We added a few updated to the exterior, plus paneling in the entryway and formal sitting room, customized the master closet, and cosmetic updates to the kitchen, formal dining room, great room, formal sitting room, laundry room, children’s spaces, nursery, and master suite. All new furniture, accessories, and home-staging was done by InHance. Window treatments, wall paper, and paint was updated, plus we re-did the tile in the downstairs powder room to glam it up. The children’s bedrooms and playroom have custom furnishings and décor pieces that make the rooms feel super sweet and personal. All the details in the furnishing and décor really brought this home together and our clients couldn’t be happier!

Completed in 2017, this project features midcentury modern interiors with copper, geometric, and moody accents. The design was driven by the client's attraction to a grey, copper, brass, and navy palette, which is featured in three different wallpapers throughout the home. As such, the townhouse incorporates the homeowner's love of angular lines, copper, and marble finishes. The builder-specified kitchen underwent a makeover to incorporate copper lighting fixtures, reclaimed wood island, and modern hardware. In the master bedroom, the wallpaper behind the bed achieves a moody and masculine atmosphere in this elegant "boutique-hotel-like" room. The children's room is a combination of midcentury modern furniture with repetitive robot motifs that the entire family loves. Like in children's space, our goal was to make the home both fun, modern, and timeless for the family to grow into. This project has been featured in Austin Home Magazine, Resource 2018 Issue.

The Ranch Pass Project consisted of architectural design services for a new home of around 3,400 square feet. The design of the new house includes four bedrooms, one office, a living room, dining room, kitchen, scullery, laundry/mud room, upstairs children’s playroom and a three-car garage, including the design of built-in cabinets throughout. The design style is traditional with Northeast turn-of-the-century architectural elements and a white brick exterior. Design challenges encountered with this project included working with a flood plain encroachment in the property as well as situating the house appropriately in relation to the street and everyday use of the site. The design solution was to site the home to the east of the property, to allow easy vehicle access, views of the site and minimal tree disturbance while accommodating the flood plain accordingly.

Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture.

Our clients purchased a condo in the heart of Chicago after deciding it was time to move from their longtime suburban home and embrace their dream of living downtown. Leaving their family home where their children grew up meant that our work needed to do two things for the family: help make the most of their new city life and create a warm and welcoming home for their two college-aged children. We wanted to make sure the children felt connected to their new home when visiting from school, so they were involved in the design of their bedrooms. By introducing new textures, like a fur stool in one bedroom and a brightly colored zig-zag headboard in the other, we were able to balance the children’s youthful tastes with the rest of the space, forming a cohesive concept that made the whole family feel right at home. Modern amenities, such as power-operated window treatments and an electric fireplace, were seamlessly integrated into the home, ensuring that the client can enjoy their space with a flip of a switch. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Ultimately, we provided the outstanding results and customer experience that our clients had been searching for. “We met with many other contractors leading up to signing with Progressive Design Build. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

