This single family home in the Greenlake neighborhood of Seattle is a modern home with a strong emphasis on sustainability. The house includes a rainwater harvesting system that supplies the toilets and laundry with water. On-site storm water treatment, native and low maintenance plants reduce the site impact of this project. This project emphasizes the relationship between site and building by creating indoor and outdoor spaces that respond to the surrounding environment and change throughout the seasons.

This guest bathroom design in Odenton, MD is a cozy space perfect for guests or for a family bathroom. It features HomeCrest by MasterBrand Sedona maple cabinetry in a Cadet Blue finish. The cabinetry is accented by hardware in a brushed finish and a Q Quartz Calacatta Vicenza countertop. The vanity includes a Kohler Archer sink and Mirabelle Provincetown single hole faucet. It also incorporates a large mirror and a Quoizel 4 light vanity light, making it an ideal space to get ready for the day. This bathroom design includes a three wall alcove Kohler Archer soaker tub with armrests and lumbar support, perfect for a relaxing bath. The combination tub/shower also has a Mirabelle shower valve and Delta In2ition 2-in-1 multi-function shower with wall mounted shower arm. The sleek shower design includes gray glossy 4 x 16 subway tile with a Schluter brushed nickel edge and two larger shower shelves. Mirabelle Provincetown towel bar and ring offer ideally positioned places to hang towels. Anatolia Eramosa Silver 12 x 24 floor tile completes this design style. The total home project also included reconfiguring the hallway, master bath, and kitchen.

This mid-century modern home had great potential and was in need of updates to live up to the potential. The un-functionally large and closed off kitchen was transformed into a space that is functional for the family and fun for entertaining. The space is now open and dynamic with modern elements and the right proportions to fill the large space. The island became the bridge to pull together the work triangle, create seating for casual entertaining as well as capture the needed support post.

Miami, for centuries since its discovery by early explorers, has lured new residents to its shores with the promise paradise in the Tropics. Located on the South Bank of the Miami River, and following the traditions of Tropical Living, this home designed by KI Architecture and Armando Montero R.A. LEED AP, incorporates design ideas that promote healthy living and mitigate Climate Change and Sea Level Rise threats in one of the most vulnerable areas in the Country. Miami and South Florida are often at the center of the Hurricane Track Forecast Cone and seasonal King Tides often flood streets.
The resilient design ensures that disruptions due to natural disasters are minimized. The house structure and adjacent outdoor areas are raised above potential and future flood levels. The structure is hardened and protects the home from wind damage, and is capable of withstanding 180+ mph winds, and the home is designs to function off the grid using photovoltaic energy and other green strategies. Other incorporated sustainable strategies include capturing and re-using rainwater, treating sewage on site and reclaiming grey water to irrigate rooftop gardens and landscape, Roof tops not used for PV panels serve as green roofs and recreational decks that allow home vegetable farming even during flooded conditions.
The house is also designed to maximize the well-being of the occupants by increasing the quality of air, water, natural lighting, and materials to create an environment that promotes physical and mental health.

The HingeHouse project was the result of a unique partnership between an independent architect and a pre-fabricated home manufacturer – a partnership among the first of its kind in the country. Today, many pre-fab companies have adopted this collaborative approach recognizing that homeowners are looking for unique, custom homes while taking advantage of reliable and predictable construction methods and costs.
In 2008, the partnership was created to rethink pre-engineered post-and-beam and panelized systems to connect clients to a more modern and integrated set of design values. By integrating systems, factory design approach, manufacturing methodologies and construction sequences with design criteria grounded in sustainable planning and rigorous implementation, HingeHouse was developed.
HingeHouse is a fully-customizable pre-fab home which can be configured to meet the needs of any site, and any family. It is flexible and expandable using Deck House engineered building components. Starting with basic floor plans that are optimized spatially to Deck’s standard components, the living spaces are rotated around a "hinge” point. This design solution addresses the limitations and challenges of a particular site, while highlighting the best aspects of it. HingeHouse considers passive solar orientation depending on where the home is placed on the site and how it is “hinged”. It provides for maximum cross-ventilation from prevailing winds, preserves existing site formations and trees, and works on sloping grades. It addresses specific desired views while mitigating unwanted adjacencies, and provides great flexibility for entry sequences.
HingeHouse uses Deck’s standard sloped roof post-and-beam component system to create a lyrical, light-filled home. The western red cedar exterior is sculptural and dynamic. Interior spaces are lofty, with great view potential using Deck’s own custom-made mahogany windows. The “hinge” of the home, where the two building forms come together, has the added benefit of creating a desirable outdoor living room, complete with an outdoor fireplace. The "hinge” provides both a tool for maximizing customization and spatial orientation and a center of activity at the heart of the home.
Since this partnership in 2008, Maryann Thompson Architects and MATHISON | MATHISON ARCHITECTS have worked with Acorn Deck House Company on numerous full or partial pre-fab projects in the Boston Area, Western Massachusetts, Maryland and Michigan. This large sloped lot in Serrano was a new construction project and required low water demand planting with a new pool & backyard entertainment space for the family. To mitigate potential fire risks and maintenance on the rear slopes we installed a native "Mow Free" grass on the slopes which can be kept green with minimal water or not irrigated after getting established which would turn brown in the summer and green in the winter.
