This 7,000 square foot renovation and addition maintains the graciousness and carefully-proportioned spaces of the historic 1907 home. The new construction includes a kitchen and family living area, a master bedroom suite, and a fourth floor dormer expansion. The subtle palette of materials, extensive built-in cabinetry, and careful integration of modern detailing and design, together create a fresh interpretation of the original design. This kitchen was formerly a dark paneled, cluttered, divided space with little natural light. By eliminating partitions and creating a more functional, open floorplan, as well as adding modern windows with traditional detailing, providing lovingly detailed built-ins for the clients extensive collection of beautiful dishes, and lightening up the color palette we were able to create a rather miraculous transformation. The wide plank salvaged pine floors, the antique french dining table, as well as the Galbraith & Paul drum pendant and the salvaged antique glass monopoint track pendants all help to provide a warmth to the crisp detailing. The unique design challenge in this early 20th century Georgian Colonial was the complete disconnect of the kitchen to the rest of the home. In order to enter the kitchen, you were required to walk through a formal space. The homeowners wanted to connect the kitchen and garage through an informal area, which resulted in building an addition off the rear of the garage. This new space integrated a laundry room, mudroom and informal entry into the re-designed kitchen. Additionally, 25” was taken out of the oversized formal dining room and added to the kitchen. This gave the extra room necessary to make significant changes to the layout and traffic pattern in the kitchen. Beth Singer Photography

This Greenlake area home is the result of an extensive collaboration with the owners to recapture the architectural character of the 1920’s and 30’s era craftsman homes built in the neighborhood. Deep overhangs, notched rafter tails, and timber brackets are among the architectural elements that communicate this goal. Given its modest 2800 sf size, the home sits comfortably on its corner lot and leaves enough room for an ample back patio and yard. An open floor plan on the main level and a centrally located stair maximize space efficiency, something that is key for a construction budget that values intimate detailing and character over size.
