Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. The house is akin to a custom, modern-day Eichler home in many ways. Inspired by mid-century modern homes with today’s materials, approaches, standards, and technologies. The goals were to create an indoor-outdoor home that was energy-efficient, light and flexible for young children to grow. Over the Merrimack River and Through the Woods Set back from the road in a picturesque plush green setting flanked by towering 90’ pine trees with seasonal views of the Merrimack River, this 1960’s home was an ideal location to support this amazing kitchen transformation. The privacy, views, peaceful environment and very little traffic provides this family with the lifestyle they’ve grown to love and therefore decided was well worth the investment. Thoughtful space-planning solutions, creative layout and focus on function produced this aesthetically pleasing and sensible design. Interior Designer: MOTIV Interiors LLC Photographer: Sam Angel Photography Design Challenge: This 8 year-old boy and girl were outgrowing their existing setup and needed to update their rooms with a plan that would carry them forward into middle school and beyond. In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In her room, we wanted to create a fun-filled space that supports softball, sleepovers, science, and anything else a girl might want to get into. The star of the show is a beautiful hand-printed wallpaper by Brooklyn designer Aimee Wilder, whose FSC-certified papers contain no VOC’s (Volatile Organic Compounds). That means that in addition to packing a powerful visual punch, they meet our standard for excellent indoor air quality. We also love this wallpaper because it is composed of so many different neutral colors - this room can organically evolve over time without necessarily replacing the paper (which was installed with a no-VOC adhesive). We refreshed the remaining walls with a scrubbable no-VOC paint from Sherwin Williams (7008 Alabaster) and gave the carpets in both of the twins’ rooms a good cleaning and simple stretch as opposed to replacing them. In order to provide more functional light in her room, we incorporated a corner floor lamp for reading, a telescoping desk lamp for studying, and an eye-catching LED flower pendant on a dimmer switch sourced from Lightology. Custom window treatments in a linen/cotton blend emphasize the height of the room and bring in a little “bling” with antiqued gold hardware. Before we even thought about aesthetics, however, MOTIV Interiors got to work right away on increasing functionality. We added a spacious storage unit with plenty of baskets for all of our young client’s animal friends, and we made sure to include ample shelf space for books and hobbies as she finds new passions to explore down the road. We always prefer eco-friendly furnishings that are manufactured responsibly, made with sustainably harvested wood (FSC Certified), and use no glue or non-toxic glues and paints. The bedding in this project is 100% cotton and contains no synthetic fibers. When purchasing bedding, check for the GOTS Certification (Global Organic Textile Standard). The introduction of a desk and drawer unit created a calming space to study and reflect, or write a letter to a friend. Gold accents add a bit of warmth to the workspace, where she can display her memories, goals, and game plans for a bright future. We hope you enjoyed this project as much as we did! Contact us today to discuss Translating Your Visions into Reality The client was interested in new appliance technology, cabinetry to the ceiling, and an Island large enough to seat 3. They also wanted a built-in breakfast nook, improved pantry space, more functional storage on either side of their fireplace, and a built-in appearance for the TV above the mantel. The original built-in desk was not used, and they preferred for that space to serve as a small bar area with refrigeration and a place to store their printer. We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. The existing closet pantry walls were also reconfigured as per the new plan. This serves as a great reminder that Dimensions In Wood is much more than just custom cabinets. Central to the entire custom kitchen is an 8-foot Walnut island. The huge island, which comfortably seats three, is topped with Essenza Blue quartzite. The stone’s natural striations are beautiful. Quartzite is harder than granite, and less likely to stain than other stones because of its density. The couple had to look through multiple slabs to find a piece they LOVED. The island’s custom Walnut cabinetry, built to resemble a piece of custom furniture, was stained Bronzed Walnut by Sherwin Williams. The 4-foot Galley Workstation in the island, handles all the kitchen’s prep, serving, and cleanup needs. The Galley’s culinary tools include an upper tier cutting board, upper tier drying rack, 2 lower tier platforms, 11″ colander with non-slip handles, and 11” mixing bowl with lid and non-slip bottom. Learn more about the amazing Galley Workstation here. A Waterstone gantry faucet in a pewter finish combines a pull-down sprayer for maximum mobility and a articulated swivel spout. A water tap with reverse osmosis filter provides the highest quality drinking water. To keep a clean and sleek counter we installed a raised air switch for the garbage disposal and integrated soap dispenser. The island also houses the Thermador Sapphire 7-Program Dishwasher with a hidden touch control panel and a