These homeowners came to us wanting to upgrade the curb appeal of their home and improve the layout of the interior. They hoped for an entry that would welcome guests to their home both inside and out, while also creating more defined and purposeful space within the home. The main goals of the project were to add a covered wrap around porch, add more windows for natural light, create a formal entry that housed the client’s baby grand piano, and add a home office for the clients to work from home. With a dated exterior and facade that lacked dimension, there was little charm to be had. The front door was hidden from visitors and a lack of windows made the exterior unoriginal. We approached the exterior design pulling inspiration from the farmhouse style, southern porches, and craftsman style homes. Eventually we landed on a design that added numerous windows to the front façade, reminiscent of a farmhouse, and turned a Dutch hipped roof into an extended gable roof, creating a large front porch and adding curb appeal interest. By relocating the entry door to the front of the house and adding a gable accent over this new door, it created a focal point for guests and passersby. In addition to those design elements, we incorporated some exterior shutters rated for our northwest climate that echoed the southern style homes our client loved. A greige paint color (Benjamin Moore Cape May Cobblestone) accented with a white trim (Benjamin Moore Swiss Coffee) and a black front door, shutters, and window box (Sherwin Williams Black Magic) all work together to create a charming and welcoming façade. On the interior we removed a half wall and coat closet that separated the original cramped entryway from the front room. The front room was a multipurpose space that didn’t have a designated use for the family, it became a catch-all space that was easily cluttered. Through the design process we came up with a plan to split the spaces into 2 rooms, a large open semi-formal entryway and a home office. The semi-formal entryway was intentionally designed to house the homeowner’s baby grand piano – a real showstopper. The flow created by this entryway is welcoming and ushers you into a beautifully curated home. A new office now sits right off the entryway with beautiful French doors, built-in cabinetry, and an abundance of natural light – everything that one dreams of for their home office. The home office looks out to the front porch and front yard as well as the pastural side yard where the children frequently play. The office is an ideal location for a moment of inspiration, reflection, and focus. A warm white paint (Benjamin Moore Swiss Coffee) combined with the newly installed light oak luxury vinyl plank flooring runs throughout the home, creating continuity and a neutral canvas. Traditional and schoolhouse style statement light fixtures coordinate with the black door hardware for an added level of contrast. There is one more improvement that made a big difference to this family. In the family room, we added a built-in window seat. This created a cozy nook that is used by all for reading and extra seating. This relatively small improvement had a big impact on how the family uses and enjoys the space.

Brad Haines knows a thing or two about building things. The intensely creative and innovative founder of Oklahoma City-based Haines Capital is the driving force behind numerous successful companies including Bank 7 (NASDAQ BSVN), which proudly reported record year-end earnings since going public in September of last year. He has beautifully built, renovated, and personally thumb printed all of his commercial spaces and residences. “Our theory is to keep things sophisticated but comfortable,” Brad says. That’s the exact approach he took in his personal haven in Nichols Hills, Oklahoma. Painstakingly renovated over the span of two years by Candeleria Foster Design-Build of Oklahoma City, his home boasts museum-white, authentic Venetian plaster walls and ceilings; charcoal tiled flooring; imported marble in the master bath; and a pretty kitchen you’ll want to emulate. Reminiscent of an edgy luxury hotel, it is a vibe conjured by Cantoni designer Nicole George. “The new remodel plan was all about opening up the space and layering monochromatic color with lots of texture,” says Nicole, who collaborated with Brad on two previous projects. “The color palette is minimal, with charcoal, bone, amber, stone, linen and leather.” “Sophisticated“Sophisticated“Sophisticated“Sophisticated“Sophisticated Nicole helped oversee space planning and selection of interior finishes, lighting, furnishings and fine art for the entire 7,000-square-foot home. It is now decked top-to-bottom in pieces sourced from Cantoni, beginning with the custom-ordered console at entry and a pair of Glacier Suspension fixtures over the stairwell. “Every angle in the house is the result of a critical thought process,” Nicole says. “We wanted to make sure each room would be purposeful.” To that end, “we reintroduced the ‘parlor,’ and also redefined the formal dining area as a bar and drink lounge with enough space for 10 guests to comfortably dine,” Nicole says. Brad’s parlor holds the Swing sectional customized in a silky, soft-hand charcoal leather crafted by prominent Italian leather furnishings company Gamma. Nicole paired it with the Kate swivel chair customized in a light grey leather, the sleek DK writing desk, and the Black & More bar cabinet by Malerba. “Nicole has a special design talent and adapts quickly to what we expect and like,” Brad says. To create the restaurant-worthy dining space, Nicole brought in a black-satin glass and marble-topped dining table and mohair-velvet chairs, all by Italian maker Gallotti & Radice. Guests can take a post-dinner respite on the adjoining room’s Aston sectional by Gamma. In the formal living room, Nicole paired Cantoni’s Fashion Affair club chairs with the Black & More cocktail table, and sofas sourced from Désirée, an Italian furniture upholstery company that creates cutting-edge yet comfortable pieces. The color-coordinating kitchen and breakfast area, meanwhile, hold a set of Guapa counter stools in ash grey leather, and the Ray dining table with light-grey leather Cattelan Italia chairs. The expansive loggia also is ideal for entertaining and lounging with the Versa grand sectional, the Ido cocktail table in grey aged walnut and Dolly chairs customized in black nubuck leather. Nicole made most of the design decisions, but, “she took my suggestions seriously and then put me in my place,” Brad says. She had the master bedroom’s Marlon bed by Gamma customized in a remarkably soft black leather with a matching stitch and paired it with onyx gloss Black & More nightstands. “The furnishings absolutely complement the style,” Brad says. “They are high-quality and have a modern flair, but at the end of the day, are still comfortable and user-friendly.” The end result is a home Brad not only enjoys, but one that Nicole also finds exceptional. “I honestly love every part of this house,” Nicole says. “Working with Brad is always an adventure but a privilege that I take very seriously, from the beginning of the design process to installation.”

