This kitchen was formerly a dark paneled, cluttered, divided space with little natural light. By eliminating partitions and creating a more functional, open floorplan, as well as adding modern windows with traditional detailing, providing lovingly detailed built-ins for the clients extensive collection of beautiful dishes, and lightening up the color palette we were able to create a rather miraculous transformation. With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. A Mid Century modern home built by a student of Eichler. This Eichler inspired home was completely renovated and restored to meet current structural, electrical, and energy efficiency codes as it was in serious disrepair when purchased as well as numerous and various design elements that were inconsistent with the original architectural intent. The Pool and backyard was redesigned to accommodate for wheelchair accessibility.

Situated on the west slope of Mt. Baker Ridge, this remodel takes a contemporary view on traditional elements to maximize space, lightness and spectacular views of downtown Seattle and Puget Sound. We were approached by Vertical Construction Group to help a client bring their 1906 craftsman into the 21st century. The original home had many redeeming qualities that were unfortunately compromised by an early 2000’s renovation. This left the new homeowners with awkward and unusable spaces. After studying numerous space plans and roofline modifications, we were able to create quality interior and exterior spaces that reflected our client’s needs and design sensibilities. The resulting master suite, living space, roof deck(s) and re-invented kitchen are great examples of a successful collaboration between homeowner and design and build teams.

This master bath remodel is a major lifestyle enhancement for a disabled client. The newly constructed shower was created with numerous Universal Design and Aging in Place features for all three people who use the shower, the client, her husband and the caregiver. Small slip-resistant tiles were selected for the floor and the bench gives the option to sit or stand, to help prevent back strain. The floating bench is also designed for the husband, for present and future use as he grows older. Non-institutional looking decorative grab bars and shampoo niches are strategically placed at sitting and standing heights for easy reach. A beautiful bay window ledge holds shower supplies and decorative accessories. The spacious roll-in shower allows the woman to enter on her scooter. Her caregiver can safely transfer her to the shower chair, remove the original scooter from the wet area, and then have the necessary room to maneuver all around the client for comfortable and safe bathing. A stationary shower head was included, as well as a handheld shower head on a slide bar with it’s own temperature control. The main shower head control is positioned at the front entrance to warm up the water before entering, preventing cold water shock. A heat / vent / light was also added to aid in air quality control. SPECIFICATIONS FOR THE PROJECT The customer requested a large 22 foot 11 inch wide x 14 foot, attached, 2 span (3 post) water proof retractable deck patio cover system with front water drainage. The plan was to have rain water drain through the invisible downspouts (inside the posts) and exit through a hole at the bottom of the posts. The entire system used one continuous piece of fabric and one motor. The system frame and guides are made entirely of non-rusting aluminum which is powder coated using the Qualicoat® powder coating process. Frame color chosen was our vendors proprietary Grigio Ferro. The stainless steel components used were Inox (470LI and 316) which are of the highest quality and have an extremely high corrosion resistance. In fact, the components meet the European salt spray corrosion test as tested by Centro Sviluppo Materiali in Italy. Fabric is Ferrari 302 Precontraint color Avorio P741, light filtering and opaque, a PVC fabric that is fire retardant and totally water-proof (not water-resistant). This retracting patio cover system has a Beaufort wind load rating Scale 10 (up to 63mph) with the fabric fully extended & in use. A hood with end caps was also used to prevent rain water, leaves and debris from collecting in the folds of fabric when not in use. Purlin covers were requested to prevent rain water, leaves and debris from collecting in the space between the two sections of aluminum (purlins) running from the house to the front posts. Motor operated with remote control. PURPOSE OF THE PROJECT The homeowners preferred a more modern design to their entire home. They are very active people and enjoy the outdoors (they both train as triathlete’s). Their desire was for the retractable patio cover system to provide shade on the desk that receives a great deal of afternoon sun. Prior to the installation, it got so hot, the client could not walk on the deck without shoes. Essentially, as much as they enjoy the outdoors, they did not use their deck. Again, with the modern design preference, a traditional roof structure was not their vision. They printed a retractable patio cover picture from Pinterest for the contractor. That was the start of the entire project. In addition to the upper area, they wanted to utilize the area below their deck, as well as create an area for their Jacuzzi Hot Tub. All this work was to be performed while keeping the overall design modern. UNIQUENESS OR COMPLEXITY OF THE PROJECT First and foremost was the initial design of the project. The contractor worked with the client for 11 months creating this living area using Chief Architect software. They created numerous