custom Walnut wood front. The cabinetry under the Galley Workstation features a trash roll out, as well as storage for the culinary tools. Shortening the stairwell wall, and reframing around the stairs, which included shortening the handrail, also made room for a bi-fold door walk-in pantry with extra roll out storage and space for a small microwave. Above the panty doors is a remote controlled, electric motor powered, lift up cabinet door which hides a flat screen TV, used while the family is cooking. To the right of the walk-in pantry is cold food storage. The Thermador, 30-inch Freedom Collection refrigerator and 24-inch built-in freezer column with internal ice maker are covered with matching cabinetry fronts. An open display space was designed above the units, creating an aesthetically beautiful wall. To the right of the refrigerator & freezer columns is a tall cabinet designed for the built-in Thermador steam and convection oven. The convention steam oven is a relatively new technology for homes, but its versatility and food quality is amazing. To the right of this is a pull-out appliance pantry which provides easy access and storage for a stand mixer, blender, and any other appliance you do not want to clutter the counter. The most visible wall of the kitchen features the 36-inch Thermador Professional Series Harmony Gas Range with Griddle. Between the range and custom designed wood hood, a framed mosaic tile accent in the backsplash, creates a focal point. To clear the air, the Professional Series Thermador 42-inch ventilation insert provides excellent exhaust capabilities, as well as providing multi-level, vivid LED lights for beautiful illumination. The wall cabinetry symmetrically flanks the custom hood, utilizing deeper wall cabinetry on each end, allowing for storage of oversized dishware. The base cabinetry on this wall is made up of drawers, except for the corner, which is a Kesseböhmer LeMans II. This specially designed shelf system allows ease of access in underutilized blind corners. The dual action articulation system with soft close mechanism ensures a smooth open and close. Rounding the corner to the outside wall, the base cabinetry was built to a narrower depth, providing additional space for the island, as well as easier access to the new larger pass-thru window which serves the screen porch. The client selected Black Vermont granite countertops with an ogee edge to contrast the Linen White painted cabinetry. The door to the screen porch was replaced with a Marvin Exterior Door with a raised panel at the bottom of the 3⁄4 glass door. Marvin Windows replaced the other windows in the space increasing the energy efficiency and value of the home. To establish the breakfast nook, a bench with drawers and an upholstered seat was built into the bay area of the room. Custom bookshelves were built with open shelves, cabinet doors, and drawers on either side of the fireplace. A new stone hearth and fireplace surround were installed. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. The owner of this historic and landmarked town-home renovation in Hudson Square, originally built in 1826, hired Gallery Kitchen and Bath to fully gut-renovate this 3-unit row-home. The scope of work included a full-scale renovation of the owners unit, including the renovation of the kitchen, one 4-piece master ensuite bathroom, one 3-piece bathroom with a walk-in steam shower, and a beautiful powder room. Additional work in the owners unit also included flooring, electrical upgrade, major plumbing work, new HVAC system, restoration of a fireplace, installation of a fully integrated smart home system and landmarked approved windows. CELLAR RENOVATION IN NYC LANDMARKED TOWN-HOME Rounding out the owners unit we renovated the cellar, which was converted into an entertainment space and featured a custom glass curtain wall, along with a custom staircase with an exposed brick wall. During the demolition phase of the cellar, our team discovered 56 wine jugs filled with wine from the prohibition era, leading us to name this project the prohibition house. For the two tenant units, Gallery Kitchen and Bath undertook the renovation of 2 kitchens, 4 bathrooms, new hardwood flooring throughout, along with detailed carpentry work in the entire home. WHY GALLERY KITCHEN AND BATH After interviewing multiple contractors, our client decided on Gallery Kitchen and Bath primarily because of our turnkey design, selection, and build process. In a renovation of this magnitude it is crucial to have a centralized full service contractor under one roof to handle all of the aspects and simultaneous moving parts of the project. Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly. Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable. PHASE 1: DESIGN, SELECTION, PROCUREMENT Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story. In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit. In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile. Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece. With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes. PHASE 2: DEMO Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space. After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar. PHASE 3: BUILD One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor. With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan. THE REVEAL From what was once a dilapidated town-home with nothing but potential, to a glamorous and luxurious modern interior space – the prohibition house was complete. This project began with an entire penthouse floor of open raw space which the clients had the opportunity to section off the piece that suited them the best for their needs and desires. As the design firm on the space, LK Design was intricately involved in determining the borders of the space and the way the floor plan would be laid out. Taking advantage of the southwest corner of the floor, we were able to incorporate three large balconies, tremendous views, excellent light and a layout that was open and spacious. There is a large master suite with two large dressing rooms/closets, two additional bedrooms, one and a half additional bathrooms, an office space, hearth room and media room, as well as the large kitchen with oversized island, butler's pantry and large open living room. The clients are not traditional in their taste at all, but going completely modern with simple finishes and furnishings was not their style either. What was produced is a very contemporary space with a lot of visual excitement. Every room has its own distinct aura and yet the whole space flows seamlessly. From the arched cloud structure that floats over the dining room table to the cathedral type ceiling box over the kitchen island to the barrel ceiling in the master bedroom, LK Design created many features that are unique and help define each space. At the same time, the open living space is tied together with stone columns and built-in cabinetry which are repeated throughout that space. Comfort, luxury and beauty were the key factors in selecting furnishings for the clients. The goal was to provide furniture that complimented the space without fighting it.

This old 1920's home is thought to be an original George Washington Smith home, has now been updated and extended by Architect Bob Easton of Santa Barbara. Arched walls over stairs, plaster fireplaces, and very simple, comfortable design make for a very livable home for this family with multiple pets. Leather sofas for an easy feel, over antique hand knotted rugs and old world furniture show off this old Spanish home in the Ojai Valley. The Designers used periwinkle colored windows and doors to play off the black iron windows, and real Malibu tile with white marble tile surrounds around a blue granite kitchen island. The living room ceiling is completely original, and is the inspiration for the new exposed beam master suite ceilings. All the lighting is custom wrought iron fixtures, made especially for this home. This bright kitchen features gorgeous white UltraCraft cabinetry and natural wood floors. The island countertop is Mont Blanc honed quartzite with a build-up edge treatment. To contrast, the perimeter countertop is Silver Pearl Leathered granite. Northern Michigan is the ultimate getaway destination with serene views and abundance of outdoor recreation. This remote Up North house offers nothing short of that. With the nearest major town almost 45 minutes away, it was essential this vacation home offered all the amenities for entertainment and relaxation. Spire worked with the client to create the perfect lake house retreat with comfort and convenience during any season or weather. The living room with an attached game room is a versatile space that offers endless entertainment. A 65” TV was installed over the fireplace in the custom stone wall. The adjustable mount allows the TV to lower for comfortable viewing from either the couch or pool table. A pair of Meridian Audio DSP7200 custom color matched speakers equipped with a Meridian Audio 218 digital controller were strategically installed on each side of the fireplace. The floor-standing speakers compliment the natural stone while providing astonishingly life-like sound, perfect for streaming live concerts. The powerful audio extends to the upper level of the home. Spire installed B&W 700 series bookshelf speakers in the executive office and a Triad custom speaker bar in the master bedroom. These speakers are ideal for smaller rooms, while elevating the TV experience. The large living room windows offer beautiful lake views and ample lighting. Lutron Palladiom shades were installed to easily control the natural light in the living room, master bedroom and bathroom. They are custom designed and fully automated to let in the morning sun or achieve partial shading or complete privacy. Whether set on a schedule or controlled from an iPad, the shades operate quietly and seamlessly. The technology was designed to be enjoyed just as much indoors as outdoors. With the whole home audio system, high-quality sound can flow throughout the indoor rooms as well as the outdoor patio. While the location may be remote, Spire ensured the WiFi and network connection is strong both throughout the yard and inside the home. A Lutron HomeWorks QS system integrates the control of all the interior and exterior lighting including motion sensing for the exterior pathway. Since this is not a permanent residence, a control and security system was very important. A personalized Savant system was integrated for full home control of lighting, climate, entertainment and security from anywhere with a smart device . This includes the ability to control the multiple landscape light zones with timed scenes. The Doorbird cameras and chimes with the integration of camera feeds into the Savant Control provides remote communication with visitors at any of the exterior doors. Remote access also allows rebooting of all essential systems from any location.

