Photo by Jody Dole This was a fast-track design-build project which began design in July and ended construction before Christmas. The scope included additions and first and second floor renovations. The house is an early 1900’s gambrel style with painted wood shingle siding and mission style detailing. On the first and second floor we removed previously constructed awkward additions and extended the gambrel style roof to make room for a large kitchen on the first floor and a master bathroom and bedroom on the second floor. We also added two new dormers to match the existing dormers to bring light into the master shower and new bedroom. We refinished the wood floors, repainted all of the walls and trim, added new vintage style light fixtures, and created a new half and kid’s bath. We also added new millwork features to continue the existing level of detail and texture within the house. A wrap-around covered porch with a corner trellis was also added, which provides a perfect opportunity to enjoy the back-yard. A wonderful project!

The re-purposing of the mudroom space also allows for the creation of this simple yet elegant powder room space, also located off the nook area. Previously the homeowners allowed guests to access the master bath since there was no other main floor bath. This new powder room makes everyone more at ease.

**Project Overview** This new custom home is filled with personality and individual touches that make it true to the owners' vision. When creating the guest bath, they wanted to do something truly unique and a little bit whimsical. The result is a custom-designed furniture piece vanity in a custom royal blue finish, as well as matching mirror frames. **What Makes This Project Unique?** The clients had an image in their minds and were determined to find a place for it in their new custom home. Their love of bold blue and this unique style led to the creation of this one-of-a-kind piece. The room is bathed in natural light, and the use of light colors in the tile to complement the brilliant blue, help ensure that the space remains light, airy and welcoming. **Design Challenges** Because this furniture piece doesn't start with a standard vanity, our biggest challenge was simply determining what pieces we could draw upon from a semi-custom custom cabinet line. The laundry room may be one of the most functional spaces in the house, but that didn’t stop us from treating it like a design opportunity. In fact, we believe the most used spaces deserve the most love—and this one delivers. A showstopping patterned tile from Haus Tile anchors the room with playful sophistication, echoing the circular motifs found throughout the home. Above, deep green Tedd Wood cabinetry offers ample storage, finished with oversized Atlas Dot knobs in brass that feel as chic as they are substantial. We incorporated thoughtful additions like a hanging rod from Signature Hardware for air-drying clothes, a long quartz work surface in Cambria Inverness Gold for folding and sorting, and an ultra-durable Blanco Silgranit sink paired with a Kingston Brass wall-mounted faucet to keep things clean and stylish. Above, glass ribbed lights from West Elm add just the right amount of sparkle.

Stainless steel counter-tops and appliances, back-splashes even stainless steel cookware and utensils. Some kitchens are so loaded with stainless that you feel like you're walking into one of those big walk-in coolers like you see in a restaurant or a sterile operating room. They're cold and so... uninviting. Who wants to spend time in a room that reminds you of the frozen isle of a supermarket? One of the basic concepts of interior design focuses on using natural elements in your home. Things like woods and green plants and soft fabrics make your home feel more warm and welcoming. In most homes the kitchen is where everyone congregates whether it's for family mealtimes or entertaining. Get rid of that stainless steel and add some warmth to your kitchen with one of our antique stone kitchen hoods that were at first especially deep antique fireplaces retrofitted to accommodate a fully functional metal vent inside of them.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. This sun-filled farmhouse kitchen is the focal point of this home’s new addition. The kitchen is white with wood elements, giving it a contemporary feel. From the recessed outlets in the island, to the columns adorning the island, to the hood with walnut trim, to the paneled refrigerator that matches the cabinetry, every detail was customized for the homeowners. The kitchen is anchored by a large island with seating for seven and tons of storage. The island is bookended by additional components topped by walnut butcher block counters. One end serves as a table and the other end is an extra area for food prep and storage. There is also a cutting board integrated into the sink. The white quartz on the island and main kitchen counters and white subway tile backsplash give the kitchen a modern, sleek look. The walnut trim around the hood is a special touch that ties directly into the walnut butcher block counters. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel.
