This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. If you are looking for twice your normal bath experience, look no more. This master bath has plenty of room for two with double the storage, double the mirrors, sinks and faucets, and bathing is done two-way. The colors are warm and inviting, but it’s the subtle patterning that caught my eye. The overall effect is of a soft wash, yet on closer examination, the striations travel across the walls and criss-cross on the floor. This expansive vanity was created with our homeowner’s needs in mind. Each “side” has a bank of drawers and under sink cabinet storage. A large undermount sink dips below the gorgeous stone counter top. Gently arching faucets in brushed nickel adorn each sink with a framed mirror above for reflection. Individual task lighting shine upon each sink and is reflected back into the room. For additional storage and to keep elbows from connecting, a large shared bank of drawers separate the two areas. The vanities are rich with color and texture, from the swirling grain of the wood, to the raised panels and beading. The subtle beading is repeated on the drawers for a custom look. Our wood color is a deeper, more intense tone of the colors in our tiling. Whether in a hurry or needing to relax and unwind, this bath can do both. Despite having two substantial pieces in the same area, the open glass panel that separate leaves each feeling open and airy. This tub was made for soaking. The sides and back gently mold into arm and neck support for a truly relaxing experience. The lineal movement in the tile backsplash lend a long and lean feeling. For easy reach, toiletries are stored in a niche with accent multicolored mosaics. On the other side of the half wall a roomy shower awaits. The long tiles were installed in a brick pattern with striations of color wrapping the walls. The oversized tiles reduce the amount of grout, for a cleaner look. Here too we added a niche for maximum storage and a sprinkle more of the accenting mosaic. We capped the half wall and the generous bench with our vanity’s stone for a rich contrast. We installed the tile up to the ceiling, which adds to the visual height of the room. We went with clean simple controls and showerhead, enhanced in a brushed nickel finish. So as to not obscure the view, we went frameless on our shower door and panels, using brushed nickel hinges and a simple handle. At the end of our vanity, a half wall adds backsplash on the vanity side and a bit of privacy on the other. A simple toilet in crisp white is out of sight but functional in its own “alcove”. Despite all the patterning, there is nothing busy about the room. For the floor we decided to change things up, using a large square version of the wall tiles. To keep the room from feeling too long, we installed them on the diagonal and then criss-crossed the lines for a dramatic look. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. The Smith’s hired us to do several home improvement projects to the exterior of their house, which were inspired by two other homes in the neighborhood. To start, they were looking to add a front porch with a more prominent entrance, as well as a garage eyebrow. In addition, since they were also not happy with the color of their home’s stucco or brick, we were asked to design a new color palette which would utilize the new window color, while also reducing the focus of the stucco. With that, since the homeowners were concerned about efficiency and making sure the house was properly maintained, they requested new windows, as well as new gutters, downspouts, and covers. Their siding was also an issue since a large portion of it had started to rot and since the rear sunroom and deck had sunk 4+ inches, structural issues were also a problem. Our Process: In an effort to create the pleasing exterior that was requested, we reached out to an architectural team member who helped us envision a four color paint palette. We installed a rustic cedar porch post, craftsman-style shutters, and metal roof details for a very pleasing result. As requested, we also installed all-new windows throughout the home and replaced their gutters, downspouts, and covers, as well as the siding that had rotted away. Since their deck was improperly installed, we removed the old sun room and deck footings, and poured new ones. However, I was not comfortable fixing the issue without knowing the cause, so upon closer inspection, we discovered that water from the neighbor’s house, the driveway, and the Smith’s roof was causing drainage issues. To fix the problem, we installed two main underground drainage lines which would divert water away from the home. From there, we were able to bring both structures to level heights where they could be properly secured and as a finishing touch, we added new tile to the sunroom to give it a more rustic feel. As a result of the drainage issues, a large section of the driveway had sunk as well, so we removed the concrete and poured it with proper underlayment, rebar, stronger concrete, and a proper pitch. Extras: While working at the home, the owners asked us to install a new wood-burning fireplace, as well as a new front door and an exhaust fan in the master bathroom. In addition, since we overheard the homeowner say that they wanted to be able to park their car in the garage, we made a point to organize it for them so there was adequate space for a vehicle. The vanities are rich with color and texture, from the swirling grain of the wood, to the raised panels and beading. The subtle beading is repeated on the drawers for a custom look. Our wood color is a deeper, more intense tone of the colors in our tiling. Whether in a hurry or needing to relax and unwind, this bath can do both. Despite having two substantial pieces in the same area, the open glass panel that separate leaves each feeling open and airy. This tub was made for soaking. The sides and back gently mold into arm and neck support for a truly relaxing experience. The lineal movement in the tile backsplash lend a long and lean feeling. For easy reach, toiletries are stored in a niche with accent multicolored mosaics. On the other side of the half wall a roomy shower awaits. The long tiles were installed in a brick pattern with striations of color wrapping the walls. The oversized tiles reduce the amount of grout, for a cleaner look. Here too we added a niche for maximum storage and a sprinkle more of the accenting mosaic. We capped the half wall and the generous bench with our vanity’s stone for a rich contrast. We installed the tile up to the ceiling, which adds to the visual height of the room. We went with clean simple controls and showerhead, enhanced in a brushed nickel finish. So as to not obscure the view, we went frameless on our shower door and panels, using brushed nickel hinges and a simple handle. At the end of our vanity, a half wall adds backsplash on the vanity side and a bit of privacy on the other. A simple toilet in crisp white is out of sight but functional in its own “alcove”. Despite all the patterning, there is nothing busy about the room. For the floor we decided to change things up, using a large square version of the wall tiles. To keep the room from feeling too long, we installed them on the diagonal and then criss-crossed the lines for a dramatic look.
