This large bathroom remodel feature a clawfoot soaking tub, a large glass enclosed walk in shower, a private water closet, large floor to ceiling linen closet and a custom reclaimed wood vanity made by Limitless Woodworking. Light fixtures and door hardware were provided by Houzz. This modern bohemian bathroom also showcases a cement tile flooring, a feature wall and simple decor to tie everything together.

The new space feels light, airy and open exuding a tranquil sophistication. A relaxed, meditative atmosphere is achieved by combining glass tile, white walls, dark cabinets and a porcelain countertop.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. This early 90's contemporary home was in need of some major updates and when my clients purchased it they were ready to make it their own. The home features large open rooms, great natural light and stunning views of Lake Washington. These clients love bold vibrant colors and clean modern lines so the goal was to incorporate those in the design without it overwhelming the space. Balance was key. The end goal was for the home to feel open and airy yet warm and inviting. This was achieved by bringing in punches of color to an otherwise white or neutral palate. Texture and visual interest were achieved throughout the house through the use of wallpaper, fabrics, and a few one of a kind artworks.

The vaulted ceiling and clerestory windows in this mid century modern master suite provide a striking architectural backdrop for the newly remodeled space. A mid century mirror and light fixture enhance the design. The team designed a custom built in closet with sliding bamboo doors. The smaller closet was enlarged from 6' wide to 9' wide by taking a portion of the closet space from an adjoining bedroom.

Great design makes all the difference - bold material choices were just what was needed to give this little bathroom some BIG personality! Our clients wanted a dark, moody vibe, but had always heard that using dark colors in a small space would only make it feel smaller. Not true! Introducing a larger vanity cabinet with more storage and replacing the tub with an expansive walk-in shower immediately made the space feel larger, without any structural alterations. We went with a dark graphite tile that had a mix of texture on the walls and in the shower, but then anchored the space with white shiplap on the upper portion of the walls and a graphic floor tile (with mostly white and light gray tones). This technique of balancing dark tones with lighter tones is key to achieving those moody vibes, without creeping into cavernous territory. Subtle gray/blue/green tones on the vanity blend in well, but still pop in the space, and matte black fixtures add fantastic contrast to really finish off the whole look!

One of the top factors that can influence the value of a property is the Master Bathroom. During the complete makeover on this project, we proceeded with the complete demolition of the existing master bathroom, including floors, vanity, plumbing, lighting fixtures, toitel and tub. In collaboration with the prestigious designer, Roberto Lugo, the D9 team worked on the layout for the Master Bathroom. With the plan of optimizing the space, we gave ample room to the vanity and the shower to allow them to include all the requested features from the homeowner. To create an inspiring and elegant atmosphere the combination of selected colors, textures and materials played a key role. The Master Bathroom was given elegance by the unique look of the gray toned Marble countertops, combined with the sophistication and detailed finish of the bathroom cabinets, and the neutral gray paint used to finish the raised-cabinets. The shower enclosure presents a double shower with two Marble benches and four shower fixtures with hinged door.