This kitchen underwent an extensive renovation with all new appliances and adding a picture window in the back to provide a view of the backyard. The DEANE designer loves how the color palette is a departure from the current all-white trend. The rustic, industrial custom hood is made with burnished metals that play off the oil-rubbed bronze hardware and the lighting fixtures. The over-sized island is made from two book-matched pieces of Taj Mahal quartzite – a natural stone, practically indestructible and a fantastic choice for this family of five. The island cabinets reflect the growing trend of using warmer, natural tones. The Weimaraner color which was used anchors the island against the creamy perimeter cabinets. The large island was designed with the owners’ love of cooking and making pasta together as a family.

With adjacent neighbors within a fairly dense section of Paradise Valley, Arizona, C.P. Drewett sought to provide a tranquil retreat for a new-to-the-Valley surgeon and his family who were seeking the modernism they loved though had never lived in. With a goal of consuming all possible site lines and views while maintaining autonomy, a portion of the house — including the entry, office, and master bedroom wing — is subterranean. This subterranean nature of the home provides interior grandeur for guests but offers a welcoming and humble approach, fully satisfying the clients requests. While the lot has an east-west orientation, the home was designed to capture mainly north and south light which is more desirable and soothing. The architecture’s interior loftiness is created with overlapping, undulating planes of plaster, glass, and steel. The woven nature of horizontal planes throughout the living spaces provides an uplifting sense, inviting a symphony of light to enter the space. The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. Grand Award winner for Best Interior Design of a Custom Home The material palette began with a rich, tonal, large-format Quartzite stone cladding. The stone’s tones gaveforth the rest of the material palette including a champagne-colored metal fascia, a tonal stucco system, and ceilings clad with hemlock, a tight-grained but softer wood that was tonally perfect with the rest of the materials. The interior case goods and wood-wrapped openings further contribute to the tonal harmony of architecture and materials. Grand Award Winner for Best Indoor Outdoor Lifestyle for a Home This award-winning project was recognized at the 2020 Gold Nugget Awards with two Grand Awards, one for Best Indoor/Outdoor Lifestyle for a Home, and another for Best Interior Design of a One of a Kind or Custom Home. At the 2020 Design Excellence Awards and Gala presented by ASID AZ North, Ownby Design received five awards for Tonal Harmony. The project was recognized for 1st place – Bathroom; 3rd place – Furniture; 1st place – Kitchen; 1st place – Outdoor Living; and 2nd place – Residence over 6,000 square ft. Congratulations to Claire Ownby, Kalysha Manzo, and the entire Ownby Design team. Dennis and Joe have a large, light-filled house. New construction meant lofted space and open floor plans with traditional styling. Running a busy dental practice by day and engaged in a rich social life by night, this couple needed a professional to take the lead on making their house a home. That’s my cue! They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury. Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort. I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.” I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties. I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!” Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could. You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?) From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom. Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper. Rather, our goal was to take what was already there and make it better, more like them. Using functionality first, we focused on giving the house a soothing, joyful aesthetic. We upped the chic factor by a gajillion and helped them find their ‘happy’ at home. The planning phase of this modern retreat was an intense collaboration that took place over the course of more than two years. While the initial design concept exceeded the clients' expectations, it also exceeded their budget beyond the point of comfort. The next several months were spent modifying the design, in attempts to lower the budget. Ultimately, the decision was made that they would hold off on the project until they could budget for the original design, rather than compromising the vision. About a year later, we repeated that same process, which resulted in the same outcome. After another year-long hiatus, we met once again. We revisited design thoughts, each of us bringing to the table new ideas and options. Each thought simply solidified the fact that the initial vision was absolutely what we all wanted to see come to fruition, and the decision was finally made to move forward. The main challenge of the site was elevation. The Southeast corner of the lot stands 5'6" above