different designs & elevations. They looked at every aspect of the design in great detail. For example, the slope of the retractable patio cover structure and if the retractable patio cover base plate would be above or below the transom windows on the house. They revised the width of the structure numerous times, which then affected the posts below with each design change. The width of the space was decided based on the clear span of the structure. There were multiple design options with the retractable patio cover & the contractor looked at each of those options. When ordering the retractable deck cover system, the contractor had to have it fabricated to a fraction of an inch because the cable railing posts where to be directly adjacent to the retractable deck cover posts. There was very little margin for error. Planning was essential! The deck posts below needed to be replaced, this included new footings. The layout of the posts and the sizes of the posts needed to correspond to the supports of the patio cover structure. The posts for the rail system were designed to duplicate the posts of the retractable patio cover structure. The contractor created a method for draining the rain water from the posts of the retractable patio cover structure to the ground below. PROJECT RESULTS One extremely happy homeowner and proud contractor. Our company is honored to work with a client who allowed us to assist them in providing a retractable shading system to keep the homeowners deck cool. We are very proud to have been a part of this project. This complex and time consuming project met every desire the clients had. After the project was complete, the homeowners told the contractor how excited and pleased they were with the space. That, to us, is what is so critical in our line of work. The comments related to how they enjoyed the entire process and are able to enjoy their lives even more now.

transFORM had the honor of designing, manufacturing and installing a crisp new walk-in closet at The Chatsworth - a historic Beaux Art building located in the heart of Manhattan's charming Upper West Side. Built in 1904, The Chatsworth was reintroduced in 2015 with expanded floor plans, incredible amenities and a private club-like atmosphere. transFORM’s Senior Design Manager Rozalia Kiss, worked with the HFZ Capital Group to create a striking bedroom sized walk-in closet, which was recently featured in the New York Times article : Closets as Big as Some Apartments. The article identifies spacious closets as the latest must-have in some of the city’s most expensive condominiums. Quickly becoming an essential part of the modern home, a walk-in closet adds style and convenience to your daily routine. Designed in a clean white finish and tastefully accented with complementing polished chrome hardware, this custom walk-in closet delivers tons of functional and accessible space. All-white cabinetry offers a crisp look that allows your clothing to steal the spotlight. The high-contrast shaker style doors, create an elegant backdrop for your clothing. Light also pours through the big windows, drawing your eye to the iconic views of the Hudson River. It creates a feeling of brightness and positivity that energizes and enlivens. It’s a walk-in closet where you can look and feel your best as you begin your day. For added visual appeal, the unit was accented with crown and base molding. The elegant detailing was inspired by the pre-war era building’s architectural features. The moldings add a retro geometric touch that matches the apartments beamed ceilings and traditional herringbone floors that were all the rage during the period and make a striking comeback in this beautiful renovation. This unit was specifically designed with a variety of open shelves, hanging sections, and shoe storage. Hanging sections provide enough elevation to conveniently organize items based on size. From blazers and blouses to maxi skirts and evening gowns, all of your clothing is easily accessible. By using the same color hangers, your space will appear even more collected and composed. You can also arrange your clothing so that the colors compliment each other and appear as the favorable options they really are. For the shoe enthusiast, we included numerous sets of shoe shelves and cubbies that attractively organize and showcase your finest footwear. This type of system allows you to identify and grab your favorite pair as you mix and match the perfect ensemble. Shelving provides many of the same storage functions as drawers or baskets, but at a more economical price point. Items on open shelves are easier to recognize as a match for an outfit than items inside drawers. Top shelves are best for large, lightweight and seldomly-used items like your favorite floppy beach hat. Middle shelves, which tend to be the units focal point can be personalized with photos and home decor. Bottom shelves provide easy access to your most frequently used items like cozy sweaters and beloved slacks. This custom closet also includes three tilt-out laundry hampers. No more dragging big clunky laundry baskets around the house. Tilt-out hampers are removable, lightweight nylon bags and easy to grab and go. Mike and Michelle of Lake Barrington knew they needed extra space. Their home was becoming too crowded for their family with blossoming teenagers, so a basement renovation offered the perfect solution for more space for the kids and more room to entertain for the adults. “Our project consisted of expanding our laundry room, putting in a first floor wet bar so we had adult space upstairs, while also renovating our basement for a family-friendly and teen-functional area as well,” Michelle says. They