The interior renovation began with the master bath, which included a glass-partitioned bathtub accented by glass shelving. A drop ceiling that is highlighted by recessed lighting fixtures and finished with minimal trim. The half wall mirror houses a hidden large plasma TV wall screen with audio/visual and remote control elements. The sleek white marble flooring in the hallway leads to a refinished deco staircase and handrail. “Museum” quality paint throughout and refined custom-millwork calls attention to the grand feel of the space. On the exterior, Empire City Construction repointed new mortar joints (cement lines) and replaced decaying bricks in the archways and walls of the corner patio. Preserving the classic hexagon bays and European style arches in this setback terrace of the penthouse suite.

Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

All work was done remotely except for an initial meeting for site measure and initial consult, and then a second flight for final installation. All 6,000 square feet was decorated head to toe by J Hill Interiors, Inc., as well as new paint and lighting.

Located in the sophisticated yet charming Jackson Square neighborhood of San Francisco, this office inhabits a building that was built in 1907. We used industrial elements brick, glass, steel, wood, brass, and painted concrete, opting for simplicity and utility over adornment. In the same spirit of industrial honesty, plumbing pipes, data, and electrical are left visible in the open ceiling. The layout reflects a new way of working, encourages connectivity, socializing, and pair programming in a combination of interactive open plan areas, floating desks for those who mostly work remote, meeting areas, and collaborative lounge areas. --- Project designed by ballonSTUDIO. PROJECT SPECIFICATIONS The architect specified two butting/side by side 173.93 inch wide x 240.0 inch projection retractable canopy systems to be inserted in to a new steel frame structure. Each of the areas to be covered used one continuous piece of fabric and one motor. The system frame and guides specified are made entirely of aluminum which is powder coated using the Qualicoat® powder coating process. Custom color chosen for the guides by the Architect was RAL 9006 known as White Aluminum. The stainless steel components used were Inox (470LI and 316) which are of the highest quality and have an extremely high corrosion resistance. In fact, the components passed the European salt spray corrosion test as tested by Centro Sviluppo Materiali in Italy. Fabric is Ferrari 86 Color 2044 White, a fabric that is self-extinguishing (fire retardant). These retracting canopy systems has a Beaufort wind load rating Scale 10 (up to 63 mph) with the fabric fully extended and in use. A grey hood with end caps was requested for each end to prevent rain water (location is Alexandria, Virginia) from collecting in the folds of fabric when not in use. A running profile which runs from end to end in the rear of each section was necessary to attach the Somfy RTS motor which is installed inside a motor safety box. The client chose to control the system with two remote controls, two white wall switches and two Somfy wind sensors. PURPOSE OF THE PROJECT Our original contact was from the architect who requested two retractable systems that would attach to a new steel structure and that would meet local wind load requirements since the units are installed on the top of the building known as Metro Park VI. The architect wanted a contemporary, modern and very clean appearance and a product that would also meet International Building Code Requirements. The purpose of the project was to provide an area for shade, heat, sun, glare and UV protection but not rain protection thus the use of Soltis 86 sheer mesh fabric. The client stated to the Architect that the area was to be used for entertainment purposes in good weather conditions. UNIQUENESS AND COMPLEXITY OF THE PROJECT This project was a challenge since the steel structure was being built at the same time (simultaneously) as the retractable patio cover systems were being manufactured to meet a deadline therefore there was no room for error. In addition, removing all the extrusions, fabric etc. from the crate and hoisting them to the top of the building was indeed difficult but accomplished. PROJECT RESULTS The client is elated with the results of both retractable canopy cover systems. Along with landscaping, the exterior top floor of the Metro Park VI building was transformed and is truly a stunning example of design, function and aesthetics as can be seen in the pictures. Goal accomplished – All customer requirements were met including a contemporary, modern, stylish and very clean appearance along with providing shade, sun, UV, glare and heat reduction.
