Here are some practical tips for creating a beautiful, comfortable and thoughtful living room design. The living room in the house is the place where, as the name suggests, receives guests. However, the owners themselves relax here, spending time in front of the TV or a book, with drinks, pleasant conversation and other activities. Therefore, the living room should be the most comfortable place in your home. The place of the sofa in the design of the living room The sofa does not need to be placed in a draft. This means that it should not be on an imaginary line from window to door - if you drew a floor plan, it will just be easy to trace. 1. The sofa in front of the TV, diagonally from the door, is a great location. As if inviting you to sit down :) 2. Sofa near the door. A good solution if you often have overnight guests. 3. Corner sofa in the living room. Best placed in the farthest corner from the door. This will make the room look more spacious. Correct opening of the door in the living room. Inward or outward? Open inward or outward? There is no clear rule here, because everything depends on the layout and on the furniture placed. The main thing is that the door leaf opens freely and does not interfere with entering and exiting the room. Also, the door should not interfere with free access to the closet or dressing room. TV in living room size and location. Location. The TV is placed on the wall opposite to the sofa - this is the most logical and reasonable place for it in the living room. Moreover, the distance to it does not really matter: modern TV models can be placed close to the sofa. Cabinet or bracket? To your taste. The main thing is that the television zone looks neat and presentable. Provide in advance a cable channel in which all the wires and numerous sockets for the receiver, modem, set-top box, sound bar will hide. Nothing spoils a design like sticking wires! Height from the floor. It is optimal to place the TV 1 m from the floor to the middle of the screen - this is exactly the level of the eyes of a seated person. Diagonal size. If there is a financial opportunity, consider options from 50 inches - smaller screens look lonely and lonely on an empty wall. Living room furniture. Armchair. Often the chair becomes an accent item in the interior, then its shade, and sometimes its shape, differ from the rest of the furniture. When choosing a chair, be guided also by your habits: for example, it will be more convenient to climb up with your feet and read a book in an armchair with dimensions of 90x90 cm, and you can “just sit comfortably” in a fireplace chair with a high back, comfortable armrests and with a seat 80x80 cm. TV stand. Large TV stands are no longer as relevant as they used to be, when it was necessary to store a player, cassettes and discs there. For now, a console table or a narrow elegant pedestal is enough. Coffee table. Nice piece of furniture that creates a cozy atmosphere. Some models, if necessary, can be transformed into a more spacious table for receiving guests - however, finding comfortable and beautiful specimens is not easy, plus they usually cost a lot. Rack. An extremely useful type of furniture. :) Firstly, a large number of decor items can be beautifully placed on the rack. And secondly, it can also play the role of a light through partition, which divides the room into zones and does not select light at the same time. This is a very big plus for small apartments. Fireplace. Here we are talking about electric fireplaces. Some of them come with a humidifier and heated, so 3-in-1 models can be very helpful. Fireplace portals have different styles: classic, antique, modern. Inconsistency with the general style of the living room can greatly spoil the impression of the room, so be careful with creativity. Sizing is an important issue. A large wall with a high ceiling also needs a proportionate fireplace; in horror, a small portal will look lonely and ridiculous. A distinctive traditional style cottage set in a park. This 1940’s era structure sits in the middle of the lot, which allows for multiple garden views. Once you pass through the arched wooden gate, you enter an extremely private world hidden from the street. Focus was placed on maintaining the integrity of the original home, including the remarkable period detail and the magnificent high ceilings. To create an ideal outdoor living room, we designed a large open loggia that spills out into the rear garden. We installed numerous French doors and windows, which seamlessly transport you to the garden from the inside of the home. This master suite underwent a major transformation and the biggest part of that (literally and physically) was removing the large Jacuzzi tub sitting in the middle of the room. By reorienting the tub along the width of the room, it opened up the center of the space for a large modern double vanity. The shower combined with the tub feature into a nook that was bedecked in a beautiful shell mosaic. The mosaic lined all the interior walls including a built in shelving area, bench, and custom wall. Easily the most special feature in this space is the resin panels that had been inserted into two partials walls positioned on opposite sides of the room. A mod floral pattern in a subdued lime green compliment the shell tiles and allows light to diffuse into the tub area. The opposite side provides a bit of privacy for the privy, and balances the composition as a whole. The white double vanity with a Carrera marble top and classic chrome fixtures adds a touch of class to the contemporary space. The ceramic wood plank floor tiles in a white washed finish add aesthetic warmth underfoot. Kiwi green walls sit above a staggered white subway tile wainscot that wraps around the perimeter, with a cool gray paint surround the resin panels. A unique and fun space, our design team had a blast creating this design with the homeowner.

