Located in the heart of a 1920’s urban neighborhood, this classically designed home went through a dramatic transformation. Several updates over the years had rendered the space dated and feeling disjointed. The main level received cosmetic updates to the kitchen, dining, formal living and family room to bring the decor out of the 90’s and into the 21st century. Space from a coat closet and laundry room was reallocated to the transformation of a storage closet into a stylish powder room. Upstairs, custom cabinetry, built-ins, along with fixture and material updates revamped the look and feel of the bedrooms and bathrooms. But the most striking alterations occurred on the home’s exterior, with the addition of a 24′ x 52′ pool complete with built-in tanning shelf, programmable LED lights and bubblers as well as an elevated spa with waterfall feature. A custom pool house was added to compliment the original architecture of the main home while adding a kitchenette, changing facilities and storage space to enhance the functionality of the pool area. The landscaping received a complete overhaul and Oaks Rialto pavers were added surrounding the pool, along with a lounge space shaded by a custom-built pergola. These renovations and additions converted this residence from well-worn to a stunning, urban oasis.

Interior finish is Polished Granite color is Thunderhill, tile at the waterline and on the exposed infinity wall is a tile designed by Ann Sachs and it's 3"x6" in size, color is Slate Gray with a standard matte finish. Precast stone was used on the pool's raised walls. Horizontal on the pool coping and then vertically for the wall fascia.
This elevated infinity pool had to meet a variety of unique design
challenges. (1) The bottom of the pool shell is 10ft-12ft above grade, and the bottom of the pool is flat to be able to achieve maximum pool depth above base flood elevation requirements. This
pool is in a FEMA flood zone – VE Zone and the flood water must be able to pass underneath the pool in the event of any type of flood event should one occur. (2) You’ll also notice this pool also has a raised wall/seating ledge around the pool’s perimeter. The pool wall is about 20 inches above the deck due to the bottom of the pool shell needing to be 10ft above FEMA base flood. The house could only be built so high due to Sullivan’s Island building regulations and the pool had to be designed coming out of the deck of the 1st floor elevation to achieve the 4ft depth. The homeowners also wanted the level spa to disappear as much as possible into the pool design, so we sloped the dam wall towards the spa.

These luxury authentic flat-weave collection represent an ancient method of creating a faux animal hair pile which was widespread amongst nomads from Central Asia to Turkey. Woven with cotton warps and Angora goat hair wefts. The goat hair creates the long haired fur-like look. Angora goats are named after the Turkish province of their origin, Ankara and these goats produce the fibre known as mohair. The lustrous hair of the angora goat occurs in every natural shade ranging from black through browns to white, thus making possible a wide variety of colour-schemes with no dyes.

Project by Studio H:T principal in charge Brad Tomecek (now with Tomecek Studio Architecture). This project tests the theory of bringing high quality design to a prefabricated factory setting. Enrolled in the LEED-Home Pilot, this residence completed certification. The modular home was conceived as two boxes that slide above one another to create outdoor living space and a lower covered rear entry. The passive solar design invites large amounts of light from the south while minimizing openings to the east and west. Factory construction saves both time and costs while reducing waste and using a controlled labor force.
Built in a factory north of Denver, the home arrived by flatbed truck in two pieces and was craned into place in about 4 hours providing a fast, sustainable, cost effective alternative to traditional homebuilding techniques. Upgraded lighting fixtures, plumbing fixtures, doors, door hardware, windows, tile and bamboo flooring were incorporated into the design. 80% of the residence was completed in the factory in less than 3 weeks and other items were finished on site including the exterior stucco, garage, metal railing and stair.
Stack-Slide-Stitch describes the conceptual process of how to tie together two distinct modular boxes. Stack refers to setting one modular directly on top of the other. Slide refers to the action that creates an upper southern deck area while simultaneously providing a covered rear entry area. The stitching or interlocking occurs with the upward extension of the lower volume with the front deck walls and with the rear two story vertical.

