For this project, the goals were straight forward - a low energy, low maintenance home that would allow the "60 something couple” time and money to enjoy all their interests. Accessibility was also important since this is likely their last home. In the end the style is minimalist, but the raw, natural materials add texture that give the home a warm, inviting feeling.
The home has R-67.5 walls, R-90 in the attic, is extremely air tight (0.4 ACH) and is oriented to work with the sun throughout the year. As a result, operating costs of the home are minimal. The HVAC systems were chosen to work efficiently, but not to be complicated. They were designed to perform to the highest standards, but be simple enough for the owners to understand and manage.
The owners spend a lot of time camping and traveling and wanted the home to capture the same feeling of freedom that the outdoors offers. The spaces are practical, easy to keep clean and designed to create a free flowing space that opens up to nature beyond the large triple glazed Passive House windows. Built-in cubbies and shelving help keep everything organized and there is no wasted space in the house - Enough space for yoga, visiting family, relaxing, sculling boats and two home offices.
The most frequent comment of visitors is how relaxed they feel. This is a result of the unique connection to nature, the abundance of natural materials, great air quality, and the play of light throughout the house.
The exterior of the house is simple, but a striking reflection of the local farming environment. The materials are low maintenance, as is the landscaping. The siting of the home combined with the natural landscaping gives privacy and encourages the residents to feel close to local flora and fauna.

This new home takes advantage of a beautiful hilltop site. The outdoor spaces function as an extension of the house and support the family’s casual, sports-oriented lifestyle. The design, for a family of seven, provides spaces for individual privacy and family gatherings.
The design challenge was to incorporate a number of sustainable features into the design. The south-facing roof is integrated with a 5-kilowatt photovoltaic system, generating electricity for the home and furnishing emergency backup power. The heating is exclusively radiant with high efficiency boilers partially burning biofuel. Measures taken to produce an efficient building envelope include a drainage plane behind the siding, spray foam insulation, and high performance, insulated window glass.

Designed by Angie Barwin of Reico Kitchen & Bath in Woodbridge VA in collaboration with Potomac Home Improvements, this primary bathroom features Green Forest Cabinetry in the Sierra door style in a White finish. The vanity countertops are MSI Q Smoked Pearl.
The bathroom includes Italgraniti Lux Calacatta Mont Blanc field tiles, Islandstone Waveline Breeze Matte glass accent tiles and Islandstone Sliced Pebble Grey shower floor and under tub accent tiles.
“The client was a joy to work with, full of energy and excitement for this project. He was looking for a spa-like feel in his Primary Bathroom. He had definitive ideas about what he did not want which helped steer me in the right direction,” said Angie. “We expanded the shower, added a freestanding tub in lieu of the existing garden tub, and brightened up the bath with white cabinetry, a light vanity top and a frameless, custom shower door. Removing the large tub deck and surround enabled the space to feel open and grand as well.”

Girl's Bedroom. We used performance fabrics throughout the space, as well as a cleanable green vinyl faux grasscloth. Fun pendant lighting, lots of yummy pillows on the built-in banquettes, and plenty of storage makes this a room to last through the teen years and beyond.

This thoughtfully renovated flip was designed with both beauty and longevity in mind, featuring an ADA-accessible private suite tailored for aging in place. The layout was fully re-imagined to improve flow and daily functionality—most notably by opening up the main living areas and removing an outdated corner brick fireplace, allowing for smoother circulation and a brighter, more connected home.
The primary suite was significantly expanded to create a spacious bedroom, an oversized walk-in closet, and a serene master bathroom, transforming it into a true retreat. A new patio door was added to enhance indoor-outdoor connection and bring in natural light.
The kitchen was refreshed with a timeless black-and-white palette, elevated by champagne bronze hardware, updated lighting, and charming shiplap accents. A dedicated coffee bar adds both function and personality, making the space perfect for everyday living and entertaining.

This one-of-a-kind custom luxury mountain residence applied a high performance green building envelope, and other smart and renewable technologies. In addition to ample living space, the residence includes exquisite car rebuilding and show room facilities. We cut into the top of a mountain side to offer the homeowners 360 degree panoramic views of the Rocky Mountains, Boulder and Denver. We used 12”- 22” R-40+ battered foundation walls, 8” engineered LSL FSC lumber throughout, and an elliptical and radial building design.
We also installed a 12 kW solar PV power system with a battery back-up. While the homeowners remain connected to the grid, their meter has yet to move forward.
We used ICF forms for fire and wind resistance while taking advantage of their incredible insulating and customizing properties. ICFs are the perfect choice when avoiding square corners is desired at all costs. The solar thermal collectors you see out front were integrated with geothermal and HRV/ERV ventilation and environmental control systems. By designing this kind of in-floor heating and cooling system it keeps the ambient temperatures inside this stunning home comfortable and healthy year round.

This project was a full-house remodel. The home was originally built in 1960's as an Eichler-style home with older wood paneling throughout the home.
We removed the wood paneling, replaced the flooring with new wood flooring, removed a few walls to create an open-kitchen concept, and fully remodeled two bathrooms.
We selected all the materials with the clients, including on-site visits with our clients for furniture and window treatment selections, as well as performed a few architectural upgrades.

The primary bathroom in H2D's Lake Washington Rustic Custom home embraces a rustic aesthetic through natural materials and thoughtful detailing. A handcrafted wood counter serves as the focal point, adding warmth and authenticity, while layered textures and subtle finishes create depth. The overall composition balances comfort, simplicity, and understated elegance.

Our client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book.
The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase.
The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone.
Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain.
All of this was achieved and more. The finished project speaks for itself.
