Situated along a narrow lot in Germantown, New York, the cottage completes a cluster of existing buildings, forming an intimate courtyard on one side. Steel effect folding patio doors fully open the living areas to the expansive fields and the Catskill Mountains beyond.
The homeowners, a young family with parents living abroad, envisioned a cozy yet modern ADU for extended stays. Designed by Lauren Cawse, AIA, architect and partner at The Art of Building, the year-round retreat draws inspiration from traditional local barns while embracing a seamless indoor-outdoor connection.

The modern ADU design started with the site itself. Positioned between residential and commercial neighbors, the elongated property required a careful balance of privacy and openness. Architect Lauren Cawse approached the layout by redefining the existing house and garage as the east and west sides of an outdoor room, with the new cottage forming its southern boundary. This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains.
“The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.”

The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. Three customized steel effect folding patio doors define the living space, each aligned to respond to a different edge of the site. The largest, spanning nearly 20 feet wide and just under eight feet tall, opens directly onto the stone patio, allowing the main gathering area to extend fully into the landscape. Along the side of the living room, a smaller 10-foot-wide system introduces more light and ventilation, nearly creating an open corner condition if not for the structural post that supports the façade and roofline.
At the rear, a fourth ten-foot-wide system features a French door swing panel configuration that opens toward the courtyard, strengthening the design connection to the main residence. All steel effect folding patio doors were specified with a low-maintenance, water-rated Performance Sill to safeguard against inclement weather while providing a seamless, barrier-free transition to the outdoor patio.

To achieve this, the design included Timber HP-insulated walls and floors with a heat pump system for effective heating and cooling. Indoor-Outdoor Living Spaces for Relaxing and Entertaining
In-house landscape designer Liz Pulver worked closely with the team to conceive open-air spaces that enhanced the connection between inside and outside. To the south end of the lot, the landscape transitions into an “enhanced meadow,” allowing the cottage to feel embedded within the surrounding fields rather than set apart from them. A circular pool was designed to mimic a natural pond with a modest footprint. Around it, a minimalist fence and sunken stone ha-ha wall offer discreet safety for young children.
Limited space due to existing infrastructure and zoning setbacks left only a small footprint for the swimming pool, prompting the designer to propose a circular form that maximized the usable swimming area. “We felt that the perfect way to integrate a pool into the property and to honor the landscape would be to treat the pool as a piece of art itself,” says Pulver. “The result is a beautiful round pool that serves as both a functional retreat and a sculptural moment.”

It’s concept is unique in many aspects and the design combines leather upholstery, varying stitching finishes, ergonomic contours, real wood veneer and an independently controlled reclining mechanism. The chair was designed by the Mitra Theaters team
as a seating solution for their exclusive high-end home theater projects.
Careful attention has been paid to the overall comfort of this chair. Ergonomics have been thorougly studied during the design and development process. High quality foam with different densities in combination with zigzag seating support and webbed backrest support are used to create a comfortable and soft feel which maintains a proper balance for ones body.
A steel frame and mechanism ensures a smooth operation now and in the future. The independently controlled reclining mechanism allows the user to adjust the backrest independently from the footrest, giving the user full freedom and the ability to adjust the chair to a position that fits one’s body structure. The articulating headrest is a feature which ensures ultimate comfort while viewing a movie in the reclined position. It gives the proper neck support needed and guarantees the perfect viewing in relation to the film screen.
The Fortuny is also available as a fixed chair and in a manually operated reclining version.

Seeking to make a bold statement with eight curved, sloped blades, the 56” Turbine ceiling fan has an ultra-modern aesthetic. The DC motor provides powerful airflow reaching over 8,000 CFM (cubic feet of air per minute) and outstanding energy efficiency. Unusual features are the integrated uplight (which includes four 25W candelabra bulbs) and downlight (which includes two 35W G9 halogen bulbs), both with sleek, Matte Opal glass. We created a large kitchen, with 3 zones allowing multiple people to operate independently preparing cocktails, cooking, and prepping/cleaning up by opening the dining room to the kitchen and closing off the former door from the foyer. A new dining room was created when the 3rd bedroom was demolished.

This was an add on project to a kitchen I did last year. Commission points were to create an attractive space to display glassware in the upper portions and enclose a toaster and mixer behind doors at counter-top level. Below is additional storage and accommodates a small microwave. LED lighting systems highlight items displayed behind the glass doors and open granite counter top area. The lighting operates independently via dimmer touch controls hidden behind the arched mid rail.

This 1,000ft² recording and production studio, built in 2021 for producer couple Latifah Alattas and Lucas Morton, was designed as a fully custom creative environment that supports writing, mixing, and collaboration at the highest level. Both Latifah and Lucas are multi-instrumentalists, engineers, and mixers, and the studio reflects the full range of their workflows—visually inspiring, technically precise, and intuitive in every room.
The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent.
Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise.
For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility.

How energy-efficient and weather-resistant are Slimline Steel Effect folding patio doors?
Steel effect folding systems are engineered for strong thermal and weather performance. Thermally broken frames and high-performance glazing help improve energy efficiency. Each NanaWall system has been independently tested for air, water, structural integrity, and forced entry with excellent results.

The new corner doors feature 165-degree wide angle primary hinges and special pie-cut corner door hinges between the two halves. This allows the doors to operate independently from the rotating shelf unit inside the cabinet while providing full access to the interior space. The old inset corner base cabinet doors were attached to the rotating shelf unit. If the weight of the items on the shelving was not evenly distributed, the shelves could sag enough to cause the doors to drag on the face frame. The new doors eliminated that problem.

Take a peek at our 2022 project for Edgehill Music Publishing, located in the heart of Nashville’s 12th South district.
This 2,500 sq. ft. commercial facility was meticulously designed to accommodate up to seven writers’ rooms and production suites—each capable of operating simultaneously without interruption, with four of the rooms built for mixing capabilities. With seamless audio integration throughout, the space ensures intuitive connectivity no matter where you are on the property.
The aesthetic palette, paired with a loud and quirky speakeasy vibe, creates a fun atmosphere that reflects the owners’ personalities. The result is not just a studio that feels effortless—it’s an inspiring environment where writing, mixing, and production can happen with minimal sound transmission.
Behind the walls, the architectural acoustics are second to none. The design emphasizes a true “plug-and-play” workflow: each control room, both isolation booths, and all common areas are acoustically isolated with extraordinary attention to detail. Each suite is equipped with dedicated, silent 1:1 HVAC systems. Eight independent floating-floor systems support the suites, while tailored sound-reducing wall assemblies and intentional treatments in the main suites deliver clarity and precision for mixing. Full-lite doors, combined with the fact that no suite is mechanically bonded, allow all rooms to operate simultaneously with minimal sound transfer.