Retired school teacher and firefighter empty nesters; now was their time. They gave to their community and put their kids first. Gut the old kitchen and removed the wall to the dining room for an open concept. This created a more spacious, functional and brighter kitchen that the two of them could enjoy together. Per owner my old kitchen was a “one butt kitchen” that was in the middle of the thoroughfare of the home. Rearranging and combining the kitchen and dining room eliminated the bottleneck and “one butt kitchen”. Classic Kraftmaid full overlay maple cabinets and luxury vinyl plank flooring with a rustic hardwood look and feel. Mexican Talavera tile back splash and dale tiffany ceiling lights adds bright colors and class to this homeowner's Kitchen Remodel.

Gold Medal Design Award Winner at the 2015 Southwest Region Pool and Spa Show! This job is of a very rare scale for a residential pool and was under construction for nearly three years. This project actually began on a vacant lot, because once the house slab was in place there would have been no access. It was necessary to build a 300 foot long retaining wall then backfill behind it. Sixty truckloads of fill were compacted into place to provide the suitable base for this pool. This massive pool begins with an elevated fountain built adjacent to the windows on the back of the home. The water spills into a mid-level fountain, which surrounds a zero edge spa capped with 3” by 3” travertine tile and also features a travertine arm rest under the water. Travertine capped stepping stones in the middle fountain give access to the spa. From both the mid-level fountain and the spa, the water finally returns to the main pool. The longest part of the pool is a 75 foot by 10 foot lap lane that is 6 feet deep. A diamond pattern lane maker made of glass tiles runs the length of the of the lap lane. The pool then steps up to 4 feet to provide a large play area then finally terminates with a 450 square foot sun shelf. The pool elevation is 4 feet below the house. This accommodates the two levels of fountains dropping to the pool level. Numerous bullnose travertine capped steps and planter walls help to soften the transitions in elevation. The pool coping is 2 inch thick bullnose travertine. The matching travertine on the 3,500 sq. ft. patio is accented by a contrasting pattern. The entire pool has a tile interior. There were four different tiles used on the project totaling over 5,100 square feet. The tile was a custom blend, ordered in advance and was warehoused for over two years while the home was being constructed. As expected on a job of this magnitude, the pool features everything one might expect including cutting edge automation and equipment, 13 LED lights, and in-floor cleaning system. This magnificent swimming pool has an equally spectacular elevated lake view as a backdrop. Over 80 feet from the back of the house where the pool started is a fire pit area positioned perfectly to take full advantage of that view.

This primary bathroom remodel is part of a major update for a family of four that also included a wet bar and an epic mudroom in the lower level. The existing primary bathroom was outdated and lacked functionality. Design Objectives -Large shower with a bench -Freestanding tub with lumbar support -Ample storage and counter space -Keep an accessible view of the backyard Design Challenges: -Arrangement that maintains an unobstructed view of the wildlife in the backyard -Have the toilet be more private and not in the middle of the room, without closing in the rest of the space -Keeping the bathroom footprint open while incorporating separate vanities, a shower and a freestanding tub Design Solutions: -After reviewing many different floor plan options, we decided on placing the large freestanding tub at a 45-degree angle so the family can walk up to it and still look out the window. -We bumped into the primary bedroom about 4’ to accomplish a large shower without giving up bathroom floorspace. -Since we had both a large shower and a tub in this space there wasn’t quite enough room to fully enclose the toilet area. Instead, we “hid” it in the corner next to a sink vanity. We filled the space across from it with a tall linen cabinet. -Soft white tile on the floor and white painted walls keep this space light and bright while making the footprint feel wide and spacious. The natural light and numerous decorative light fixtures also brighten the space. The angled tub promotes visual flow. Even though this is the primary bathroom, the kids also like to use this space. It is spacious – with the two separate vanities, multiple family members can use this space at the same time.
