venetian Bronze grab bars add style and ensure there is no institutional look to the space. The Marazzi tile was continued into the shower to blend the spaces. Floor heat is included in all areas except the shower and along with strict energy code adherence make the space extremely energy efficient.

A requested color palette of vibrant red and raspberry pink was complemented with cool whites and cream. Striking pattern in the lush window treatments sets the stage. Rugs are intentionally omitted to adhere to the safety principals of Design for Aging in Place. The striking custom fascia cabinet packs a storage punch with concealed mini-fridge, microwave, food pantry and pull out shelf for the printer. To support this fashionista’s need to expand her wardrobe storage, classic white custom cabinetry provides hanging storage, full length mirrors, decorative columns that open to store costume jewelry and ample shoe storage drawers.

This large bathroom was designed to offer an open, airy feel, with ample storage and space to move, all the while adhering to the homeowner's unique coastal taste. The sprawling louvered cabinetry keeps both his and hers vanities accessible regardless of someone using either. The tall, above-counter linen storage breaks up the large wall space and provides additional storage with full size pull outs.

Adhering to ADA guidelines, our plans included widening the doorway, and replacing a hinged door with a space-saving pocket door for both the entry and a newly added water closet. The curbless shower space features a decorative tile backsplash as the shower’s focal point, bench seating, brushed nickel grab bars and shower fixtures that perfectly complement the drawer pulls on the bathroom’s cabinetry.
