When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district.
Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level.
One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond.
Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout.

We ensured the floor plan fitted an open-concept, two-bedroom, two-bathroom unit for this Emerald Hills ADU Construction project. The design features light, wide-plank wood flooring, and recessed lighting for a bright, inviting feel. In the master bedroom, we included an en-suite bathroom with a sleek double vanity and frameless glass walk-in shower. Matte black fixtures add a stylish, contemporary touch throughout. As Emerald Hills ADU Builders, we focused on high-quality materials and thoughtful design to create a comfortable, functional space perfect for modern living.

This couple moved from Chicago’s Wicker Park to a rural setting but wanted to maintain their modern aesthetic. Scott Dresner of Dresner Design created a modern spa oasis for the couple’s master bathroom. The second project completed by Scott in the couple’s home. On the client’s, wish list…a luxurious space to relax, a new window to replace the dated looking glass block, great storage for towels and larger items as well as smaller toiletries. Scott accomplished a variety of storage with deep vanity drawers with push hardware, medicine cabinets with storage on the entire wall, and a large linen closet. Finishes are modern with a hint of warmth created by the floating walnut vanity and trim work. LED light along the vanity and medicine cabinets create a soft ambience perfect for a relaxing bath. Floors are radiant heat, window treatment is motorized, and panel controls a speaker and LED lighting in the rain showerhead.

OSONNIA APARTMENT is a smart home where every parameter (lighting, climate control, security, electrical devices, audio system, etc.) is finely regulated or automatically adjusted to your lifestyle.
The project is interesting for its unique design solutions, such as our signature TETRAPOD tiles in the bathroom, which won the Red Dot Award. Next to it, there is an artistically decorated washbasin with Japanese motifs, a real work of art.

The objective of this award-winning gut renovation was to create a spatially dynamic, light-filled, and energy-efficient home with a strong connection to Long Island Sound. The design strategy is straightforward: a gabled roof covers a central “spine” corridor that terminates with cathedral ceilinged spaces at both ends. The relocated approach and entry deposit visitors into the front hall with its curvilinear, cantilevered stair. A two-story, windowed family gathering space lies ahead – a straight shot to the water beyond.
The design challenge was to utilize the existing house footprint and structure, while raising the top of foundation walls to exceed new flood regulations, reconfiguring the spatial organization, and using innovative materials to produce a tight thermal envelope and contemporary yet contextually appropriate facades.

a classic city home, built in the 50’s. Her family moved in August of ’18, and in less than a year, she’s already completed a number of remodel projects including additions to the master bedroom and 2-bedroom + bath “kids’ wing.” She’s opened walls from the kitchen to the living and dining rooms creating a massive open floor plan and refinished all the original hardwood floors. After seeing her beautifully furnished space and hearing her listing everything she’s done to get her house the way it looks today, I had so many exciting ideas to help her add the finishing touches she was needing and to give her the look she was going for.
Referencing her inspiration pics saved to Houzz and Pinterest, the first item on the list was to add window treatments. These were presented in a soft, crisp white fabric which maintains the brightness for each room, diffusing the sunlight throughout, keeping each space light and airy. The simple functional panels give her the privacy she wanted from all the passersby walking the park, which are lined to help regulate the temperature differences she needed. The hardware for these panels is something to mention –simple, modern, matte black rods and brackets, highlighted with acrylic finials and gold rings. This combination is an exclamation point showcasing what custom window treatments can really do for a room. The main dining room window boasts a striking contrast of rich black wide leather tape, drawing your eye right to the beautiful picture window, which in and of itself is a perfect accent to this space.
From there, adding the right wall hangings and artwork, task lighting, accessories, and accents layered throughout, mixing lots of textures, metal finishes, and varying shades of color synchronizes one room to the next buttoning up the entire design concept she was striving to achieve.

Designer Notes
Included
EXTERIOR ELEVATIONS: shows the front, rear and sides of the house, including exterior materials, details and measurements.
FOUNDATION PLAN: includes drawings for a full, daylight or partial basement. Some of our plans are drawn with a crawlspace, but we do not offer plans with pole foundation. All necessary notations and dimensions are included. Foundation options will vary for each plan. If the home you want does not have the type of foundation you desire, one may be developed for you by contacting us.
DETAILED FLOOR PLANS: shows the placement of the interior walls and the dimensions for rooms, doors, windows, stairways, etc., of each level of the house.
CROSS SECTIONS: shows details of the house as though it were cut in slices from the roof to the foundation. The cross sections specify the home's construction, insulation, flooring and roofing details. Most of our Cross Sections are common sections of that particular style of house. If the house is complex a Cross Section or other form of detail will be included to help explain how parts of that house will fit together.
ROOF DETAILS: shows slope, pitch and location of dormers, gables and other roof elements, including skylights. These details may be shown on the elevation sheet or on a separate diagram. Note: If trusses are used, we suggest using a local truss manufacturer to design your trusses to comply with your local codes and regulations. If Rafters are used we suggest using your local lumber company. Most lumber companies employ structural engineers who can figure out the proper spans and loads for this type of roof system.
