This Lakeview renovation takes place in a mid-rise building with sweeping views of Lake Michigan. Designed for a couple who loves to entertain, the kitchen was reimagined to maximize storage and counterspace without compromising its airy feel. Custom inserts were used to organize utensils and dinnerware, while pocket doors conceal small appliances—keeping the compact layout clean and clutter-free. The cabinetry is painted in a crisp white, anchored by a stained London Oak island that adds warmth and contrast. To maintain a light, open atmosphere, the design team opted for open shelving with Parisian detailing in lieu of upper cabinetry. Hardwired tabletop lamps were chosen over decorative pendants, reinforcing O’Brien Harris’s philosophy of blending the kitchen seamlessly into the living space. The design strikes a balance between contemporary and traditional. Polished metal-banded drawers bring a modern edge, while the shelving and lamps introduce classic character. A peninsula provides visual separation from the dining area—serving as both a prep surface and a buffet when entertaining. This tailored, multi-functional kitchen reflects O’Brien Harris’s signature approach: timeless design, refined detail, and thoughtful living. CASA 1O Contemporary on a Mid-century Scaffold. Largely unmodified since its design by Russell Forester and construction in 1957, the structure housed the original family until 2013. An intimate 1,910 square foot space, the house acquired a separate 600 square foot cottage in the 70’s designed by another architect. New owners purchased the house with the idea of keeping the original architect’s intent intact – the simple accommodation of everyday life with a focus on outdoor living only possible in Southern California. At the same time the house needed insulation, new electrical, plumbing, siding – everything but new studs and foundations. A single roof beam travels south from the north fireplace wall all the way to the bedrooms in the back. Functions occur to either side, with private access to exterior courtyards. How do we accentuate the uncomplicated while enhancing the qualities of the chosen materials? Contemporary applied to a mid-century scaffold. We focused on reduction, a few things performing many tasks. Each component, material or color performs more than one duty. Lighting is paramount, enhancing the design’s procession from front to back, north to south, public to private. Strip LED’s reinforce the beam’s linear presence and spot LED’s make punctuation points of the roof purlins. Hidden up and down-lights in the cabinets and elsewhere provide the rooms with a quiet glow. Exterior grass plantings give the only vertical dimension to the design, waving as the breeze moves them. AV Architects + Builders Forest Villa House - Mclean, VA 1528 Forrest Villa is situated in the heart of McLean, VA in a well-established neighborhood. This unique site is perfect for this modern house design because it sits at the top of a hill and has a grand view of the landscape. We have designed a home that feels like a retreat but offers all the amenities a family needs to keep up with the fast pace of Northern VA. The house offers over 8,200 sqft of luxury living area on three finished levels. The main level is an open-concept floor plan designed to entertain. The central area is the great room and the kitchen separated by a two-sided fireplace, but it’s surrounded by a very generous dining room, a study with custom built-ins and an outdoor covered patio with another gas fireplace. We also have a functional mudroom with a powder room right-off the 3-car garage with plenty of storage. The open stair case anchors the front elevation of the home to the front porch and the site. The second level offers a master suite with an expansive custom his/her walk-in closet, a master bath with a curb less shower area, a free-standing soaking tub and his/her vanities. Additionally, this level has 4 generously sized en-suite bedrooms with full baths and walk-in closets and a full size laundry room with lots of storage. The lower level has a guest en-suite bedroom with a full bathroom and walk-in closet. It also has a rec room with a glass enclosed wine cellar to display your favorite wine collection. We have added a large exercise room, a media room fully wired, a full bath and lots of storage space. The materials used for the home are of the highest quality. From the aluminum clad oversized windows, to the unique roofing structure, the Nichiha rectangular siding and stacked veneer stone, we have hand-picked materials that stand the test of time and complement the modern design of the home. Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. This clean contemporary backyard renovation transformed what the client called "an overgrown jungle" into a space that allows for functional outdoor living and serene luxury.
