How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Inspiration for a mid-sized timeless custom-shaped and concrete paver infinity hot tub remodel in Charleston

This was a remodel of the homeowners "florida room" - the roofline used to be much lower, and we had to raise the ceiling line to make it taller so that we could have as much of the door be glass and open space to see the great view. We put in travertine tiles in the Florida Room which was then carried out to the new patio, but the existing pool - previously, was much larger, however they were looking for something more along the lines of a "dipping pool" so we replaced the larger pool with a smaller pool with additional levels. The deck was extended and we planted new palm trees and new landscaping. We also incorporated water features alongside the pool to give the feel of a unique aquatic oasis.

Inspiration for a mid-sized country u-shaped concrete floor open concept kitchen remodel in Austin with an undermount sink, flat-panel cabinets, white cabinets, white backsplash, stainless steel appliances, an island, solid surface countertops, porcelain backsplash and white countertops

The layout of the master bathroom was created to be perfectly symmetrical which allowed us to incorporate his and hers areas within the same space. The bathtub crates a focal point seen from the hallway through custom designed louvered double door and the shower seen through the glass towards the back of the bathroom enhances the size of the space. Wet areas of the floor are finished in honed marble tiles and the entire floor was treated with any slip solution to ensure safety of the homeowners. The white marble background give the bathroom a light and feminine backdrop for the contrasting dark millwork adding energy to the space and giving it a complimentary masculine presence. Storage is maximized by incorporating the two tall wood towers on either side of each vanity – it provides ample space needed in the bathroom and it is only 12” deep which allows you to find things easier that in traditional 24” deep cabinetry. Manmade quartz countertops are a functional and smart choice for white counters, especially on the make-up vanity. Vanities are cantilevered over the floor finished in natural white marble with soft organic pattern allow for full appreciation of the beauty of nature. This home has a lot of inside/outside references, and even in this bathroom, the large window located inside the steam shower uses electrochromic glass (“smart” glass) which changes from clear to opaque at the push of a button. It is a simple, convenient, and totally functional solution in a bathroom. The center of this bathroom is a freestanding tub identifying his and hers side and it is set in front of full height clear glass shower enclosure allowing the beauty of stone to continue uninterrupted onto the shower walls. We basically squeezed this into a closet, but wow does it deliver! The roll out shelf can expand for folding and ironing and push back in when it's not needed. The landscape has multiple activity areas for the children -- a lawn, a lap pool specially designed for games of water volleyball, and a sport court. White trellises link this part of the landscape back to the main patio and house.

This stunning glass enclosed modern custom wine cellar was designed and installed by Vintage Cellars earlier this year. The Contemporary Custom Wine Room was fitted into an existing fireplace space, turning the visually unappealing sore thumb of the room into a magnificent show stopping centerpiece. This modern luxury condo on the 31st floor in a downtown San Diego high-rise acted as a very interesting project for the custom wine cellar design team at Vintage Cellars. The modern wine room space has dual paned, insulated glass but because of the nature of glass itself, the cooling unit was recommended to be oversized. The custom wine room space itself didn't have great options for venting the cooling unit due to the location on the 31st floor. The best option to vent was determined to treat the wine room as a wine cabinet, per se. The Cooling Unit, a CellarPro 1800 XTS, was placed in the ceiling, venting down cool air and circulating vented air back upward. The result works perfectly for a uniquely modern and contemporary space such as this. This fully enclosed, glass front custom wine cellar boasts a 300 bottle capacity with a sleek, modern, label forward feel that ULTRA Wine Peg racking is known for. The center section is a double stacked full reveal display row, showcasing some of the homeowner's finer wines. Though no particular space was made within the wine racking area, the design of this modern custom wine cellar was pushed back a couple of feet so that wine case storage could be an option between the glass front and the custom racking. Additionally, the clean feel goes even further upon looking for the entrance into this wine cellar. The flat panel on the furthest left side opens slowly and almost magically when pushed in slightly. This stunning glass enclosed modern custom wine cellar was designed and installed by Vintage Cellars earlier this year. The Contemporary Custom Wine Room was fitted into an existing fireplace space, turning the visually unappealing sore thumb of the room into a magnificent show stopping centerpiece. This modern luxury condo on the 31st floor in a downtown San Diego high-rise acted as a very interesting project for the custom wine cellar design team at Vintage Cellars. The modern wine room space has dual paned, insulated glass but because of the nature of glass itself, the cooling unit was recommended to be oversized. The custom wine room space itself didn't have great options for venting the cooling unit due to the location on the 31st floor. The best option to vent was determined to treat the wine room as a wine cabinet, per se. The Cooling Unit, a CellarPro 1800 XTS, was placed in the ceiling, venting down cool air and circulating vented air back upward. The result works perfectly for a uniquely modern and contemporary space such as this. This fully enclosed, glass front custom wine cellar boasts a 300 bottle capacity with a sleek, modern, label forward feel that ULTRA Wine Peg racking is known for. The center section is a double stacked full reveal display row, showcasing some of the homeowner's finer wines. Though no particular space was made within the wine racking area, the design of this modern custom wine cellar was pushed back a couple of feet so that wine case storage could be an option between the glass front and the custom racking. Additionally, the clean feel goes even further upon looking for the entrance into this wine cellar. The flat panel on the furthest left side opens slowly and almost magically when pushed in slightly.
