This unique opportunity to design a new home in Millport was one which JAM Architects relished. The location of the site on a hill on the outskirts of the village presented an opportunity to design a new two bedroom home taking advantage of the views of the ocean. The unusual floorplan design with a ‘kink’ at the centre point of the building is as a result of this with the front of the home orientated to address the street and the rear half positioned to ensure the best views from the corner window in the livingroom and the master bedroom window. As a result of a recent accident our client for this project was unfortunately left with some mobility issues and our brief was therefore to design a two bedroom home with all the primary accomodation on the ground floor, with a studio space, guest bedroom and guest shower room on the first floor. The ground floor consists of a open plan kitchen, dining and living room with direct access to a generous outside patio area. In addition to this living space there is also a utility room, w.c, master bedroom and ensuite bathroom. On the first floor our client was also keen to take advantage of the sea views from this elevated position and a sheletered balcony area has been incorporated adjacent to the studio space.

The first goal of this project was to address challenges with the home’s flooring and plumbing system. Additionally, the renovation of the guest and master bathrooms was required to meet the client’s preferences and enhance functionality. Ensuring that the new flooring and foundation repair solved the existing crack issue was a crucial aspect of the project. The remodel of the guest bathroom was aimed at making it more suitable for children’s use, while the overhaul of the master bathroom considered the overall style and functionality preferred by the client. During the height of COVID-19, they launched Phase 1 of a multi-phase master plan to restore and reinvent the space. The entire backyard was demolished, including the compromised pool shell. The broken negative edge section was filled in, making way for a reimagined pool design. A new, reinforced pool structure was shot, finished with 5cm tumbled travertine coping, oversized mossrock boulders, new waterline tile, and a premium PebbleTec interior. Beneath the beauty lies smart engineering: GoDesigns replaced all plumbing and regraded the property, applying subsurface remediation and compaction techniques to ensure long-term stability. A new rocksalt steel reinforced concrete deck was poured, replacing the narrow wraparound layout with a spacious, functional outdoor living area. Our clients already had a cottage on Torch Lake that they loved to visit. It was a 1960s ranch that worked just fine for their needs. However, the lower level walkout became entirely unusable due to water issues. After purchasing the lot next door, they hired us to design a new cottage. Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level. After the success of their master bathroom renovation, Mila and Rodney reached out to us once again, this time to tackle their guest bathroom. During the planning and design phase, we worked closely with them to understand their needs for a family-friendly yet stylish space. We started by assessing the current layout, functionality issues, and their vision. We began by removing the outdated vanity, cabinets, countertops, and lighting, then installed a new 82” cabinet with two sinks and paired with Maxwell 8" brushed nickel faucets for a modern, timeless look. Kengston brushed nickel mirrors were hung vertically, with Kawoti 3-light vanity lights installed above, centered for optimal brightness. The shower and bathtub area were gutted, removing the old tub. A new 30" white Wyndham Grayley bathtub with brushed nickel trim was installed, along with Themar Statuario V Matte 12x24" tiles on the shower wall. To further elevate the design, we added a large recessed shower niche, tiled with a coordinating Statuario V Matte 2x2 Hex tile. Finally, sliding glass doors were installed, creating a more open and accessible shower area. Mila & Rodney now have a refreshed guest bathroom that blends style, functionality, and durability—creating a space they will enjoy for years to come.

When our client bought this house, it was stuck in limbo between the traditional interior and a 90's modern structure. The direction we took was a combination of calm beige color scheme with clean lines and smooth surfaces. The continuation of the same materials throughout the house finally bonded all the different spaces into a singular home. The two guest bathrooms were made with Cloe zellige style tiles and custom floating vanities made from white oak. The same oak was used also for the built-in TV wall as floating shelves and base cabinets with a large, tiled center piece for the recessed TV and the electric fireplace. The kitchen also received some of the white oak love in the form of the Island and the recessed cooking area. The biggest issue with the kitchen space was the lack of proportions between the width and its length vs. the extreme height of the vaulted ceiling. The solution I came up with was a secondary line of wall cabinets to be the same depth as the full height units to create a wrap around and make the space more proportionate. Continuing to the master bathroom, here we have a true walk-in master bath suite, no door needed with this size of space. All the walls received porcelain semi slab treatment. (72x36 porcelain tile) a lot of work went into selecting the correct tile pieces to give it the effect of a single slab installation but without the added cost. All fixtures are by Kohler with their fantastic modern gold finish. The result was a perfect flow of calm beige colors and warmth of natural wood throughout.

The choice of materials and colors highlights the home’s Spanish Colonial character, with a mix of textures and contrasting hues emphasizing key architectural features. Durable porcelain tiles on the patio floor provide function, safety and beauty. The color palette creates clear transitions between indoor and outdoor spaces, enhancing flow and safety. One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority. Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. These repeat clients were looking for a relaxing getaway for their family of five young kids and themselves to enjoy. Upon finding the perfect vacation destination, they turned once again to JRP’s team of experts for their full home remodel. They knew JRP would provide them with the quality and attention to detail they expected. The vision was to give the home a clean, bright, and coastal look. It also needed to have the functionality a large family requires. This home previously lacked the light and bright feel they wanted in their vacation home. With small windows and balcony in the master bedroom, it also failed to take advantage of the beautiful harbor views. The carpet was yet another major problem for the family. With young kids, these clients were looking for a lower maintenance option that met their design vision. To fix these issues, JRP removed the carpet and tile throughout and replaced with a beautiful seven-inch engineered oak hardwood flooring. Ceiling fans were installed to meet the needs of the coastal climate. They also gave the home a whole new cohesive design and pallet by using blue and white colors throughout. From there, efforts were focused on giving the master bedroom a major reconfiguration. The balcony was expanded, and a larger glass panel and metal handrail was installed leading to their private outdoor space. Now they could really enjoy all the harbor views. The bedroom and bathroom were also expanded by moving the closet and removing an extra vanity from the hallway. By the end, the bedroom truly became a couples’ retreat while the rest of the home became just the relaxing getaway the family needed.
