THE SETUP
This project was a natural extension of a nearby kitchen remodel, emphasizing seamless integration and enhanced functionality. By removing the wall between the kitchen and dining room, we transformed a previously underutilized space into a central hub for both daily living and vibrant social gatherings. This transformation capitalized on the dining room’s potential, turning it from a cluttered storage area to a key entertaining space.
Design Objectives:
Foster an open-air design that harmonizes with the adjacent kitchen, enhancing the flow of both spaces.
Infuse the dining room with design elements that reflect the client’s dynamic personality and make it ideal for large gatherings.
Integrate a multifunctional wet bar to elevate the room’s utility and entertainment capacity.
Design Challenges:
Rerouting necessary HVAC ductwork due to the removal of the wall shared with the kitchen.
Relocating essential appliances such as a fridge/freezer and double oven without compromising the room’s aesthetic.
Incorporating bar-specific appliances in a way that avoids a commercial appearance.
Retaining the client’s large, marble dining table while maintaining a cohesive design that aligns with the new kitchen aesthetics.
Introducing plumbing into a space previously devoid of such infrastructure.
THE RENEWED SPACE
Design Solutions:
Added a secondary HVAC unit on the upper floor and adjusted the ductwork to accommodate the open layout.
Strategically relocated the fridge/freezer to a more functional location in the kitchen and substituted the double oven with an oven/steam oven combination, placed near the kitchen for accessibility yet distanced from heavy traffic areas.
Employed wood paneling extensively along the new bar/appliance wall, concealing most appliances while tastefully displaying essential ones. The wall now features a sophisticated ensemble of a wine dispenser, wine fridge, ice maker, refrigerator drawers, and the new oven duo.
Meticulously designed the bar/appliance wall to parallel the large marble dining table, ensuring it complemented the table’s grandeur while enhancing functionality. The wall is not only aesthetically aligned with the kitchen’s new look but also offers ample counter space to support dining and social activities at the table.
Installed new plumbing lines to support the wet bar and sink installation, ensuring all new fixtures were fully operational and aesthetically integrated into the design without disrupting the room’s overall style.
The new dining room/wet bar has quickly become the centerpiece of the home, captivating guests upon entry and drawing them into its stylish and inviting ambiance. Designed for versatility, it excels in hosting both intimate dinners and large-scale gatherings. The client is thrilled with this transformation, which not only meets but surpasses her expectations for a space that combines everyday functionality with exceptional hosting capabilities.

Efficient Two-Story Living
This 1,500-square-foot, two-story custom home is thoughtfully organized for comfort and flow. The main level includes a bedroom and full bathroom, along with an open kitchen and living area and a conveniently placed powder room. A light-filled, open stairwell leads to the second floor, which houses an additional bedroom and bathroom, creating a balanced and flexible layout well suited for urban living.
High-Performance Building Envelope
The exterior walls are constructed using Hebel Block (Autoclaved Aerated Concrete)—a high-performance building system that combines structural strength with excellent insulation. By incorporating air into the concrete matrix, Hebel Block delivers superior thermal performance while remaining lightweight and durable, contributing to the home’s overall energy efficiency.
Energy-Efficient Comfort Systems
Heating and cooling loads are intentionally minimized through envelope performance and system design. The home features in-floor radiant heating as the primary heat source, complemented by mini-split systems for supplemental heating and cooling. The result is a comfortable, efficient living environment with low operational demands.

The Home
The Cahill exudes traditional charm with horizontal siding, barn shutters and rocking chair front porch, while the family-focused
floorplan offers plenty of room for a growing family with multiple entertaining spaces. At centerstage, an open-concept design connects the kitchen with large a island to the adjoining dining and family rooms. A corner fireplace in the family room adds appeal without diminishing the sense of space, while well-placed windows allow for plenty of natural light. Excellent use of space continues upstairs with the owner’s retreat separated from two secondary bedrooms by a large walk-in closet and conveniently positioned utility room. An upstairs retreat offers another informal family gathering area with the flexibility to create distinct spaces like a playroom, media room and more. Ideal for growing families, The Cahill also boasts an unfinished basement, prime for a fifth bedroom, third full bathroom and spacious game room.

