Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

This tiny home is located on a treelined street in the Kitsilano neighborhood of Vancouver. We helped our client create a living and dining space with a beach vibe in this small front room that comfortably accommodates their growing family of four. The starting point for the decor was the client's treasured antique chaise (positioned under the large window) and the scheme grew from there. We employed a few important space saving techniques in this room... One is building seating into a corner that doubles as storage, the other is tucking a footstool, which can double as an extra seat, under the custom wood coffee table. The TV is carefully concealed in the custom millwork above the fireplace. Finally, we personalized this space by designing a family gallery wall that combines family photos and shadow boxes of treasured keepsakes. This view shows the play of the different wood tones throughout the space. The different woods keep the eye moving and draw you into the inviting space. We love the classic Cherner counter stools. The nostalgic pendants create some fun and add sculptural interest. All track lighting was replaced and expanded by cutting through beams to create good task lighting for all kitchen surfaces.

This pantry was completed in white with shaker style drawers and doors and oil rubbed bronze hardware. The counter top is a matte finish to match the hardware. Corner shelves maximize the space with wire storage baskets for more diversity and functionality. There are also vertical storage shelves for large baking sheets or serving plates.

Stunning private oasis in Colleyville, TX designed by Mike Farley and recently on HGTV's "Ultimate Pools" Shangri-La Pool This project was constructed for privacy and relaxation. It has multiple water features including slate water walls, double rain falls coming out of a 10' arbor, fire bowls, water bowls, rain fall into spa, full outdoor kitchen, elevation changes, flagstone beach entry, large tanning ledge from tanning ledge to rain curtain, hidden grotto, diving slab, built in table. Maximizing the functionality of this space, and coordinating the new kitchen with the beautiful remodel completed previously by the client were the two most important aspects of this project. The existing spaces are elegantly decorated with an open plan, dark hardwood floors, and natural stone accents. The new, lighter, more open kitchen flows beautifully into the client’s existing dining room space. Satin nickel hardware blends with the stainless steel appliances and matches the satin nickel details throughout the home. The fully integrated refrigerator next to the narrow pull-out pantry cabinet, take up less visual weight than a traditional stainless steel appliance and the two combine to provide fantastic storage. The glass cabinet doors and decorative lighting beautifully highlight the client’s glassware and dishes. This little laundry room uses hidden tricks to modernize and maximize limited space. The main wall features bumped out upper cabinets above the washing machine for increased storage and easy access. Next to the cabinets are open shelves that allow space for the air vent on the back wall. This fan was faux painted to match the cabinets - blending in so well you wouldn’t even know it’s there! Between the cabinetry and blue fantasy marble countertop sits a luxuriously tiled backsplash. This beautiful backsplash hides the door to necessary valves, its outline barely visible while allowing easy access. Making the room brighter are light, textured walls, under cabinet, and updated lighting. Though you can’t see it in the photos, one more trick was used: the door was changed to smaller french doors, so when open, they are not in the middle of the room. Door backs are covered in the same wallpaper as the rest of the room - making the doors look like part of the room, and increasing available space.

This small bathroom maximizes storage. A medicine cabinet didn't work due to the width of the vanity below and the constraints on door width with factory cabinetry. The solution was a custom mirror frame to match the cabinetry and add a wall cabinet over the toilet. Drawers in the vanity maximize easy-access storage there as well. The result is a highly functional small bathroom with more storage than one person actually needs.

Home design - modern home design idea in New York

This picture gives you an idea how the garage, main house, and ADU are arranged on the property. Our goal was to minimize the impact to the backyard, maximize privacy of each living space from one another, maximize light for each building, etc. One way in which we were able to accomplish that was building the ADU slab on grade to keep it as low to the ground as possible and minimize it's solar footprint on the property. Cutting up the roof not only made it more interesting from the house above but also helped with solar footprint. The garage was reduced in length by about 8' to accommodate the ADU. A colorful makeover for a little girl’s bathroom. The goal was to make bathtime more fun and enjoyable, so we opted for striking teal accents on the vanity and built-in. Balanced out by soft whites, grays, and woods, the space is bright and cheery yet still feels clean, spacious, and calming. Unique cabinets wrap around the room to maximize storage and save space for the tub and shower. Cabinet color is Hemlock by Benjamin Moore.
