InnovationLandThis outdoor media room and kitchen had to meet the needs of a Houston family needing kid space and adult space.
The kids wanted an outdoor audio visual area watch TV and movies. The grownups wanted an outdoor kitchen, bar and grilling area where they could enjoy themselves while watching the kids. And they all wanted a covered patio with places to sit between dips in the pool.
However, the family had very limited space between the back of their house and their pool, and no room for anything in either of the side yards:
Stringent homeowner association rules also required that any home modifications match the existing home's architecture, color and finishing materials. The pitch of the roof also had to be such that it didn't overlap the bottom of the second-story windows above.
So here's what we came up with: A 40-foot-long by 11-foot- deep roof extension off the back of the house (longer than most, but with good engineering specs and design work, we were able to preserve the structural integrity):
At one end of the covered patio below is a 12-foot by 8-foot outdoor living room with a custom audio-visual cabinet. At the other is an L-shaped, 8-foot-square outdoor kitchen island with a built-in commercial-grade RCS grill, a 4-by-8-foot outdoor refrigerator and a outdoor icemaker.
Keeping in line with the existing home's beige siding, white trim and brown accent façade, we helped the homeowner choose appropriate finishing materials: Austin Western limestone (mostly white with beige accents) for the TV cabinet, kitchen island and column supports; Old English travertine (beige) for the countertops) and white, fluted columns.
The Old English travertine countertop has a raised back for a bar with counter seating. The diamond-pattern tile backsplash also features inset fleur de lis accents.
The family is more than pleased with the results - two outdoor rooms with two different functions - all within the same covered outdoor living space!

JAMES DIXON ARCHITECT PCWe were hired to transform this small apartment into a tranquil pied-a-terre. Perched atop an historic landmark, the unit features unparalleled views of Manhattan. However, the layout was awkward and the finishes dated. One of the many challenges was staying within the confines of the numerous structural columns and plumbing risers.
A larger foyer was created by removing a cumbersome millwork unit. Folding glass panels open the new kitchen to the view. Two, discrete bathrooms were created from one large one. All mechanical and electrical systems were updated, and each of the windows replaced to meet stringent preservation requirements. A neutral palette for the interiors was chosen to bring a sense of calm to the urban surroundings.

Does this type of finish require additional maintenance which I am not familiar with?
For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish.
WOCA Master Color Oil contains pigment, which provides a single-step hardwood floor staining process. Laying down the stain and the finish in one step.
This product comes 14 different colors, from Black to Extra White, and you can mix them freely to create various color palettes that will meet the demands of any job.

Gernerous insulation, extremely airtight construction (tested at .32ach50), high performing triple glazed Zola European Windows, and a super-efficient heat recovery ventilator allow the structure to meet the stringent requirements of the German Passivhaus standard. Generous amounts of south facing glazing (0.5 shgc) maximize the solar gains for most of the year, while motorized exterior aluminum shades can be lowered to block unwanted summer heat gain resulting in extremely comfortable temperatures year round. An extensive green roof helps manage all stormwater on site, while a roof mounted 4.32 kW PV array provides enough electricity to result in a near net zero and truly sustainable building.

When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time.
Will this finish evaporate over time and will this be harmful for indoor air quality?

Habitat Post & Beam, Inc.A custom lake house to be built in northeastern New York state, this house includes our standard Beamed Exterior Wall System ( https://www.postandbeam.com/wall-framing-system) and Beamed Roof System ( https://www.postandbeam.com/roof-framing-system) throughout, and is designed to meet the stringent restrictions and requirements of the lakeshore region. The main level is about 880 sq. ft. of living space; the front portion is the living, dining, and kitchen under a beamed cathedral ceiling. To the rear is the master bedroom suite, master bath, hallway and half-bath under a flat ceiling/Beamed Mid-Floor System ( https://www.postandbeam.com/floor-framing-system). Upstairs is about 400 sq. ft. with two additional bedrooms under cathedral ceilings to the left of the stairs, and another full-bath to the right.
