Installed two InSinkErator ESSENTIAL XTR N/A Evolution 3/4 HP Single Phase Garbage Disposals with SoundSeal and MultiGrind Technology.
For the Kitchen lighting we installed BELDI 1933-H Peak Ceiling Pendant Fixtures with consisted of four lights over island, one over sink. and in the dining Room we installed 4 ea. Classic Brushed Dark Gray Modern Lantern Drum Mini Coastal Pendant Light LED Compatible.
For the flooring in the Kitchen, Dining room, Entrance way and Bathroom we installed Floor Source Savoia; Woodland Series; Black; 6"x39" Glazed porcelain wood look tile with Charcoal gray grout.

Vanity sink is Badeloft Undermount ramp sink with a Doux Chrome Two-Handle High Arc Faucet by Moen. We finished the bathroom with 3 frameless Gatco mirrors.

Parents Kill Homeowner's Dream Colors.

This charming little house is located in Georgia right next to the railroad tracks. Because of all the soot from the locomotives passing by, the house needs frequent power washing. The homeowner not only wants dark colors to not show the dirt but also wants to match a rug with her favorite colors. The rug, as shown in the after photo, is a southwestern rug with warm rich colors. Coincidentally these colors are also historically accurate for this house.
The homeowner was very happy to have her favorite colors displayed on her house in such a nice way until her parents came to visit. The parents manipulated her to repaint using the current yellow and white colors. They did this by offering to pay for the paint job and occasional power washing. A sad ending to some real nice colors.

The kitchen is a place where everyone will gather, and offers ample counter space, a charming breakfast nook and also providing convenient access to a utility room and two-car garage. There are also discrete double doors that open to a private den at the entry of the great room. The master suite is the peak of this home with a private access to the lanai, and a private bath and walk-in closet.

This creative and cozy basement is every kid’s dream come true, featuring a custom-built indoor playhouse complete with a peaked wood roof, shiplap siding, and mini windows and door. Tucked beneath the stairs, this imaginative nook turns unused space into a charming hideout for play and storytelling. The neutral carpet and recessed lighting keep the space warm and inviting, while the surrounding open layout offers plenty of room for games, lounging, or even an arcade machine—seen off to the side. A playful, family-friendly retreat that blends functionality with fun.

This project is a (new) pool within an (existing) pool! The client asked me to remodel their extra large 1970s trapezoid pool that was lacking a spa and seating area. They wanted to make it into a focal feature of their yard allowing them to entertain and capture there scenic view in ways that the previous configuration prevented.
On this property, it made sense for the new spa to be on the uphill side adjacent to the master bedroom -- not only for convenience but also for enjoying the views, and allowing us to overflow the spa so that the water could return downhill back to the pool. This is where the cylindrical glass tile “jewel” is situated. The vibrant color of glass was chosen to compliment (be the opposite of, in order to visually resonate and create a higher energy feel) with the ocher seen in the natural stone palette that the house gave us as precedent.
Once the spas location was decided, the best views enjoyed by this property are located where the chaise lounges are now in the finished design. The previous pool occupied the space, and this prime area could not be accessed at all! Our second order of business was to carve out a destination space from the previous pool and give it back to be a furniture area for entertaining.
Locating the chaise lounger deck across the pool presented a challenge that became a fun opportunity not to be passed up. The overflowing spa water had to return to the pool somehow, and the flowing water had to be crossed over to get to the Chaise lounge viewing deck. The solution? A bridge of course! And with the stairs ascending up to the spa, why not have a stairway like water feature underneath the bridge?
The final touch on this design was omitting the weak and poorly executed vanishing edge, which had a horizon line finishing right into the rooftops of the homes below. Not the best aesthetic!
To block the roof lines of the homes below and direct your eyes up to the mountain peaks beyond, a stone clad raised planter became the central focal point of the yard, allowing us to create a beautiful agave, yucca, and cacti display to be enjoyed from every angle of the home.
Altogether the new configuration really plays off the angular shapes of the home, extends the pallet of materials around the yard, and makes the new space all that more enjoyable for the owners private and public entertainment.

For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

Our clients love the views at their new Black Donald Lake property and asked our team to design a major renovation and addition to achieve their vision for their recreational home. From a dining room that will comfortably sit 10 people instead of four, to a bright, expanded kitchen with a view of the lake, this cottage will be completely transformed. The existing living room will gain a striking focal point with a stone propane fireplace and a vaulted ceiling with beams that will extend through the open-concept kitchen and dining areas as well. Replacement of the roof will not only allow for the vaulted ceilings, but also larger windows to bring in more light and views on the lake side. The sunroom off the kitchen is more than doubling in size and will have fantastic lake views. On the main level, two bedrooms will become one spacious primary bedroom suite with ensuite and walk-in closet. The mudroom, powder room and a large walk-in closet will be conveniently located directly adjacent to the side entry from the wrap-around deck.
Now with four bedrooms (each large enough for a queen bed), and a main bathroom in the basement, the cottage is set up well for welcoming weekend guests and family. The new design introduces a semi-walkout basement and additional larger windows, providing much more light to the rec room, which will also feature a propane fireplace. A powder room, mudroom and walk-in closet are positioned just inside the door from the beach, and a huge mechanical room rounds out the extensive storage space found throughout the cottage.

Griffins Gate is a beautiful 3,200 square foot energy independent passive solar home with a separate 1,200 square foot studio built on 5 ½ acres in Montgomery County, Maryland. The home was designed to be energy independent and in complete harmony with nature; to be all natural, non-toxic, and organic for the health of the owners. The walls and roof are insulated with recycled newspaper. The home faces south to maximize the passive solar benefit, with engineered overhangs shading the windows all summer to minimize the cooling load.
