A comprehensive master plan for this property brought fresh vision to a time worn landscape surrounding this vintage home. Evolved through numerous iterations, the plan addressed the complexities of the site to achieve the objectives of the new owners. The property is located at the end of a cul-de-sac where a refurbished gate opens to a new gravel driveway and auto court welcoming family and friends. An expanded entrance terrace directs visitors to the front door while passing a quietly flowing fountain backdropped by lush landscape plantings. The expansive main terrace along the back of the home was redesigned at a single contiguous level. A new pool, spa and cold plunge were placed parallel to the main terrace allowing a generous lawn to bring continuity to the property. A guest house was sited to take advantage of views across the landscape with access through an adjacent olive tree shaded dining area. A detached garage with carport was tucked into the site providing buffer of a sport court and chicken coop. A hedged garden added at the kitchen wing of the home adds privacy to the side entrance and a place for kitchen gardening in a raised steel bed. Denver Loft Style Condo Space... 13' exposed concrete ceilings add to the spacious feeling of this 2,000-sq.ft. condo in downtown Denver. The open concept space is desirable for casual urban living... but, it has its challenges when coming to design. When you can see the Entry Lounge, Dining Room, Kitchen, Guest Bedroom and Living room all at the same time you want to make good cohesive choices in your furniture, fixtures and finishes. San Diego based Interior Designer, Rebecca Robeson took the challenge head on! Rebecca’s vision for the project was to address each area and its functional aspects while creating visual continuity from room to room. For starters, Rebecca eliminated the numerous flooring materials in the current space and ran 8' hardwood plank flooring throughout substituting similar wood looking tile in the Bathrooms. The 6'8" French doors were replaced with 8’ solid wood doors with frosted glass horizontal inlays. Rocky Mountain door handles and hinges added a rich quality to all the doors creating continuity, even in the smallest details. Rebecca kept her paint color selection at a minimum with the exception of accent color walls in Guest Bedrooms. She added 8” tall baseboards throughout and had them painted Simply White by Benjamin Moore. This homeowner had been considering new exterior siding for their home in Manasquan, NJ for some time. A sub-division in Long Branch of new high end homes; caught their attention due to the combination of stone and vinyl siding that provided great curb appeal and increased value to their home. The homeowner required the knowledge of Design Build expertise and residential remodeling experience. They knew this could not be found from a siding contractor or stone mason alone. Help was needed with the Design aspect of the project that would transform their weather worn exterior into a beautifully built new home. Their internet research; led them to Mark of Excellence Remodeling, a Design Build Pros Preferred Network Remodeler. Before their consultation with the Project Designer they looked into the reputation of the company with the BBB where the company had an A plus rating and were able to see the company had been doing business and completed numerous projects in Monmouth County over their 28 year history. The Project Designer added some architectural accents; a stone arch front entrance to the home in conjunction two stone flower containers. Mark of Excellence Remodeling completely re-framed the front entrance working with Pella windows and doors for the entry door system. Additional features included Prodigy window lineal to give the front windows a more substantial and elegant appearance. Color coordinated exterior trim for soffits and fascia in Adobe Cream, seamless gutters and leaders in Eggshell and Wicker Keystones pull the color pallet and architectural components together. The Project Designer felt that to effectively emulate the exterior siding project the homeowner had seen in Long Branch; the application of AZEK building products exterior trim would break up the predominance of Summer Wheat on large wall areas. The homeowner had already selected low maintenance garage doors which were only available in white. With some direction on the door style from the Project Designer the use of AZEK trim was the ideal complement to the finished doors. A team experienced in emulating traditional construction using AZEK building products was brought in for the bay area detail. Built in the early 1900’s, this home is rich in Princeton history. The ballroom addition was actually moved from downtown Princeton in the 1920’s. Meticulous planning and care were taken in every aspect of this restoration. Highlights include a kitchen addition with an 11’ skylight, custom cabinetry throughout and a European antique wood floor finish.

This room encompasses one of the most technical examples of woodwork we’ve seen in a long time. Normally, to create a raised panel wainscot wall, pieces of 1x wood are cut and used to create the boxes, and panel moldings are installed inside the frames to finish off the look. This can be done by typical finish carpenters. The problem is that over time, the numerous joints separate and look bad. In the case of this project, we wanted to avoid that pitfall and do something exquisite AND long-lasting. Over several days, each section of the wall was laid out to determine the appropriate size of each panel. Electrical outlets or switch plates that weren’t centered were moved. Each panel was then specially made at the shop out of 3/4” MDF because its smooth surface is ideal for painting. The raised panels (the pieces that go into each square opening) as well as the panel mouldings (the pieces that frame out each interior panel) were fabricated off site at the shop. Between the set-up, fabrication and the installation, two skilled craftsmen required three solid weeks to make each aspect absolutely perfect. Other finishing details including using a “Back Band” moulding to cap the top of the wainscot and using matching moldings (base, window casings and crown moldings) in areas that needed it for continuity of design. This room’s woodwork is an exquisite example of true craftsmanship. Words and pictures cannot describe the level of skill required for this project. Once everything was completed, it was sprayed with white enamel paint and wallpaper was installed above the wood wainscot to finish off the room. In a nutshell, each wall panel was constructed like a custom made high end cabinet. Literally.