The Interior Design
The Cahill’s façade sets the tone for the interior color palette with traditional charm and neutral hues. The cozy feel begins with popular soft brown, laminate, wood-like flooring throughout the main living areas that offer a contrast to off-white walls. Soft gray kitchen cabinets are highlighted by white, brick-laid tile for visual interest against the sleek, quartz countertops. Warm wooden tables and furnishings with clean lines create an inviting space with hints of a trendy farmhouse design. This cozy feeling continues on the upper and lower levels with warm, neutral, marled carpet to soften the spaces. A real memory point can be found in the Super Shower of the owner’s retreat bathroom with white tile in a diagonal diamond pattern, lending an air of cleanliness and tranquility to the space. The pure, clean perfection of this home provides a blank canvas for homeowner’s artwork and accents.

As the designer behind this master bathroom transformation, my mission was clear: to breathe new life into an outdated and dimly lit space while catering to my client's distinct desires. The project was marked by the client's unwavering commitment to enhancing functionality privacy and preserving the owner’s cherished MTI tub, all while adhering to the unalterable presence of existing windows.
FEATURES:
1. A glass pass-through between rooms allows natural light to flow freely, promoting a sense of openness.
2. The ceiling-mounted sliding glass door hardware elevates the shower experience with taller glass panels and effortless operation.
3. Accessibility and safety were paramount, resulting in a zero-entry shower, strategically placed grab bars, and an 'assist' TP holder.
4. To cater to varying preferences, a main showerhead and hand shower were accessible for standing and bench use.
5. A shared glass door between rooms eliminated the inconvenience of cumbersome door swings.
6. Privacy was enhanced through gradient glass etching, ensuring comfort and tranquility.
7. The digital shower system allowed for personalized controls, accommodating the unique preferences of the couple.
Creating a private bath around the existing MTI tub initially seemed insurmountable. However, innovative thinking led to a transformative solution. The drop-in tub was ingeniously converted into a free-standing tub with a narrow quartz deck adorned with a captivating mother-of-pearl mosaic tile surround. A floating walnut shelf at the tub's end introduced practicality and organic beauty.
Black plumbing fixtures were chosen to accentuate the mesmerizing depth of the mother-of-pearl mosaic tile. Horizontal book-matched walnut vanities introduced warmth and character, seamlessly connecting the interior to the outdoor view. The white quartz countertop is a refreshing contrast to the intricate finishes, lending a touch of sophistication. The ceiling light over the tub, akin to the icing on a cake, added a final note of elegance.
To meet the client's need for increased storage, the vanities have pullouts & roll-outs. These thoughtful additions ensured effortless access to personal care products. LED-lit medicine cabinets not only provided excellent lighting but also served as storage for everyday essentials. Vanity toe kick lighting is thoughtfully designed with a motion sensor at the entry, providing a guiding path to the water closet. Particularly valued during nighttime, this feature prevents unnecessary lights from illuminating, preserving the tranquility of those in bed.

This custom wine cellar inside of renowned Pamplemousse Grille Restaurant in Del Mar, San Diego, California is truly an eye catcher. Originally built for Pamplemousse's 5th anniversary, this wine cellar proves classic and timeless with distressed maple doors and traditional redwood racking behind them.
Vintage Wine Cellars and Jeffrey Strauss, famed Chef and incredible philanthropist in San Diego, have a long history of working together.. In addition to this cellar and multiple others in the Pamplemousse Restaurant grounds, we also had the pleasure of designing and building Jeffrey's personal home cellar as well.

