DHD Crosby Street Loft in SOHO, NYC The Crosby Street Loft building is located on a cobblestone block in the Soho Cast Iron Historic District. Built in 1882, it was formerly a department store, and converted in 2001 to a 10-unit loft condominium. Our renovation of a second floor loft retains and celebrates many of the original details, including generous, open spaces, 14 foot plus ceiling heights, Corinthian-style columns, and a continuous 120 foot exposed brick wall with integrated archways. The design was a collaborative process, integrating elements discovered on the client’s world travels. Design features include a 12 foot tall glass lounge, two fireplaces, Control4 smart home system, a stone, cold-rolled steel and custom walnut cabinet kitchen and living room, and a luxurious master suite reminiscent of a 5-star hotel. http://www.dhd.nyc Architect: David Howell, R.A. Removed a wall and opened up an entry wider to the kitchen from hallway. Gutted old kitchen and installed new custom cabinetry with laminate counter tops. New stainless steel appliances, double bowl stainless steel sink with arctic stainless pull out faucet with matching soap dispenser. Bronze hardware was installed for the cabinetry as well as under cabinet lighting, Installed a new Vector vinyl double hung window. Artisan Equart 3" x 8" Glass tile backsplash - Color: Aqua. Huchenson 5" x 47" plank Laminate flooring - Color: Havana Hickory.

The Courtyard Oasis project encompasses what abarnai does best; remodeling a space with an emphasis on functional installation artwork. Our clients wanted a beautiful and tranquil outdoor space as a seamless extension of their indoor living space. They initially described the outdoor area as a drainage ditch, and to transform it into a Courtyard Oasis required detailed design work and creative collaboration. An open central patio, with custom trellises as a living focal point, was the starting point of the design to connect the indoor and outdoor spaces and allow the courtyard area to be divided into different zones -- for relaxing, entertaining and gardening. The abarnai team loved this project because they go to completely revamp the area and utilize a wide variety of design and building skills, including patio construction, custom trellis artwork, composite decking and stairs, a wood retaining wall, feature lighting systems, planting areas, and a sprinkler system.

Lighting became another way to integrate simplicity and harmony to the home’s overall design; but like every other element of our project, modernity and time honored practices of craftsmanship needed to fuse. In the master suite, fabricating the light troughs proved to be an interesting challenge. Given the extreme length of the faces and bottoms of the light trough (after 15), using solid cherry for their construction was impractical. A thin birch plywood substrate was built and 1/8" thick cherry veneers were applied. The resulting material was used for the faces and bottoms of the trough. The resultant birch/cherry composite material was reinforced with an elaborate lamination process that included a thin fiberglass veil for strength and flexibility. Other lighting was chosen to wash light over surfaces or to hang—lantern style to provide soft light and aesthetic embellishment. Here again, the design is highly influenced by the Japanese aesthetic.

Throughout the project, highly mechanized milling machinery, sophisticated clamping systems, high tech materials and state of the art wood curing techniques were employed. All the finished wood elements went through a methodical process of hand sanding with the eventual hand rubbed application of penetrating oil. Each element was sanded and finished in place; here a concession was not made to modern production.