The table BRICK is the discovery that even with a natural and simple as wood, can you do technology. The concept of the extension table is declared in its name (from "BRICK" brick): the precious teak, absolute protagonist of the collection, it breaks up into pieces, in a geometrically perfect joints paced game that characterize the design of the plan. At the dynamism of the extensible top it is opposed to the stability of the structure, drawn by bold lines and essential that shape the teak. The important dimensions and the functional throttle opening system that allows to easily extract the hidden extensions from the sliding plane, allow to create space for a large friendliness. Given the complexity of construction and the large number of wood blocks of the plan, over time may occur slight movements of these parts, if directly exposed to atmospheric agents. These movements are natural and do not affect the use and functionality of the table. To maintain stable BRICK table in time, it is suggested to place it covered areas such as porches or verandas. Contemporary style focuses on the basics of line, shape and form. While this client's master bath had those elements, it had also lost it's luster making it cold, hard and uninviting. Our goal with this remodel was to modernize the contemporary elements while creating a warm and comfortable space to begin each day. The element of line is displayed in the shower through the use of thin vertical tiles that draw your eye upward toward the custom ombre mosaic. Form is communicated through the soft curves on the faucets, vessel sinks and freestanding tub. Each one has a flow similar to the silhouette of a woman, bringing beauty and comfort. Shape occurs in the geometric inset of the marble floor, which is heated through a sub-floor system. The warmth of this space is not only felt with the feet but also with the heart. The Lakota Residence occupies a spectacular 10-acre site in the hills above northwest Portland, Oregon. The residence consists of a main house of nearly 10,000 sf and a caretakers cottage/guest house of 1,200 sf over a shop/garage. Both have been sited to capture the four mountain Cascade panorama plus views to the city and the Columbia River gorge while maintaining an internal privacy. The buildings are set in a highly manicured and refined immediate site set within a largely forested environment complete with a variety of wildlife.
Successful business people, the owners desired an elegant but "edgey" retreat that would accommodate an active social life while still functional as "mission control" for their construction materials business. There are days at a time when business is conducted from Lakota. The three-level main house has been benched into an edge of the site. Entry to the middle or main floor occurs from the south with the entry framing distant views to Mt. St. Helens and Mt. Rainier. Conceived as a ruin upon which a modernist house has been built, the radiused and largely opaque stone wall anchors a transparent steel and glass north elevation that consumes the view. Recreational spaces and garage occupy the lower floor while the upper houses sleeping areas at the west end and office functions to the east.
Obsessive with their concern for detail, the owners were involved daily on site during the construction process. Much of the interiors were sketched on site and mocked up at full scale to test formal concepts. Eight years from site selection to move in, the Lakota Residence is a project of the old school process.

Independent Home recently completed a walk in tub installation in Orlando. John contacted us looking to surprise his mom, Colleen, with a tub that would help maintain her independence. Check out our installation process and how a walk in tub could help you or a loved one.
The process started with meeting with John for a pre-installation meeting. We discussed what type tub would best fit Colleen’s needs, the best location, and what type of finish to add. Our installation team decided that our celebrity walk in tub model was the best option for Colleen.
The celebrity model was the best choice because of its safety and spa like features. For safety, the tub has a non-slip floor, seat, and a low threshold for simple entering and exiting. With the hydrotherapy spa, Colleen is able to enjoy a deep soaking massage that will help take away her joint pain.
After the pre-installation meeting, our installation experts were able to begin the preparation period. Preparation includes taking out the customer’s old tub or shower, removing the foundation, and disconnecting the plumbing fixtures.
The installation of Colleen’s walk in tub could now begin. The installation included bringing in the tub, leveling the legs, connecting the plumbing, and making sure that leaking wouldn’t occur. The final step in the installation process was building the finish. John had wanted to maintain his mom’s tile wall surround, which was simple to do.
