This 4-drawer alder base cabinet (which matches the home’s kitchen cabinetry) provides generous storage. Its laminate banjo counter extends over the toilet, providing extra counter space. The toilet location was kept where it was in the original hall bath -- only turning it 90 degrees – this saved plumbing costs. A grab bar on the left improves safety.

Part mirage, part miracle - this masterful modern evocation is in the best Louisiana vernacular tradition. It was conceived by architect Kevin Gossen (Gossen Architects Lafayette, Louisiana) for an unusual piece of property in Metairie whose cheated landscape gives the illusion of open country spaces. He has created a “cottage” that already looks as if it might be a survivor from a couple of centuries ago. Using reclaimed building materials, magnificent beams, beautiful old flooring with classically scaled rooms, it was a perfect project for Decorations Lucullus. Both architect and interior designers admit the real magic rested with the client whose highly developed aesthetic and extensive experience in design gave the process amazing vitality. Conceived as a “résidence secondaire” to be near grandchildren, she wanted something more snug than her large primary house out of town but without sacrificing the qualities of charm or elegance. While the project is still evolving, she can’t repress a smile when some passer-by stops to chat over the rose-heavy iron fence, perhaps peering into the gracious side hall, asking how this old house has managed to survive all the changes in the neighborhood. Brad Haines knows a thing or two about building things. The intensely creative and innovative founder of Oklahoma City-based Haines Capital is the driving force behind numerous successful companies including Bank 7 (NASDAQ BSVN), which proudly reported record year-end earnings since going public in September of last year. He has beautifully built, renovated, and personally thumb printed all of his commercial spaces and residences. “Our theory is to keep things sophisticated but comfortable,” Brad says. That’s the exact approach he took in his personal haven in Nichols Hills, Oklahoma. Painstakingly renovated over the span of two years by Candeleria Foster Design-Build of Oklahoma City, his home boasts museum-white, authentic Venetian plaster walls and ceilings; charcoal tiled flooring; imported marble in the master bath; and a pretty kitchen you’ll want to emulate. Reminiscent of an edgy luxury hotel, it is a vibe conjured by Cantoni designer Nicole George. “The new remodel plan was all about opening up the space and layering monochromatic color with lots of texture,” says Nicole, who collaborated with Brad on two previous projects. “The color palette is minimal, with charcoal, bone, amber, stone, linen and leather.” “Sophisticated“Sophisticated“Sophisticated“Sophisticated“Sophisticated Nicole helped oversee space planning and selection of interior finishes, lighting, furnishings and fine art for the entire 7,000-square-foot home. It is now decked top-to-bottom in pieces sourced from Cantoni, beginning with the custom-ordered console at entry and a pair of Glacier Suspension fixtures over the stairwell. “Every angle in the house is the result of a critical thought process,” Nicole says. “We wanted to make sure each room would be purposeful.” To that end, “we reintroduced the ‘parlor,’ and also redefined the formal dining area as a bar and drink lounge with enough space for 10 guests to comfortably dine,” Nicole says. Brad’s parlor holds the Swing sectional customized in a silky, soft-hand charcoal leather crafted by prominent Italian leather furnishings company Gamma. Nicole paired it with the Kate swivel chair customized in a light grey leather, the sleek DK writing desk, and the Black & More bar cabinet by Malerba. “Nicole has a special design talent and adapts quickly to what we expect and like,” Brad says. To create the restaurant-worthy dining space, Nicole brought in a black-satin glass and marble-topped dining table and mohair-velvet chairs, all by Italian maker Gallotti & Radice. Guests can take a post-dinner respite on the adjoining room’s Aston sectional by Gamma. In the formal living room, Nicole paired Cantoni’s Fashion Affair club chairs with the Black & More cocktail table, and sofas sourced from Désirée, an Italian furniture upholstery company that creates cutting-edge yet comfortable pieces. The color-coordinating kitchen and breakfast area, meanwhile, hold a set of Guapa counter stools in ash grey leather, and the Ray dining table with light-grey leather Cattelan Italia chairs. The expansive loggia also is ideal for entertaining and lounging with the Versa grand sectional, the Ido cocktail table in grey aged walnut and Dolly chairs customized in black nubuck leather. Nicole made most of the design decisions, but, “she took my suggestions seriously and then put me in my place,” Brad says. She had the master bedroom’s Marlon bed by Gamma customized in a remarkably soft black leather with a matching stitch and paired it with onyx gloss Black & More nightstands. “The furnishings absolutely complement the style,” Brad says. “They are high-quality and have a modern flair, but at the end of the day, are still comfortable and user-friendly.” The end result is a home Brad not only enjoys, but one that Nicole also finds exceptional. “I honestly love every part of this house,” Nicole says. “Working with Brad is always an adventure but a privilege that I take very seriously, from the beginning of the design process to installation.”

