This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project.
We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors.
Challenges:
This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time.
Solution:
The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project.
However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. We believe the results speak for themselves!

The wall separating the kitchen and dining room was removed and the support beam was hidden inside the finished ceiling. This construction method results in an unbroken ceiling and a room that looks like it has always been that way.

Shipping and/or Freight is the responsibility of the purchaser. All Finishes and Semi-Custom Modifications must be Signed and Approved via the Solar Luminance Client Approval Drawings, in order for your Custom Daylight Light Fixture to begin Fabrication and Production. Any and all Price adjustments and shipping and/or freight must be paid in full prior to shipment of product.

Return Policy
Product must be inspected upon arrival and receipt of product, at the designated delivery location. Any damage must be reported to Solar Luminance in a written statement of reported damage, by email (Sales@SolarLuminance.com), along with dated and time stamped photo documentation of reported damage. Report of product damage must emailed within 24 hours of receipt of product. Solar Luminance will work with Purchaser and/or Purchasers Agents, to replace and/or fix any damaged and/or missing parts in a timely manner. If damage occurs and/or is reported beyond the 24 hour reporting period Solar Luminance maintains no liability and/or responsibility for the product and/or its condition. Richard's decision to go with Lista was made as methodically as his latest turned masterpiece. "I did some research, and Lista quickly moved to the top of the list, primarily because I was looking for flexibility in cabinet size, in drawer size to hold all my different size tools, and partitioning to keep them organized. I'm an engineer by training, and the high quality was obvious. I also liked the modular design, and have already swapped drawers between cabinets. I had my choice of color, and I think they came out looking really good."

The renovation of Maison Gray was an ambitious project, marked by technical challenges to transform this 1960s residence into a modern and bright living space. Due to urban planning constraints, it was impossible to completely demolish the house. Therefore, a progressive approach was adopted, methodically deconstructing and rebuilding each wall while keeping the roof in place with temporary supports. This required rigorous coordination between the demolition and construction teams, who worked in parallel to successfully complete the large-scale project.
Major structural and framing work allowed for the roof slopes to be redefined and the creation of a double-height space, a central feature of the house's new architecture. Despite the complexity of the project, the work was completed in a relatively short period, an impressive achievement for such a large-scale transformation.
Thanks to meticulous execution, the house was practically rebuilt from scratch, with a mezzanine and new spaces arranged in half-levels within a generous volume. The tall arch on the façade marks the vaulted entrance leading to an open living space in double height, naturally lit by a skylight and large windows opening to the garden. Achieving these elements and alignments required great precision, with every architectural detail, from curves to openings, carefully executed to create a fluid and harmonious flow. Sangaré Studio designed the interior with natural materials in soft tones, creating intimate and fluid spaces.
