10 years after the completion of the apartment tenant improvement in the J. Carroll building, the owner approached Isaman Design to work on the design and permitting for a private basketball court located on the second floor adjacent to the residential space. With private stair access from the parking lot, and interior connection to the main living area, it functions completely independently from the business operations in the rest of the building. The signature red storefront and contemporary corrugated metal siding give the addition an eye-catching pop, separating it from the rest of the CMU structure while still maintaining a cohesive aesthetic relationship. The interior is finished out to an extremely high level with fun signage and neon lighting. There is also a comfy courtside lounge with a sliding glass door that enables spectators to be involved in the action from the sidelines. We look forward to working on more commercial infill projects in the future!

Both Latifah and Lucas are multi-instrumentalists, engineers, and mixers, and the studio reflects the full range of their workflows—visually inspiring, technically precise, and intuitive in every room.
The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent.
Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise.
For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility.
Natural light and a warm, welcoming aesthetic anchor the visual identity of the studio, reflecting the creative energy and personality of its owners. The result is a highly functional, beautifully crafted space where ideas can move freely and production can happen without limitations.

This television viewing area, which looks out on the pool, incorporates the family's existing Ethan Allen leather sectional and tables. Custom pillows in shades of rich red and brown add texture and color. Abstract art flanks the windows which are dressed in Hunter Douglas woven wood shades with independently operating blackout liners. This home, set at the end of a long, private driveway, is far more than meets the eye. Built in three sections and connected by two breezeways, the home’s setting takes full advantage of the clean ocean air. Set back from the water on an open plot, its lush lawn is bordered by fieldstone walls that lead to an ocean cove.
The hideaway calms the mind and spirit, not only by its privacy from the noise of daily life, but through well-chosen elements, clean lines, and a bright, cheerful feel throughout. The interior is show-stopping, covered almost entirely in clear, vertical-grain fir—most of which was source from the same place. From the flooring to the walls, columns, staircases and ceiling beams, this special, tight-grain wood brightens every room in the home.
At just over 3,000 feet of living area, storage and smart use of space was a huge consideration in the creation of this home. For example, the mudroom and living room were both built with expansive window seating with storage beneath. Built-in drawers and cabinets can also be found throughout, yet never interfere with the distinctly uncluttered feel of the rooms.
The homeowners wanted the home to fit in as naturally as possible with the Cape Cod landscape, and also desired a feeling of virtual seamlessness between the indoors and out, resulting in an abundance of windows and doors throughout.
This home has high performance windows, which are rated to withstand hurricane-force winds and impact rated against wind-borne debris. The 24-foot skylight, which was installed by crane, consists of six independently mechanized shades operating in unison.
The open kitchen blends in with the home’s great room, and includes a Sub Zero refrigerator and a Wolf stove. Eco-friendly features in the home include low-flow faucets, dual-flush toilets in the bathrooms, and an energy recovery ventilation system, which conditions and improves indoor air quality.
Other natural materials incorporated for the home included a variety of stone, including bluestone and boulders. Hand-made ceramic tiles were used for the bathroom showers, and the kitchen counters are covered in granite – eye-catching and long-lasting.

The Napoleon High Country™ 7000 Wood Fireplace is inspired by European clean face design and features a huge viewing area. An exclusive counterbalanced ZERO GRAVITY™ door system operates the screen and heat radiating ceramic glass independently, allowing the fire to be viewed through either the glass, screen or both. The large firebox holds up to 50 lbs of wood and is lined with high density vermiculite.
