This project combines two existing studio apartments into a compact 800 sqft. live/work space for a young professional couple in the heart of Chelsea, New York. The design required some creative space planning to meet the Owner’s requested program for an open plan solution with a private master bedroom suite and separate study that also allowed for entertaining small parties, including the ability to provide a sleeping space for guests. The solution was to identify areas of overlap within the program that could be addressed with dual-function custom millwork pieces. A bar-stool counter at the open kitchen folds out to become a bench and dining table for formal entertaining. A custom desk folds down with a murphy bed to convert a private study into a guest bedroom area. A series of pocket door connecting the spaces provide both privacy to the master bedroom area when closed, and the option for a completely open layout when opened. A carefully selected material palette brings a warm, tranquil feel to the space. Reclaimed teak floors run seamlessly through the main spaces to accentuate the open layout. Warm gray lacquered millwork, Centaurus granite slabs, and custom oxidized stainless steel details, give an elegant counterpoint to the natural teak floors. The master bedroom suite and study feature custom Afromosia millwork. The bathrooms are finished with cool toned ceramic tile, custom Afromosia vanities, and minimalist chrome fixtures. For this master bathroom remodel, we were tasked to blend in some of the existing finishes of the home to make it modern and desert-inspired. We found this one-of-a-kind marble mosaic that would blend all of the warmer tones with the cooler tones and provide a focal point to the space. We filled in the drop-in bath tub and made it a seamless walk-in shower with a linear drain. The brass plumbing fixtures play off of the warm tile selections and the black bath accessories anchor the space. We were able to match their existing travertine flooring and finish it off with a simple, stacked subway tile on the two adjacent shower walls. We smoothed all of the drywall throughout and made simple changes to the vanity like swapping out the cabinet hardware, faucets and light fixture, for a totally custom feel. The walnut cabinet hardware provides another layer of texture to the space.

The new Bedroom and Covered Deck provide expansive views of the backyard. A green roof border extends the room and deck into a dynamic landscape of multicolored succulents.

2012: This Arts and Crafts style house draws from the most influential English architects of the early 20th century. Designed to be enjoyed by multiple families as a second home, this 4,900-sq-ft home contains three identical master suites, three bedrooms and six bathrooms. The bold stucco massing and steep roof pitches make a commanding presence, while flared roof lines and various detailed openings articulate the form. Inside, neutral colored walls accentuate richly stained woodwork. The timber trusses and the intersecting peak and arch ceiling open the living room to form a dynamic gathering space. Stained glass connects the kitchen and dining room. The open floor plan allows abundant light and views to the exterior, and also provides a sense of connection and functionality. Mid-sized transitional master dark wood floor and brown floor bedroom photo in Other with gray walls and no fireplace

Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture.

Our clients came to us because they were tired of looking at the side of their neighbor’s house from their master bedroom window! Their 1959 Dallas home had worked great for them for years, but it was time for an update and reconfiguration to make it more functional for their family. They were looking to open up their dark and choppy space to bring in as much natural light as possible in both the bedroom and bathroom. They knew they would need to reconfigure the master bathroom and bedroom to make this happen. They were thinking the current bedroom would become the bathroom, but they weren’t sure where everything else would go. This is where we came in! Our designers were able to create their new floorplan and show them a 3D rendering of exactly what the new spaces would look like. The space that used to be the master bedroom now consists of the hallway into their new master suite, which includes a new large walk-in closet where the washer and dryer are now located. From there, the space flows into their new beautiful, contemporary bathroom. They decided that a bathtub wasn’t important to them but a large double shower was! So, the new shower became the focal point of the bathroom. The new shower has contemporary Marine Bone Electra cement hexagon tiles and brushed bronze hardware. A large bench, hidden storage, and a rain shower head were must-have features. Pure Snow glass tile was installed on the two side walls while Carrara Marble Bianco hexagon mosaic tile was installed for the shower floor. For the main bathroom floor, we installed a simple Yosemite tile in matte silver. The new Bellmont cabinets, painted naval, are complemented by the Greylac marble countertop and the Brainerd champagne bronze arched cabinet pulls. The rest of the hardware, including the faucet, towel rods, towel rings, and robe hooks, are Delta Faucet Trinsic, in a classic champagne bronze finish. To finish it off, three 14” Classic Possini Euro Ludlow wall sconces in burnished brass were installed between each sheet mirror above the vanity. In the space that used to be the master bathroom, all of the furr downs were removed. We replaced the existing window with three large windows, opening up the view to the backyard. We also added a new door opening up into the main living room, which was totally closed off before. Our clients absolutely love their cool, bright, contemporary bathroom, as well as the new wall of windows in their master bedroom, where they are now able to enjoy their beautiful backyard!

Set against clean white cabinetry and white cambria quartz tops, the look is at once modern and glamorous. Adding to the luxe factor is the rear wall covered in Arabescato Bronzetto marble. The stone has a dynamic vein pattern that adds texture to the space without overwhelming it, while subtle streaks of bronze give off a warm glow. Weiss found the slabs while on a trip to Connecticut.
