This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round.
Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game.
The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun.
Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design.
Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden.
Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

In dialogue with history
The gently curving figures create a whimsical play resembling an asymmetrical arabesque. Flirting with the traditional motif of the carpet's ornament is a meta-message addressed to cultural memory. The canvas of the rug is divided into segments by light lines, which look three-dimensional thanks to the yellow reflex. The framed spaces are colored as if isolated from the others. The color varies both through the effect of inhomogeneous coloring of the threads and weaving of two or three close colors next to each other, forming a background of a complex color gradient of shades of gray and blue.
The virtue of centuries-old traditions of hand knotting
The rug is made in the traditional hand weaving workshop of Nepal. Masters of this art have been preserving the technology for hundreds of years, and in collaboration with modern European designers create unique rugs at the junction of tradition and modernity. Natural raw materials are used in the creation of this rug, which reflects the idea of authentic aesthetics and modern requirements for ecological comfort. The density of the rug is 100 knots per inch.

A tranquil color palette of neutrals, greens, and lavender was used to transform the estate into a glamorous and relaxing beachside home. The elegant arrangement of the colors, furniture, and pieces of art look natural and livable. The soft colors, fabrics, accessories, and art play all pull together to create this sophisticated home that also offers a lot of warmth and comfort.

It was a pleasure to help this single dad transform a previous French Country motif into a Handsome Space with Masculine Vibe. The homeowner loves the blues you find in the Caribbean so we used those as accent colors throughout the rooms.
Entry
We painted the walls Sherwin Williams’ Latte (SW6108) to add warmth. We accessorized the homeowner’s beautiful burl wood cabinet with vibrant artwork and whimsical Chinese horses. I always recommend task lighting in a Foyer, if possible, and the rectangular lamp shade is the perfect shape to fit on the small end of the cabinet.
Powder Room
I adore the Candace Olson wallpaper we used in the Powder Room. The blocks look like sections of wood. It works great with the existing granite. Other examples of wallpaper here and here.
Great Room
We touched every surface in this Great Room from painting the walls Nomadic Desert (SW6107) to painting the ceiling Double Latte (SW9108) to make the room feel cozier to replacing the carpet with this transitional style with striated pattern to painting the white built-ins.
Furniture placement was a real challenge because the grand piano needed to stay without blocking the traffic flow through the space. The homeowner also wanted us to incorporate his chess table and chairs. We centered a small seating area in front of the fireplace utilizing two oversized club chairs and an upholstered ottoman with a wood tray that slides. The wood bases on the chairs helps their size not overpower the room. The velvet ottoman fabric with navy, azure, and teal blues is a showstopper.
We used the homeowner’s wonderful collection of unique puzzle boxes to accessorize the built-ins. We just added some pops of blues, greens and silver. The homeowner loves sculptural objects so the nickel twig wall decor was the perfect focal point above the mantle. We opted not to add anything to the mantle so it would not distract from the art piece.
We added decorative drapery panels installed on short rods between each set of doors. The homeowner was open to this abstract floral pattern in greens and blues!
We reupholstered the cushions for the chess table chairs in a fun geometric fabric that coordinates with the panel fabric. The homeowner does not use this set of doors to access the deck so we were able to position the table directly in front of them.
Kelly Sisler of Kelly Faux Creations worked her magic on the built-ins. We used Sherwin Williams’ Mega Greige (SW7031) as the base and then applied a heavy bronze glaze. It completely transformed the Great Room. Other examples of painting built-ins here and here.

Inspiration for a contemporary styled farmhouse in The Hamptons featuring a neutral color palette patio, rectangular swimming pool, library, living room, dark hardwood floors, artwork, and ornaments that all entwine beautifully in this elegant home.

Aluminum arcs surround a central axis in this freestanding contemporary metal sculpture, suggesting the freedom of the sea. Evoking billowing sails leaning into the wind, the arcs surround the central mast, giving a sense of movement as the piece is viewed from various angles. An abstract textured base is ornamented with a waving pattern, bringing the maritime theme all the way to the earth.

What once was a great room lacking purpose and meaning is now a redefined environment fit for fun conversation and entertaining. With a blank canvas, a single piece of art was used to serve as the inspirational driver for this bar design.
A wall bump-out was incorporated to anchor the entire bar within the massive great room. Symmetrical balance was formed by use of mirrored open shelves flanking the central piece of artwork. Layers of subtle wall textures from the mother of pearl wallcovering to the washed porcelain tile offer dimension. The rich wooden tones of the millwork highlight the touch of ornamentation and not only contrast against the translucent appearance of the natural quartzite counter but ground the overall design amongst the existing travertine floor.
To further compliment the lustrous tones from the art piece, hints of brass and gold are seen in the pendants, bar stool bases and the metal detail intersecting the wall shelves. A deep sage accent wall is introduced to further accentuate the space and create a moodier vibe.
Sophistication paired with intriguing elements breathe new life into this transformed great room space.
