This project provides a new two-story addition to an historic converted stable barn that was once associated with the 60-acre Hamilton Estate in Irvington, New York. The new design continues the unique language of the converted brick stable and Second Empire slate mansard roof. The addition provides a proper kitchen to the ground floor. Large single-pane glass windows continue the existing architecture to maximize interior natural light and provide panoramic views of the adjacent Hudson River. The kitchen features reclaimed cherry custom cabinets, white marble countertops and new oak hardwood flooring. On the second floor, the addition expands the master bedroom to include an ensuite bathroom and changing room. The second floor features reclaimed pine floors, and white Turkish marble bathroom tiles.

As part of this full house renovation in Upper Lonsdale, North Vancouver, the master bedroom storage was redesigned to maximize organization while maintaining a clean architectural aesthetic. This customized wardrobe system features full-height white millwork with grid-style frosted glass panel doors, allowing natural light diffusion while concealing interior storage. The cabinetry was carefully integrated wall-to-wall to create a built-in appearance, enhancing both functionality and spatial flow. Brushed nickel hardware complements the modern interior palette, while the ceiling-mounted contemporary light fixture reinforces the minimalist design language carried throughout the home. This installation demonstrates our approach to practical luxury — combining efficient storage solutions with tailored millwork detailing for a cohesive North Vancouver renovation.

The shower/tub combo lacked the allure and comfort. John recognized the value in a cohesive design language throughout his home and chose to extend the fresh, modern aesthetic established in the master bathroom to the guest bath. The outdated vanity was replaced with the stylish Sollid Value White Shaker cabinets, and the Fairy White Quartz countertops was installed, instantly brightening the room with their polished surface and crisp, clean lines. The mirrors upgrade was significant, with the Kohler Essential mirrors lending an expansive and luxurious feel, further accentuated by the Mencino bath lights casting a welcoming glow. The Kohler Archer Soaking Tub elevated the functionality while maintaining a uniform look. The same sophisticated tile choices adorned the shower walls and niche, tying the room's design neatly back to the aesthetic of the master bath.

Our client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. The Back Bay House is comprised of two main structures, a nocturnal wing and a daytime wing, joined by a glass gallery space. The daytime wing maintains an informal living arrangement that includes the dining space placed in an intimate alcove, a large country kitchen and relaxing seating area which opens to a classic covered porch and on to the water’s edge. The nocturnal wing houses three bedrooms. The master at the water side enjoys views and sounds of the wildlife and the shore while the two subordinate bedrooms soak in views of the garden and neighboring meadow. To bookend the scale and mass of the house, a whimsical tower was included to the nocturnal wing. The tower accommodates flex space for a bunk room, office or studio space. Materials and detailing of this house are based on a classic cottage vernacular language found in these sorts of buildings constructed in pre-war north america and harken back to a simpler time and scale. Eastern white cedar shingles, white painted trim and moulding collectively add a layer of texture and richness not found in today’s lexicon of detail. The house is 1,628 sf plus a 228 sf tower and a detached, two car garage which employs massing, detail and scale to allow the main house to read as dominant but not overbearing.