Located in the heart of Downtown St. Petersburg, the Vinoy Renaissance Resort & Golf Club is one of the city's most iconic hotels. This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater. The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years. To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing. The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

transFORM had the honor of designing, manufacturing and installing a crisp new walk-in closet at The Chatsworth - a historic Beaux Art building located in the heart of Manhattan's charming Upper West Side. Built in 1904, The Chatsworth was reintroduced in 2015 with expanded floor plans, incredible amenities and a private club-like atmosphere. transFORM’s Senior Design Manager Rozalia Kiss, worked with the HFZ Capital Group to create a striking bedroom sized walk-in closet, which was recently featured in the New York Times article : Closets as Big as Some Apartments. The article identifies spacious closets as the latest must-have in some of the city’s most expensive condominiums. Quickly becoming an essential part of the modern home, a walk-in closet adds style and convenience to your daily routine. Designed in a clean white finish and tastefully accented with complementing polished chrome hardware, this custom walk-in closet delivers tons of functional and accessible space. All-white cabinetry offers a crisp look that allows your clothing to steal the spotlight. The high-contrast shaker style doors, create an elegant backdrop for your clothing. Light also pours through the big windows, drawing your eye to the iconic views of the Hudson River. It creates a feeling of brightness and positivity that energizes and enlivens. We approached the exterior design pulling inspiration from the farmhouse style, southern porches, and craftsman style homes. Eventually we landed on a design that added numerous windows to the front façade, reminiscent of a farmhouse, and turned a Dutch hipped roof into an extended gable roof, creating a large front porch and adding curb appeal interest. By relocating the entry door to the front of the house and adding a gable accent over this new door, it created a focal point for guests and passersby. In addition to those design elements, we incorporated some exterior shutters rated for our northwest climate that echoed the southern style homes our client loved. A greige paint color (Benjamin Moore Cape May Cobblestone) accented with a white trim (Benjamin Moore Swiss Coffee) and a black front door, shutters, and window box (Sherwin Williams Black Magic) all work together to create a charming and welcoming façade. On the interior we removed a half wall and coat closet that separated the original cramped entryway from the front room. The front room was a multipurpose space that didn’t have a designated use for the family, it became a catch-all space that was easily cluttered. Through the design process we came up with a plan to split the spaces into 2 rooms, a large open semi-formal entryway and a home office. The semi-formal entryway was intentionally designed to house the homeowner’s baby grand piano – a real showstopper. The flow created by this entryway is welcoming and ushers you into a beautifully curated home. A new office now sits right off the entryway with beautiful French doors, built-in cabinetry, and an abundance of natural light – everything that one dreams of for their home office. The home office looks out to the front porch and front yard as well as the pastural side yard where the children frequently play. The office is an ideal location for a moment of inspiration, reflection, and focus. A warm white paint (Benjamin Moore Swiss Coffee) combined with the newly installed light oak luxury vinyl plank flooring runs throughout the home, creating continuity and a neutral canvas.