the threshold of the rear door, while the Northeast corner dropped a full 2' below the threshold of the door. The backyard was also long and narrow, sloping side-to-side and toward the house. The key to the design concept was to deftly place the project into the slope and utilize the elevation changes, without allowing them to dominate the yard, or overwhelm the senses. The unseen challenge on this project came in the form of hitting every underground issue possible. We had to relocate the sewer main, the gas line, and the electrical service; and since rock was sitting about 6" below the surface, all of these had to be chiseled through many feet of dense rock, adding to our projected timeline and budget. As you enter the space, your first stop is an outdoor living area. Smooth finished concrete, colored to match the 'Leuder' limestone coping, has a subtle saw-cut pattern aligned with the edges of the recessed fire pit. In small spaces, it is important to consider a multi-purpose approach. So, the recessed fire pit has been fitted with an aluminum cover that allows our client to set up tables and chairs for entertaining, right over the top of the fire pit. From here, it;s two steps up to the pool elevation, and the floating 'Leuder' limestone stepper pads that lead across the pool and hide the dam wall of the flush spa. The main retaining wall to the Southeast is a poured concrete wall with an integrated sheer descent waterfall into the spa. To bring in some depth and texture, a 'Brownstone' ledgestone was used to face both the dropped beam on the pool, and the raised beam of the water feature wall. The main water feature is comprised of five custom made stainless steel scuppers, supplied by a dedicated booster pump. Colored concrete stepper pads lead to the 'Ipe' wood deck at the far end of the pool. The placement of this wood deck allowed us to minimize our use of retaining walls on the Northeast end of the yard, since it drops off over three feet below the elevation of the pool beam. One of the most unique features on this project has to be the structure over the dining area. With a unique combination of steel and wood, the clean modern aesthetic of this structure creates a visual stamp in the space that standard structure could not accomplish. 4" steel posts, painted charcoal grey, are set on an angle, 4' into the bedrock, to anchor the structure. Steel I-beams painted in green-yellow color--aptly called "frolic"--act as the base to the hefty cedar rafters of the roof structure, which has a slight pitch toward the rear. A hidden gutter on the back of the roof sends water down a copper rain chain, and into the drainage system. The backdrop for both this dining area , as well as the living area, is the horizontal screen panel, created with alternating sizes of cedar planks, stained to a calm hue of dove grey.

A little over a year ago my retaining wall collapsed by the entrance to my house bringing down several tons of soil on to my property. Not exactly my finest hour but I was determined to see as an opportunity to redesign the entry way that I have been less than happy with since I got the house. I wanted to build a structure together with a new wall I quickly learned it required foundation with cement caissons drilled all the way down to the bedrock. It also required 16 ft setbacks from the hillside. Neither was an option for me. After much head scratching I found the shed building ordinance that is the same for the hills that it is for the flatlands. The basics of it is that everything less than 120 ft, has no plumbing and with electrical you can unplug is considered a 'Shed' in the City of Los Angeles. A shed it is then. This is lead me the excellent high-end prefab shed builders called Studio Shed. I combined their structure with luxury vinyl flooring from Amtico and the 606 Universal Shelving System from Vitsoe. All the interior I did myself with my power army called mom and dad. I'm rather pleased with the result which has been dubbed the 'SheShed'

Klopf Architecture, Arterra Landscape Architects and Henry Calvert of Calvert Ventures Designed and built a new warm, modern, Eichler-inspired, open, indoor-outdoor home on a deeper-than-usual San Mateo Highlands property where an original Eichler house had burned to the ground. The owners wanted multi-generational living and larger spaces than the original home offered, but all parties agreed that the house should respect the neighborhood and blend in stylistically with the other Eichlers. At first the Klopf team considered re-using what little was left of the original home and expanding on it. But after discussions with the owner and builder, all parties agreed that the last few remaining elements of the house were not practical to re-use, so Klopf Architecture designed a new home that pushes the Eichler approach in new directions. One disadvantage of Eichler production homes is that the house designs were not optimized for each specific lot. A new custom home offered the team a chance to start over. In this case, a longer house that opens up sideways to the south fit the lot better than the original