Starting with basic floor plans that are optimized spatially to Deck’s standard components, the living spaces are rotated around a "hinge” point. This design solution addresses the limitations and challenges of a particular site, while highlighting the best aspects of it. HingeHouse considers passive solar orientation depending on where the home is placed on the site and how it is “hinged”. It provides for maximum cross-ventilation from prevailing winds, preserves existing site formations and trees, and works on sloping grades. It addresses specific desired views while mitigating unwanted adjacencies, and provides great flexibility for entry sequences. HingeHouse uses Deck’s standard sloped roof post-and-beam component system to create a lyrical, light-filled home. The western red cedar exterior is sculptural and dynamic. Interior spaces are lofty, with great view potential using Deck’s own custom-made mahogany windows. The “hinge” of the home, where the two building forms come together, has the added benefit of creating a desirable outdoor living room, complete with an outdoor fireplace. The "hinge” provides both a tool for maximizing customization and spatial orientation and a center of activity at the heart of the home. Located in the heart of Downtown St. Petersburg, the Vinoy Renaissance Resort & Golf Club is one of the city's most iconic hotels. This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater. The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years. To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing. The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

This job consisted of the demo and total reconstruction of a backyard. The original yard, as pictured on the bottom right, was overgrown, and not so nice to look at in many different aspects. The turn out, was a bright, very appealing backyard. This project included the install of, all fences pictured, artificial grass, river rock, various plants, an irrigation system, and sod / grass. And the removal of numerous trees, plants, hedges, bushes, old grass, lots of dirt, an old iron fence, the original old wood fence, and more.

The Plumrose at Inglenook’s Pocket Neighborhoods is a three- or four-bedroom Cottage-style Home that possesses a feeling of spaciousness driven by beautiful vaulted ceilings, numerous big windows, and smart, flexible design. A key element of cottage-style living is individuality. Each home is unique, inside and out. Focused on expanding the homeowner’s choices, the Plumrose takes individuality all the way to the number and design of the rooms. The second “bedroom” upstairs offers one such opportunity to customize the home to fit life’s needs. Make it a spacious, quiet master retreat and master bath, or a bright and cheery child’s bedroom and playroom, or a guest bedroom and office – the possibilities are endless and the decision is yours. The customization in the Plumrose continues in the creative and purposeful storage options. Each room and stairway landing provides an opportunity for a built-in bookshelf, reading nook, or trellis. All of these built-ins can serve as thoughtful places to showcase photos, treasured travel souvineers, books, and more! After all, a good storage option should be both decorative and useful. Bringing the home’s utility outdoors, the front porch and private bedroom patio serve as extensions of the main living space. The front porch provides a private yet public space to enjoy the community greens and neighbors. The private patio is a great spot to read the newspaper over a morning cup of coffee. These spaces balance the personal and social aspects of cottage living, bringing community without sacrificing privacy.

This private residence involved construction of a modern architectural style estate property in Highland Park, Texas. Dee Brown Inc’s role came into play late in the project, when corrections were needed to some specialty stonework. The home’s center is formed around the main entry. The floorplan is largely open, but parallel core wall areas serve to define the foyer, kitchen, dining, and living areas. As key areas, the architect put special focus on materials selection for the core walls. It was decided that Indiana limestone would be the finish, and that the cladding panels would all have unique continuous horizontal grooves. Material was received and installed by the original subcontractor. Upon seeing the completed work, it was evident to the architect and owner that grooves in the fabricated material were not consistent, and that the installation process had left numerous chips to the panels. It was at this point that the partially completed work was removed, and the second fabricator/installer was contacted. Dee Brown Inc ordered the Indiana limestones slabs. There, special care was taken to hold tight tolerances to the horizontal grooves as well as to the typical cut-to-size aspects. Erection of these mechanically set panels was done very carefully. The result was a clean finished product with none of the tolerance and chipping issues of the original installation. Dee Brown, Inc also created and installed special stone finishes at the adjacent half-bath. Semi-precious white onyx was transformed into a lavatory top/bowl assembly, water-closet wall cladding, and even tissue and towel holders.
