It is possible to update an older home with modern conveniences in the kitchen, bathroom and living spaces without sacrificing the flow and curb appeal of the home. There are a few simple rules that will help you make sure your remodeling project fits your home’s style.
Add flow. Many older homes are a collection of small, separated rooms. This can be a challenge for families today, though. Open floor plans have a lot to offer. The good news is that older homes can incorporate open floor plans without destroying the style of the home. Adding pass-throughs between kitchens and dining rooms adds visual connection yet keeps the rooms distinct. Widening doors into broad archways connects living spaces yet preserves the four walls of each room. Here are some ideas for opening the floor plan of an older home.

Older Houston high-rise condos often represent a smarter buy than new builds due to significantly lower price per square foot, larger, more unique floor plans, and established, prime locations. While new builds offer modern finishes, older, well-managed buildings provide better long-term appreciation, higher potential for value-add renovations, and often better construction quality.

My clients recently moved into a detached home in a 55 and older community. The houses are close together. They chose to put Hunter Douglas topdown bottom up honeycomb shades in their sunny kitchen. These provide privacy while letting in the light.

Larger north facing windows can bring much needed light into darker rooms. Mixed materials were used to keep the space feeling warm, while providing a generous amount of light coloured horizontal finishes to allow light to bounce through the space. A key to filling a space with light that does not glare is to have light coming into the room from different walls.
