Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. We’re grateful to have the opportunity to work with such amazing people, creating inspired spaces that enhance the quality of their lives.

Located near the base of Scottsdale landmark Pinnacle Peak, the Desert Prairie is surrounded by distant peaks as well as boulder conservation easements. This 30,710 square foot site was unique in terrain and shape and was in close proximity to adjacent properties. These unique challenges initiated a truly unique piece of architecture. Planning of this residence was very complex as it weaved among the boulders. The owners were agnostic regarding style, yet wanted a warm palate with clean lines. The arrival point of the design journey was a desert interpretation of a prairie-styled home. The materials meet the surrounding desert with great harmony. Copper, undulating limestone, and Madre Perla quartzite all blend into a low-slung and highly protected home. Located in Estancia Golf Club, the 5,325 square foot (conditioned) residence has been featured in Luxe Interiors + Design’s September/October 2018 issue. Madrona Passive House, a new Seattle home designed by SHED Architecture & Design and built by Hammer & Hand, combines contemporary design with high performance building to create an environmentally responsive and resource-efficient house. The home’s airtight, super-insulated building envelope and passive design minimize energy consumption while providing superior thermal comfort to occupants. A heat recovery ventilator supplies constant fresh air to the home’s interior while recovering 90% of thermal energy from exhaust air for reuse inside. A rooftop solar photovoltaic array will provide enough energy to offset most, perhaps all, of the home’s energy consumption on a net annual basis. To manage stormwater the project employs permeable pavers for site hardscape and two cisterns to capture and control rainwater from the home’s roof and the green roof on the garage. By investing in sustainable site development strategies, efficient building systems and an advanced envelope, the project aims to respect the home’s environmentally critical site and achieve one of the world’s most demanding building energy standards: Passive House. Designer, Kapan Shipman, created two contemporary fireplaces and unique built-in displays in this historic Andersonville home. The living room cleverly uses the unique angled space to house a sleek stone and wood fireplace with built in shelving and wall-mounted tv. We also custom built a vertical built-in closet at the back entryway as a mini mudroom for extra storage at the door. In the open-concept dining room, a gorgeous white stone gas fireplace is the focal point with a built-in credenza buffet for the dining area. At the front entryway, Kapan designed one of our most unique built ins with floor-to-ceiling wood beams anchoring white pedestal boxes for display. Another beauty is the industrial chic stairwell combining steel wire and a dark reclaimed wood bannister.

Michael Moran/OTTO photography We took a predictable suburban spec house and transformed it into a unique home of enduring value and family-centered design. The existing footprint was expanded where it needed it most: in the family and kitchen area, creating a large square room with open views to a protected nature preserve abutting the property. An unexpected glass canopy and teak entry door are clues that what lies beyond is hardly commonplace. The design challenge was to infuse modern-day functionality and architectural quality into a spec house. Working in partnership with Gary Cruz Studio, we designed the pared down, art-filled interiors with the goal of creating comfortable, purposeful living environments. We also sought to integrate the existing pool and rear deck into the overall building design, extending the usable space outside as a screened-in porch, a dining terrace, and a seating area around a stone fire pit.

Much consideration was given to views that surround the home. The home sits on a reservoir and has breathtaking views from almost every room that the designers wanted to honor.

Rustic, modern and fresh. This open floor plan home is understated and warm. Layers and textures are well placed throughout the home. The kitchen is the natural heart of this home, where soft whites are mixed with natural wood beams and sparkling tile - proving that the best design is subtle yet full of details. A PLACE TO GATHER Location: Eagan, MN, USA This family of five wanted an inviting space to gather with family and friends. Mom, the primary cook, wanted a large island with more organized storage – everything in its place – and a crisp white kitchen with the character of an older home. Challenges: Design an island that could accommodate this family of five for casual weeknight dinners. Create more usable storage within the existing kitchen footprint. Design a better transition between the upper cabinets on the 8-foot sink wall and the adjoining 9-foot cooktop wall. Make room for more counter space around the cooktop. It was poorly lit, cluttered with small appliances and confined by the tall oven cabinet. Solutions: A large island, that seats 5 comfortably, replaced the small island and kitchen table. This allowed for more storage including cookbook shelves, a heavy-duty roll out shelf for the mixer, a 2-bin recycling center and a bread drawer. Tall pantries with decorative grilles were placed between the kitchen and family room. These created ample storage and helped define each room, making each one feel larger, yet more intimate. A space intentionally separates the upper cabinets on the sink wall from those on the cooktop wall. This created symmetry on the sink wall and made room for an appliance garage, which keeps the countertops uncluttered. Moving the double ovens to the former pantry location made way for more usable counter space around the cooktop and a dramatic focal point with the hood, cabinets and marble backsplash. Special Features: Custom designed corbels and island legs lend character. Gilt open lanterns, antiqued nickel grilles on the pantries, and the soft linen shade at the kitchen sink add personality and charm. The unique bronze hardware with a living finish creates the patina of an older home. A walnut island countertop adds the warmth and feel of a kitchen table. This homeowner truly understood the idea of living with the patina of marble. Her grandmother’s marble-topped antique table inspired the Carrara countertops.
