When Casework first met this 550 square foot attic space in a 1912 Seattle Craftsman home, it was dated and not functional. The homeowners wanted to transform their existing master bedroom and bathroom to include more practical closet and storage space as well as add a nursery. The renovation created a purposeful division of space for a growing family, including a cozy master with built-in bench storage, a spacious his and hers dressing room, open and bright master bath with brass and black details, and a nursery perfect for a growing child. Through clever built-ins and a minimal but effective color palette, Casework was able to turn this wasted attic space into a comfortable, inviting and purposeful sanctuary.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

When our clients purchased their Fairfax Station home at the beginning of the pandemic, the main living areas had already been updated. However, three bathrooms were still stuck in the1980s. We tackled the upstairs primary and hall bathrooms first to ensure our clients had a working bathroom while construction was underway. Once the upstairs renovations were completed, we moved on to the main level guest bathroom. Primary Bathroom Transformation: The old primary bathroom had a small dark shower stall, a basic alcove tub, and the original 40-year-old plumbing, vanities, and tile. We completely gutted the space and made some minor layout changes to maximize functionality and create a serene retreat complete with free-standing soaking tub and generous walk-in shower. Expanding the shower’s footprint and replacing the full-height walls with a glass surround opened up the space, making the entire bathroom feel larger and more airy. Marble shelves and a shaving ledge add convenience and style. A large double vanity provides ample storage and a full 7 feet of countertop space. Mixed metal finishes elevate the design, with soft gold accents and brushed nickel fixtures pairing perfectly with the classic gray vanity and muted marble tiles. We reconfigured the dressing area, added custom closet built-ins, and installed new carpet throughout to complete this tailored transformation. Hall Bathroom Update: The hall bathroom did not require any significant layout changes, but the dated fixtures and finishes all had to go. We wanted the new bathroom to feel both classic and fresh, so we opted for a polished finish palette, including sleek white subway tiles on the walls and marble-look hexagonal on the floor. A furniture-style vanity, in dark navy, was paired with a distinctive Carrara marble top and sleek chrome fixtures for a modern twist. The tub+shower combo features both a standard shower head and multi-function handheld for optimum flexibility – great for bathing children and pets alike. This renovation blended classic details with modern functionality, creating a bathroom that’s both timeless and fresh. Guest Bathroom Update: The home’s main level bathroom serves as both powder room and guest bathroom with 2 separate entrances. The in-swing door from the guest bedroom made the already narrow bathroom feel even more cramped. By installing a pocket door at the guest bedroom, we immediately improved the flow and usability of the space. The shower was upgraded with handcrafted white subway tile and contrasting grout, creating a clean, tailored look that elevates the room. Thoughtful details—like discreet grab bars and a handheld shower on a slide bar—make the space adaptable and comfortable for guests of all ages. A marble mosaic floor sets a refined backdrop for the freestanding black vanity, while the cross-bar handles offer a nod to the past on these modern-day fixtures.

This family’s intention was clear – to create a well-functioning home for their busy family that will continue to be just as well-functioning in the future. With a wish list that included open kitchen and dining spaces, a guest bedroom, and a fresh, modernized master suite, this renovation left the owners delighted. The shifting of the kitchen created a mudroom area resulting in a happy landing space for the family returning from activities. The new mudroom casts a warm glow with an ample black walnut-topped bench. Handsfree entering the kitchen, the large island and coffered ceiling well defines this space. The cook’s Lacanche Saulieu black enamel range is a show-stopper, topped off with a uniquely custom maple hood. A pleasant hideaway, the Benjamin Moore wrought iron painted cabinetry and shelving in the butler’s pantry is both practical and pretty with a quick peek out to the backyard. The upstairs bedrooms and bathrooms were reenergized with new tile, fixtures, and updated a/v. A Newburyport Blue vanity makes for a cheery children’s bath. A more sophisticated black satin vanity in the master bath compliments the basketweave tile rug created in cool and classy Walker Zanger stone tile. Lit from above, the frameless medicine cabinet mirrors’ simplicity let the gunmetal faucets ‘shine’. Down the hall, the family laundry room’s charming tile and easy function gives hope that every family member will chip in with the chores.

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual.