found Advance Design Studio through a neighbor who gave a glowing recommendation, giving Michelle and Mike the confidence they needed to move forward with a major home renovation. They felt like they knew Advance Design before they even worked together. When they met with the owner Todd Jurs and designer Nicole Ryan, Mike and Michelle knew they were getting a trustworthy, dependable team that could create the project they had been dreaming about for 7 years. Having virtually no natural light to work with, one of the biggest design challenges was creating a basement that did not feel dark and depressing. The Advance team got to work creating architectural archways and custom detailed dry-stack stone columns artfully designed into the space, adding a dramatic element that made the space feel less like a basement or more like a relaxing family room. Color 3D renderings were created to portray what the space would look like so Mike and Michelle could visualize the space in advance. Detailed trim and crown moldings grace the built in buffet and wet bar making for an amazingly functional space that lacks nothing in style and visual interest. Cherry wood cabinetry by Dura Supreme is featured in the space with a “Cocoa Brown” finish and includes beautiful mirrored glass doors embellished with unique elliptical mullion details. A built-in microwave, dishwasher and mini fridge add practicality to the ample entertainment mecca. An under mounted sink finishes the space joined with a intricate mosaic tile backsplash and “Ventisca Polished” quartz countertops. The basement is absolutely perfect for hosting friends and family with expertly designed key areas such as a game space for the kids, a movie area for the family, an ample workout room with luxurious full bath, and even built in wine storage. The family absolutely loves the new basement living space, and has already enjoyed numerous family movie nights and sleep-overs with friends. While custom cabinets made by Dura Supreme were used to create unique spaces that lived up to Mike and Michelle’s expectations., heated flooring under the 16”x16” “Mongolian Spring” tile was installed giving all tiled areas of the basement a much cozier feel, eliminating that cold hard surface most of us hate in our basements! The new basement must-have requirement list included a new bath space, which was incorporated adjacent to the work out room. The sleek shower door and cabinets in the new bathroom make guests and family feel like they are in an elegant hotel. The new guest bath features 4”x36” “Silver Screen” honed marble tile in a brick pattern on the shower walls and 2”x2” “Chenille” limestone tile in a hexagon mosaic pattern on the shower floor. “I came in with very specific requirements for our three project areas,” Michelle says. “There was not one time that I felt like I was asking for something that was not going to turn out how I anticipated.” Tying in multiple rooms during a renovation if you have can do it makes a lot of sense and saves money in the long run. A fully functional laundry room as well was a must on this family’s wish list. Michelle wanted to add space to the existing cramped and awkward laundry room, and Mike wanted to make sure they could still park a car in the garage. Reconfiguring interior walls required borrowing unused space cleverly from the garage in order to enlarge the laundry room space. Drawers under the stairs added beautiful hidden storage created almost magically out of dead space. White painted Dura Supreme cabinets bring additional light into the small space; while the 16”x16” cleft slate tile flooring provides excellent contrast and the naturally earthy feel Michelle wanted. Quartz countertops with a 3”x12” “Debut Dew” subway tile backsplash add elegance to the now upliftingly bright laundry room. The extra space makes doing laundry much more pleasurable and the added storage is a great for all those little things like winter hats and gloves, umbrellas and the like. “The Advance Design project team was phenomenal to work with,” Michelle says. “They came in, shared the plans with us and walked us through the expectations. We always knew what was coming next.” Converting an existing closet space, the wet bar upstairs was challenging because they wanted a functional area that didn’t look or feel like cabinets just sticking out of a closet. So the Advance team transformed this ordinary closet space into a stunning wet bar that architecturally appears as if it’s always been there. Traditional, elegant hand carved custom molding matching the adjacent fireplace ties the new entertainment bar area in nicely with the existing family room and kitchen area. Featuring a built in wine refrigerator, Dura Supreme cabinetry in deep cherry wood elegantly displays wine bottles and etched glass mullion doors that fill with soft light in the evening hours. Cambria “Windermere” quartz countertops with a sophisticated hammered copper sink and a glimmering backsplash round out the stunning wet bar. Hosting parties and family functions has become much more enjoyable now that they have a dedicated beverage serving area large enough to include hors devours. All three projects were designed and constructed together at the same time, making for a cohesive project that was administered smoothly and easily both for the design team and for the family. Disruption to the home was minimal as each phase was completed in each project conclusively, and design and meeting time for the homeowner was efficient and organized making for an enjoyable process. “Advance Design was great to work with,” Michelle says. “I would highly recommend them to anyone considering a home improvement project.