Originally designed and built by Vintage Wine Cellars in 2001, this custom wine room boasts triple deep redwood wine racking, a three opening door system, and room for up to 800 bottles. With plenty of differentiated display, the team at Pamplemousse is able to regularly showcase their true love and understanding (as well as fantastic collection) for guests coming in looking to enjoy a world class bottle in this world class restaurant.
Recently, Vintage Wine Cellars updated this cellar with LED lighting, really enhancing the showcasing ability of this small wine cellar. With many incredible wines such as top assortments of Domaine de la Romanée-Conti, Cult Napa Cabernets, and more vintages of First Growth Bordeaux wines that you could ever choose from, it's no wonder that Pamplemousse Grille in Solana Beach, Del Mar, San Diego is still going strong in its 23rd year.

Strauss has prepared everything from intimate meals to huge banquets for the most prestigious corporate names in America and Europe (Tiffany and Co., Disney Studios, Paine Webber, UNOCAL, 20th Century Fox, Neiman Marcus, Hermes, Channel, Gucci, MCA, Amblin Entertainment); for such dignitaries as President George W. At age 23, Jeffrey became the executive chef of the Glorious Cafe in Washington D. C. His patience and dedication allowed Glorious Cafe to begin strongly and quickly gain respect throughout the Beltway. Shortly thereafter, he was persuaded to relocate to New York City to join Glorious Foods legendary catering operation. Throughout his nine years at Glorious Food (1985-1993), Jeffrey would take leaves of absence to concentrate on higher learning in some of Europe’s finest Michelin-rated restaurants. Upon his return from this culinary powerhouses in Europe, Jeffrey would transfer his learning into teaching. My ‘professional father,’ Chef Jean-Claude Nédélec at Glorious Food, taught me the power and art of food presentation,” Chef Strauss recalls. “And the renowned Chefs Roger Vergé at Le Moulin De Mougins and Albert Roux at Le Gavroche in London taught me the beauty of food.” Jeffrey spent a year with Chef Albert, serving as saucier and chef tourant of his Michelin 3 Star restaurant. These clients were in the second stage of renovating their stylish Tudor when we were approached to help formulate a final design plan for entertainment, technology integration and lighting design and control systems. Although the plan was to implement the final completion of these systems in stages, we needed to prepare the appropriate wiring to accomplish the end goals.
We provided a lighting design plan for the areas under construction and some simple control solutions from Lutron and Universal Remote Control. Once the Family room was completed we brought in the BDI Novia A/V Cabinet in Coco stained Cherry. This excellent piece of A/V furniture was just large enough to house the entertainment system along with the homes WiFi router.
The A/V system was built around a Denon AVR 3809Ci. Source components consisted of Comcast Cable HD DVR, Samsung Blu-Ray DVD player and an Apple TV. The Apple TV was the primarily used for playing the clients music and sharing their family pictures on the 50” Samsung LED TV. The Samsung Blu-Ray DVD player was designed with an internet application for Pandora Radio which is a great way to experience a wide variety of music by creating sets of personable radio stations.
Listing to the entertainment system is a real joy with the Totem Tribe in-wall speakers. These sealed cabinet in-wall speakers are some of the best in the world for a very reasonable price. The Velodyne MiniVee 10 was used as the subwoofer. Panamax surge protection was incorporated for everything including the TV.
The Universal Remote Control MX-980 was programmed to operate the primary entertainment system along with multiple audio zones for Kitchen, Dining, Patio, Master Bed & Bathroom through the Aton DLA6 zoned speaker selector and volume controller. Additional MX900 was used to support the master suite control within that area.
A Lutron Graphic eye was used in the Dining room to manage all of the lighting scenes while the Family room was controlled via the MX-980 remote and RF replacement wall dimmers. This was a great balance of budget and appropriate user interface options.

