The first goal of this project was to address challenges with the home’s flooring and plumbing system. Additionally, the renovation of the guest and master bathrooms was required to meet the client’s preferences and enhance functionality. Ensuring that the new flooring and foundation repair solved the existing crack issue was a crucial aspect of the project. The remodel of the guest bathroom was aimed at making it more suitable for children’s use, while the overhaul of the master bathroom considered the overall style and functionality preferred by the client. Ultimately, the project aimed to enhance the aesthetic appeal and value of the client’s home while addressing the various renovation requirements.

When our client bought this house, it was stuck in limbo between the traditional interior and a 90's modern structure. The direction we took was a combination of calm beige color scheme with clean lines and smooth surfaces. The continuation of the same materials throughout the house finally bonded all the different spaces into a singular home. The two guest bathrooms were made with Cloe zellige style tiles and custom floating vanities made from white oak. The same oak was used also for the built-in TV wall as floating shelves and base cabinets with a large, tiled center piece for the recessed TV and the electric fireplace. The kitchen also received some of the white oak love in the form of the Island and the recessed cooking area. The biggest issue with the kitchen space was the lack of proportions between the width and its length vs. the extreme height of the vaulted ceiling. The solution I came up with was a secondary line of wall cabinets to be the same depth as the full height units to create a wrap around and make the space more proportionate. Continuing to the master bathroom, here we have a true walk-in master bath suite, no door needed with this size of space. All the walls received porcelain semi slab treatment. (72x36 porcelain tile) a lot of work went into selecting the correct tile pieces to give it the effect of a single slab installation but without the added cost. All fixtures are by Kohler with their fantastic modern gold finish. The result was a perfect flow of calm beige colors and warmth of natural wood throughout.

When the Owners approached Goggans Architecture about renovation of a 90’s era oceanfront house, it was clear there would be a lot more to the renovation than mere updates and remedying deferred maintenance. One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority. Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. The roof top deck was resolved by adding a new staircase and passageway through former attic space. By using a motorized roof hatch, the Owners could ascend to the roof deck which perched just below the roof ridge, hidden from view from the street. Relocating an underneath stair from one side of the house to a point that was closer to the kitchen resolved the access issue. These strategic moves created other opportunities, such as expansion of the master bathroom to a portion of the front porch, while allowing an exterior stair from the bath directly to the pool. Other enhancements included placement of a large folding door in the Great room, renovation and expansion of the kitchen and exterior decks, reorganization, and replacement of the fenestration, updating all baths and interior and exterior finishes. The extensive renovation reflects the holistic approach of Goggans Architecture, marrying landscape architecture, architecture, and interiors.

Our client's dream was to optimize the gorgeous view of Camelback Mountain and create an amazing space for indoor/outdoor entertaining. After eliminating long-standing drainage issues in the backyard with a French drain and creating a new slope to their roof, they received a new patio and renovated backyard living space (see additional photos). Note the beautiful 8 ft. tall multi-slide glass doors that give them easy access to outdoor entertaining. Our clients already had a cottage on Torch Lake that they loved to visit. It was a 1960s ranch that worked just fine for their needs. However, the lower level walkout became entirely unusable due to water issues. After purchasing the lot next door, they hired us to design a new cottage. Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level.
