Triple pane glass, a larger continuous thermal break, multiple air seals, and high performance spacers all help to eliminate condensation and heat convection while providing durability to last the lifetime of the building. This higher level of efficiency will also help to keep continued utility costs low and maintain comfortable temperatures throughout the year. Large fixed window units mulled together in the field provide sweeping views of the valley and mountains beyond. Full light exterior doors with transom windows above provide natural daylight to penetrate deep into the home. A large lift and slide door opens the living area to the exterior of the home and creates an atmosphere of spaciousness and ethereality. Modern aluminum frames with clean lines paired with stainless steel handles accent the subtle details of the architectural design. Tilt and turn windows throughout the space allow the option of natural ventilation while maintaining clear views of the picturesque landscape.

This custom, high-performance home was designed and built to a LEED for Homes Platinum rating, the highest rating given to homes when certified by the US Green Building Council. The house has been laid out to take maximum advantage of both passive and active solar energy, natural ventilation, low impact and recyclable materials, high efficiency lighting and controls, in a structure that is very simple and economical to build. The envelope of the house is designed to require a minimum amount of energy in order to live and use the home based on the lifestyle of the occupants. The home will have an innovative HVAC system that has been recently developed by engineers from the University of Illinois which uses considerably less energy than a conventional heating and cooling system and provides extremely high indoor air quality utilizing a CERV (conditioned energy recovery ventilation system) combined with a cost effective installation. The house, for a four-member family, is built on a sloping plot with in a terraced alignment type of layout system. The desire to achieve the greatest possible contact with the ground, is a determining factor for the organization of the levels of the building. The building is defined by a 10mx10mx6,50m two storey space. This is the “box” in which the common spaces of the house are located and acts as the outer shell.Smaller, independent volumes penetrate this shell and define the private spaces of the users.The building follows the principles of bioclimatic design: a cooling and shading strategy, natural ventilation and an appropriate heating strategy combined with solar gains.Also adequate natural light is provided according to the use of the space. Exposed concrete is used for the construction of the external shell, whereas red cedar wood and rusted steel are the materials that cover the external surfaces of the private “boxes”.

For this three-bedroom house in the Southdowns Estate, ARCA Unlimited was appointed to design a home with bedrooms that boast private outdoor spaces and living areas that live out onto the adjacent farm fields. The design incorporates a courtyard concept to maximise privacy and use of available erf capacity. The house is expressed as three linear, north-facing, solid masses linked by a central, transparent passageway, which forms a visual focus point onto the pool and the farm fields beyond. Rooms, with outdoor extensions that facilitate both northern sunlight and natural ventilation, live out onto two secure and private courtyards. Central courtyards are connected to the living and entertainment areas, which spill out onto the farm fields.