We were contacted by the Johnson’s to update their backyard fenced in pool area in the summer of 2012. Over the years the deck around the pool had deteriorated and the plants had become over grown and made walking around the deck difficult. The old concrete patio was small and only lit by bright 120 volt spot lights. What made this job difficult was the access to the backyard was limited to using a neighbor’s backyard for the project. We had to bring all debris out and materials in from a neighboring street, down the neighbor’s driveway, across the backyard, through an 8’ section that was in the far corner of the neighbor’s yard that corresponded to the entrance to Johnson’s backyard. They had a plan that they wanted to work from. Since access was a problem, we had to secure permission from the neighbor before we could consider bidding the job. After the neighbor’s permission was obtained we discussed materials for the drawing they had. It only included the hardscape and gazebo. Other difficulties included not damaging lighting and plumbing for the pool during excavation and construction. Also the ladders into the pool fit into cups screwed to the deck. These had to be replaced with precisely placed pipes mounted into the base for stability. Care had to be taken to make sure water would not drain from the deck into the pool. So we had to place channel drains between the patio area and pool deck area. A channel drain was placed between the exposed aggregate finished slab for the gazebo and the pool deck. This allowed for proper sloping of the hardscape to provide the drains to move rain away from the pool. We used polymeric sand in the paver joints to prevent breakdown of the installation and avoid wind and water moving sand into the pool. The slab for the gazebo was an exposed aggregate finish that measured 12’ 6” x 16’ 6”. The pagoda style roof for the gazebo and screening make it attractive and functional as a bug free area to entertain in. We discussed adding low voltage lighting, 120 volt plugs and drip irrigation early on so we could place conduits during the construction. After the hardscape installation we installed the low voltage lighting. We installed a transformer with a timer and an optional dusk to dawn photocell. The Johnsons did not like the old 120 volt spot light to light the back, they wanted something softer. We installed 20 path lights to illuminate the hardscape and 3 wall wash lights to add evening depth to the yard. We installed the plantings and Hunter drip irrigation system in the spring of 2013. It was easy to convince them that the drip system was the proper way to irrigate the area. There would be no spray to blow onto patio furniture or into the gazebo. Also drip irrigation uses less water so they are economical to operate. This gave them a low maintenance yard, a nice finished look and something blooming throughout the growing season. The Johnsons have been very happy with the look and the functionality of the pool deck, patio, lights, irrigation and gazebo.

As the designer behind this master bathroom transformation, my mission was clear: to breathe new life into an outdated and dimly lit space while catering to my client's distinct desires. The project was marked by the client's unwavering commitment to enhancing functionality privacy and preserving the owner’s cherished MTI tub, all while adhering to the unalterable presence of existing windows.
FEATURES:
1. A glass pass-through between rooms allows natural light to flow freely, promoting a sense of openness.
2. The ceiling-mounted sliding glass door hardware elevates the shower experience with taller glass panels and effortless operation.
3. Accessibility and safety were paramount, resulting in a zero-entry shower, strategically placed grab bars, and an 'assist' TP holder.
4. To cater to varying preferences, a main showerhead and hand shower were accessible for standing and bench use.
5. A shared glass door between rooms eliminated the inconvenience of cumbersome door swings.
6. Privacy was enhanced through gradient glass etching, ensuring comfort and tranquility.
7. The digital shower system allowed for personalized controls, accommodating the unique preferences of the couple.
Creating a private bath around the existing MTI tub initially seemed insurmountable. However, innovative thinking led to a transformative solution. The drop-in tub was ingeniously converted into a free-standing tub with a narrow quartz deck adorned with a captivating mother-of-pearl mosaic tile surround. A floating walnut shelf at the tub's end introduced practicality and organic beauty.
Black plumbing fixtures were chosen to accentuate the mesmerizing depth of the mother-of-pearl mosaic tile. Horizontal book-matched walnut vanities introduced warmth and character, seamlessly connecting the interior to the outdoor view. The white quartz countertop is a refreshing contrast to the intricate finishes, lending a touch of sophistication. The ceiling light over the tub, akin to the icing on a cake, added a final note of elegance.
To meet the client's need for increased storage, the vanities have pullouts & roll-outs. These thoughtful additions ensured effortless access to personal care products. LED-lit medicine cabinets not only provided excellent lighting but also served as storage for everyday essentials. Vanity toe kick lighting is thoughtfully designed with a motion sensor at the entry, providing a guiding path to the water closet. Particularly valued during nighttime, this feature prevents unnecessary lights from illuminating, preserving the tranquility of those in bed.