The Yin-Yang House is a net-zero energy single-family home in a quiet Venice, CA neighborhood. The design objective was to create a space for a large and growing family with several children, which would create a calm, relaxed and organized environment that emphasizes public family space. The home also serves as a place to entertain, and a welcoming space for teenagers as they seek social space with friends. The home is organized around a series of courtyards and other outdoor spaces that integrate with the interior of the house. Facing the street the house appears to be solid. However, behind the steel entry door is a courtyard, which reveals the indoor-outdoor nature of the house behind the solid exterior. From the entry courtyard, the entire space to the rear garden wall can be seen; the first clue of the home’s spatial connection between inside and out. These spaces are designed for entertainment, and the 40 foot sliding glass door to the living room enhances the harmonic relationship of the main room, allowing the owners to host many guests without the feeling of being overburdened. The tensions of the house’s exterior are subtly underscored by a 12-inch steel band that hews close to, but sometimes rises above or falls below the floor line of the second floor – a continuous loop moving inside and out like a pen that is never lifted from the page, but reinforces the intent to spatially weave together the indoors with the outside as a single space. Scale manipulation also plays a formal role in the design of the structure. From the rear, the house appears to be a single-story volume. The large master bedroom window and the outdoor steps are scaled to support this illusion. It is only when the steps are animated with people that one realizes the true scale of the house is two stories. The kitchen is the heart of the house, with an open working area that allows the owner, an accomplished chef, to converse with friends while cooking. Bedrooms are intentionally designed to be very small and simple; allowing for larger public spaces, emphasizing the family over individual domains. The breakfast room looks across an outdoor courtyard to the guest room/kids playroom, establishing a visual connection while defining the separation of uses. The children can play outdoors while under adult supervision from the dining area or the office, or do homework in the office while adults occupy the adjacent outdoor or indoor space. Many of the materials used, including the bamboo interior, composite stone and tile countertops and bathroom finishes are recycled, and reinforce the environmental DNA of the house, which also has a green roof. Blown-in cellulose insulation, radiant heating and a host of other sustainable features aids in the performance of the building’s heating and cooling. The active systems in the home include a 12 KW solar photovoltaic panel system, the largest such residential system available on the market. The solar panels also provide shade from the sun, preventing the house from becoming overheated. The owners have been in the home for over nine months and have yet to receive a power bill.

Transforming a Master Bathroom When our clients purchased their beautiful home in South Fort Myers, FL they fell in love with the expansive, sweeping space. It wasn’t long, however, before they realized the master bathroom just didn’t suit their taste. The large walk-in shower was practically cave-like. Consequentially, it completely dwarfed the bathroom. Along with bland colors, outdated finishes, and a dividing wall in the middle of the room, the whole space felt smaller than its ample dimensions implied. There was no question about it – the bathroom needed an update. Making Room for More First, we demolished the existing finishes and cut the concrete slab for new underground plumbing. We minimized the imposing shower and moved it to the other side of the room. Moving the shower also allowed for the installation of our Dura Supreme Alectra style cabinetry in cocoa brown. For increased functionality, we created split his-and-hers vanities. Then we added towers to match the cabinets. With interior outlets, the towers added smart storage for bathroom appliances, helping to keep the counters clutter-free. For a finishing touch, we outlined the large mirrors with crown molding trim in a complimentary finish – an essential detail to tie all the cabinetry together. The Spa To bring the feel of the spa to this gorgeous home, we installed our luxurious drop-in 72”x42” Kohler Air Massage bathtub. We completely surrounded it with 3cm granite countertops in Delicatus green and added a tub deck with tile backsplashes for a sumptuous ambiance. Lighting On either side of the his-and-hers vanity, we installed George Kovach tube sconces. Vertical placement of the sconces provided ample lighting while enhancing the contemporary style of the space. To frame the room, we added a drop ceiling with recessed lighting and outlined the tray ceiling with crown molding to match the rest of the design. To complete the bath remodel, we installed the final element – a stunningly unique 10-light polished chrome chandelier from Maxim lighting. A Complete Transformation When we met with our clients, it was instantly clear to us why they were unhappy with their master bathroom. The cave-like shower and cumbersome dividing wall overpowered a room in dire need of a modernizing. Furthermore, with two small children and a busy lifestyle, we could sense our clients not only desired a bathroom renovation, they needed a relaxing retreat. Ultimately, this project was nothing less than a complete transformation of space. In fact, by the time we had finished, the only original fixtures left were the windows! With beautifully updated finishes and an improved layout, we were able to achieve the functionality our clients craved along with a new, spa-like feel. The end result was nothing short of a haven at home – the perfect spot to recharge at the end of a long day.

This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

The 6,225 Sq Ft home is split over two levels. The main level is 3,600 Sq Ft with a vaulted great room leading out to a covered deck and hot tub. The kitchen and dining area provides a beautiful setting when the weather doesn't allow you to use the outdoor lounge and dedicated BBQ area. The main floor also has an office, sauna, bunk room, guest suite and rec room. The 2,625 Sq Ft upper floor has two separate wings with a timber frame bridge that spans the vaulted great room. The left wing has 3 bedrooms and the right has the master bedroom and ensuite along with a yoga room, library and media room.
