This lovely little modern farmhouse is located at the base of the foothills in one of Boulder’s most prized neighborhoods. Tucked onto a challenging narrow lot, this inviting and sustainably designed 2400 sf., 4 bedroom home lives much larger than its compact form. The open floor plan and vaulted ceilings of the Great room, kitchen and dining room lead to a beautiful covered back patio and lush, private back yard. These rooms are flooded with natural light and blend a warm Colorado material palette and heavy timber accents with a modern sensibility. A lyrical open-riser steel and wood stair floats above the baby grand in the center of the home and takes you to three bedrooms on the second floor. The Master has a covered balcony with exposed beamwork & warm Beetle-kill pine soffits, framing their million-dollar view of the Flatirons. Its simple and familiar style is a modern twist on a classic farmhouse vernacular. The stone, Hardie board siding and standing seam metal roofing create a resilient and low-maintenance shell. The alley-loaded home has a solar-panel covered garage that was custom designed for the family’s active & athletic lifestyle (aka “lots of toys”). The front yard is a local food & water-wise Master-class, with beautiful rain-chains delivering roof run-off straight to the family garden.

This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. These windows also provide a seamless indoor/outdoor connection, with 9′ wide folding doors from the dining area and a matching 9′ wide custom countertop folding window that opens the kitchen up to a grassy court where mature trees provide shade and extend the living space during the summer months. Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain
