Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

What a view of the mountains from the freestanding tub! Motorized shades are mounted at the top of the windows to ensure privacy at bath time. Gray leathered limestone floors are the base for this modern master bath, complete with a floating vanity in dark stained oak. Matching floating shelves offer storage and display next to a custom built in linen cabinet. The LED lighting at the vanity is bright, but dimmable. Brizo faucets and cabinet hardware are chrome, to add a splash of shine to the otherwise honed or leathered finishes.

A wall between the kitchen and den and a walk-in wet bar were removed. The open plan brought more natural light and a great openness to the space. The team reconfigured the space, encroaching into the laundry area to carve out the placement for the ovens. A large island added much functionality and works as easily for a single cook or several. A unique modular niche at the rangetop was the result of careful planning by the team utilizing large format porcelain tiles for the backsplash. A very small South Tampa backyard (typical) turned into a very usable space. Approx. 265 sq. ft. this small pool or spool (spa pool) has everything one needs to enjoy outdoor living life. Offset to one side of the yard, it allows for max use of the space. The approx. 330 sq. ft. french pattern silver travertine pool deck and straight edge pool coping gives this backyard a clean, simple, modern feel. With the soft zoyisa grass expanding almost to pool edges it gives the small space a vast, clean feel. The sunshelf in the pool adds a place of pause before entering the pool which has a max depth of 6 feet.
