We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window. Library / Living Room: The library offers Pocket Doors and custom bookcases. Powder Room: This powder room has a black toilet and Herringbone travertine. Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners. Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table. Staircase: The staircase features a decorative niche Upstairs master suite: The upstairs master suite features the Juliette balcony Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light. Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.

This young couple spends part of the year in Japan and part of the year in the US. Their request was to fit a traditional Japanese bathroom into their tight space on a budget and create additional storage. The footprint remained the same on the vanity/toilet side of the room. In the place of the existing shower, we created a linen closet and in the place of the original built in tub we created a wet room with a shower area and a deep soaking tub.

Equip your home with a laundry room so inviting, you may actually enjoy spending time there. Clean lines, Eased edge-style fronts and a warm Driftwood finish create a transitional look that coordinates with many current décor styles. Gleaming hardware and crown and base molding add to the high-end aesthetic.

Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

We had the pleasure of adding some serious style to this pied-a-terre located in the heart of Austin. With only 750 square feet, we were able to give this Airbnb property a chic combination of both Texan culture and contemporary style via locally sourced artwork and intriguing textiles. We wanted the interior to be attractive to everyone who stepped in the door, so we chose an earth-toned color palette consisting of soft creams, greens, blues, and peach. Contrasting black accents and an eclectic gallery wall fill the space with a welcoming personality that also leaves a “city vibe” feel. The kitchen received a similar treatment as the bathroom with a brick backsplash, and although the bar countertop is actually quartz; it was specified to look like concrete. The outer bar cabinets also received the same stained finish as the bathroom, which enhances the warm tones of the wood floor and the brick. The kitchen cabinets were painted gray to contrast the warm tones and to pick up on some of the metal and concrete elements. The kitchen cabinets feature quartz countertops that resemble white marble for a more sophisticated look. The appliances were selected in a slate finish to recede into the cabinets without having to spend more money for panel fronts to match the cabinets.