This renovation was a major overhaul. It’s saving grace was enthusiastic new home owners and the gorgeous view of Okanagan Lake. We were tasked with concept planning for optimizing access, interior & exterior flow, renovation strategy on where best to begin. We the created an ordered implementation sequence which would allow the homeowners to live on one floor while the other was being renovated - and later move to the finished floor and renovate the remaining areas, style planning, millwork planning, interior finish selections, and exterior selections. Once complete, the home quickly sold for record amount and we look forwards to assisting these happy investors on their next endeavour.

It’s rare when a client comes to me with a brief for a complete home from scratch, but that is exactly what happened here. My client, a professional musician and singer, was having a luxury three-story condo built and wanted help choosing not only all the hardscape materials like tile, flooring, carpet, and cabinetry, but also all furniture and furnishings. I even outfitted his new home with plates, flatware, pots and pans, towels, sheets, and window coverings. Like I said, this was from scratch! We defined his style direction for the new home including dark colors, minimalistic furniture, and a modern industrial sensibility, and I set about creating a fluid expression of that style. The tone is set at the entry where a custom laser-cut industrial steel sign requests visitors be shoeless. We deliberately limited the color palette for the entire house to black, grey, and deep blue, with grey-washed or dark stained neutral woods. The navy zellige tiles on the backsplash in the kitchen add depth between the cement-textured quartz counters and cerused cabinetry. The island is painted in a coordinating navy and features hand-forged iron stools. In the dining room, horizontal and vertical lines play with each other in the form of an angular linear chandelier, lighted acrylic light columns, and a dining table with a special faceted wave edge. Chair backs echo the shape of the art maps on the wall. We chose a unique, three dimensional wall treatment for the living room where a plush sectional and LED tunable lights set the stage for comfy movie nights. Walls with a repeating whimsical black and white whale skeleton named Bruce adorn the walls of the powder room. The adjacent patio boasts a resort-like feeling with a cozy fire table, a wall of up-lit boxwoods, and a black sofa and chairs for star gazing. A gallery wall featuring a roster of some of my client’s favorite rock, punk, and jazz musicians adorns the stairwell. On the third floor, the primary and guest bathrooms continue with the cement-textured quartz counters and same cerused cabinetry. Inspiration for a large industrial master dark wood floor doorless shower remodel in Houston with an undermount tub, a two-piece toilet, green walls, an undermount sink and wood countertops

We titled this project Fortitude as a description of the incredible couple to whom it belongs. In August 2016 a large area of the state was devastated by a flood that shattered records not reached in over 30 years. This home was one of the many affected. After having to endure less than professional contractors and a some medical emergencies. the couple completed the project three years later. The beautiful images you see today are a testament to their extreme fortitude and perseverance amid trying circumstances. To those who never give up hope, the results are sweeter than you can imagine.

Back in April of 2016, YIMBY reported on new building applications for 846 Monroe Street, in Brooklyn’s Ocean Hill neighborhood. Since then, work has begun on the vacant, 28-foot-wide lot, and now, we have the reveal for the project, which is being designed by Joshua Felix of J Goldman Design/BEAM Group. The architect of record for the site is BMG Design Build, as listed on the Department of Buildings permits, and the project is being developed by Shimon Kaufman. The structure will total four floors and eight units, spanning 7,304 square feet in total. With units averaging under 700 square feet apiece, rentals are very likely. Fortunately, despite the probability of apartments, the design does not compromise on basic architectural decency, and lacks the PTAC units that characterize the exteriors of the vast bulk of new developments of the same typology in New York City. The facade will also be fairly attractive, featuring a mix of grey brick, and black and white paneling. A small area covered in brown gives a pop of muted color that is just enough to add some visual variety to the exterior.