square-ish house that used to open to the rear (west). Accordingly, the Klopf team designed an L-shaped “bar” house with a large glass wall with large sliding glass doors that faces sideways instead of to the rear like a typical Eichler. This glass wall opens to a pool and landscaped yard designed by Arterra Landscape Architects. Driving by the house, one might assume at first glance it is an Eichler because of the horizontality, the overhanging flat roof eaves, the dark gray vertical siding, and orange solid panel front door, but the house is designed for the 21st Century and is not meant to be a “Likeler.” You won't see any posts and beams in this home. Instead, the ceiling decking is a western red cedar that covers over all the beams. Like Eichlers, this cedar runs continuously from inside to out, enhancing the indoor / outdoor feeling of the house, but unlike Eichlers it conceals a cavity for lighting, wiring, and insulation. Ceilings are higher, rooms are larger and more open, the master bathroom is light-filled and more generous, with a separate tub and shower and a separate toilet compartment, and there is plenty of storage. The garage even easily fits two of today's vehicles with room to spare. A massive 49-foot by 12-foot wall of glass and the continuity of materials from inside to outside enhance the inside-outside living concept, so the owners and their guests can flow freely from house to pool deck to BBQ to pool and back. During construction in the rough framing stage, Klopf thought the front of the house appeared too tall even though the house had looked right in the design renderings (probably because the house is uphill from the street). So Klopf Architecture paid the framer to change the roofline from how we had designed it to be lower along the front, allowing the home to blend in better with the neighborhood. One project goal was for people driving up the street to pass the home without immediately noticing there is an "imposter" on this lot, and making that change was essential to achieve that goal. This 2,606 square foot, 3 bedroom, 3 bathroom Eichler-inspired new house is located in San Mateo in the heart of the Silicon Valley. Once they were settled they decided to hire us as their interior designers to renovate and redesign various spaces of their home. Besides it being absolutely gorgeous I point out all the perks saying such things as, "why wouldn't you want to have both a full size trash and recycling can under your sink?". As you can see, our sinks are shallow enough (and the drain is in the rear corner) that you can have a double trash pullout under your sink. That location is where most trash is generated. Why waste an entire valuable cabinet on trash storage? So, what is the "Signature Series" Sink? It is the first sink where you can do all of your food preparation INSIDE the sink and keep your counters clean! No more cutting chicken on a cutting board next to the sink and having chicken "juice" running all over the countertop and possibly the floor. Everything is done inside the confines of the sink! Offset sink drain location - Allows for set-off space and even a dish rack on the left side, while having the ability to wash dishes on the side with the drain. Use the sink like a double bowl sink without the divider in the way. Long single bowl kitchen sinks - Double bowl sinks became extinct with the invention of the dishwasher. I feel a 36" to 42" long sink is the ultimate size for a Signature Series kitchen sink if you have the space in your kitchen for one. That being said, I use a 24" version at my home and it works nicely. The Signature Series Kitchen Sink option - a 1/2" ledge, 2" down from the front and rear of the sink. This ledge allows for many timesaving components such as: Cutting boards and grid drains, This option is available on copper apron front sinks, under mount and top mount sinks - both in copper and stainless steel. This sink is called the "Signature Series Sink" because I sign each sink. You can do all of your food preparation inside the confines of the sink instead of adjacent to the sink. When you prepare poultry, you generally have a cutting board to the side of the sink - and the chicken juice generally runs off the cutting board on to the countertop. What a mess! Now, you can set the raw chicken on the copper grid, place a custom poly cutting board adjacent to it (inside the bowl on the ledge) and do all the food prep with no mess on the countertop. There are some sinks out there with similar options, but they miscalculated. With theirs, the cutting board is either flush with the countertop or just above it. Imagine rinsing it off. The water will flow right onto the floor and counter. Ours has a recess that will not allow for that problem. This sink is not designed like the Kohler Stages or DeGulio's sink..Their interior ledge for the cutting board appears that it is too high inside the sink. It seems impossible to me that you can run water over the cutting board without getting it all over the countertop. Our ledge is thoughtfully placed 2" down, so the 1" thick board is 1 inch below the top of the sink.
