Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting.
Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements.
With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor.
Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary.

The owners of this remodel desired a refreshing new master bathroom. The original layout was poorly designed with minimal storage, a small shower, a rarely used bathtub and a water closet that was difficult to access. The old vanity flanked a curved wall of glass block (the main challenge with this space) which didn’t allow for mirrors and was always cluttered because of limited storage.
With smart space planning and attention to detail this well-appointed bathroom is now a uniquely personal space that functions brilliantly and balanced for the homeowners.

Breathtaking views of the incomparable Big Sur Coast, this classic Tuscan design of an Italian farmhouse, combined with a modern approach creates an ambiance of relaxed sophistication for this magnificent 95.73-acre, private coastal estate on California’s Coastal Ridge. Five-bedroom, 5.5-bath, 7,030 sq. ft. main house, and 864 sq. ft. caretaker house over 864 sq. ft. of garage and laundry facility. This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area and screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing.
Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. This gorgeous Master bathroom began with a set of glass pocket doors, his and her long and extended vanities of both side, facing the whirlpool tub and all stoned steam shower on the back wall. Vivid color tones, exotic stone tile floor and walls, heated floor, steam shower and rain shower, separate sauna room, make up area have glorified this magnificent Master suite bathroom.

The Indio Residence, located on an ocean side bluff in Shell Beach, is a clean, contemporary home. Taking cues from the Florin Residence, an earlier project completed for the same client, the Indio Residence is much larger with additional amenities to meet the client’s needs.
At the front door, guests are greeted by floor to ceiling glass with views straight out to the ocean. Tall, grand ceilings throughout the entry and great room are highlighted by skylights, allowing for a naturally lit interior. The open concept floor plan helps highlight the custom details such as the glass encased wine room and floor to ceiling ocean-facing glass. In order to maintain a sense of privacy, the master suite and guests rooms are located on opposite wings of the home. Ideal for entertaining, this layout allows for maximum privacy and shared space alike. Additionally, a privately accessed caretakers apartment is located above the garage, complete with a living room, kitchenette, and ocean facing deck.

We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.”
Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. We were confident they were giving us what we wanted for the money we were spending.”
For their most recent renovation, Scott and Janet clearly knew what to expect going into their master bath renovation. They were familiar with Advance’s step by step design process that epitomizes the “Common Sense Remodeling” philosophy applied in every project Advance creates. After once again experiencing the careful budgeting analysis, the pointed design meetings, and the clear documentation that leads up the a thoroughly managed installation, Janet’s simple summary of their experience is this; “The word I would use to describe the process is – collaboration!”
Working closely with Advance Design kitchen designer Michelle Lecinski, together they were able to develop a new master bath design that not only worked with their investment goal, but also made sense for their lifestyle. “Oh Michelle, my designer! I connected with her immediately. She spent time getting to know us, our lifestyle, even the setting of our house.” The threesome had a great experience designing and producing yet another successful project together.
When it came to their new project plans, Scott and Janet were interested in creating a relaxing “spa-like” experience in their master bath. One of the many ideas Michelle introduced during the design process was installing a Kohler Alteo series showerhead for a rain-like shower experience. This designer showerhead, mixed with the warm ambiance of the lighting and pebble accent running throughout the shower make for what Janet calls a “luxury spa essence”. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole.
Once design was complete and the bath construction project began in their home, making sure everything happened efficiently and on schedule became new priority number one. “Having a project manager made an enormous difference,” Janet said, “It was so worth it to hire professionals that knew exactly what they were doing. Even after all of these years, I wouldn’t change a thing.”
“It was a pleasure working together with Janet and Scott to create this beautiful space that will enhance their lives for many years,” says Michelle. “It is so much fun to get to do this job every day, I love that I can have this sort of impact on their lives by doing something for them [Janet & Scott] that comes so naturally to me!”

An elaborately patterned 12x24 tile with vivid colors, Bellagio Forest from Happy Floors, was used for the master bath flooring and on other surfaces throughout the space.
The drop in bathtub sits below large windows with traditional styled shutters for privacy. Sublime 12x24 tile with a pencil edge was used on the tub walls and face, and Bellagio Forest 12x24 tile from Happy Floors was used on the tub deck. The Basketweave Mosaic in Skyline Polished from Tesoro was used for the Decorative Panels on the face of the tub. For an opulent accent, small decorative Bronze Mosaic Pieces were inserted into the Basketweave Mosaic. The decorative panels on the face on the tub are attached to heavy-duty magnets and are removable to access the plumbing and electrical.
A glass panel provides a wall of separation between the tub and large walk in shower. Bellagio Forest 12x24 tile from Happy Floors was used on the shower floors and on the linear shower drain for a seamless look. Sublime 12x24 tile was used on the shower walls, ceiling and recessed niche.

An elaborately patterned 12x24 tile with vivid colors, Bellagio Forest from Happy Floors, was used for the master bath flooring and on other surfaces throughout the space.
The drop in bathtub sits below large windows with traditional styled shutters for privacy. Sublime 12x24 tile with a pencil edge was used on the tub walls and face, and Bellagio Forest 12x24 tile from Happy Floors was used on the tub deck. The Basketweave Mosaic in Skyline Polished from Tesoro was used for the Decorative Panels on the face of the tub. For an opulent accent, small decorative Bronze Mosaic Pieces were inserted into the Basketweave Mosaic. The decorative panels on the face on the tub are attached to heavy-duty magnets and are removable to access the plumbing and electrical.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting.
Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements.
With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor.
Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary.
