It’s always a good idea to double-check any tile cleaning advice you receive with a professional. Sometimes advice can be inaccurate and cause more problems than good. Such was the case with this customer, who lives in the small town of Appleton near Warrington. He had been advised by his builder to use brick acid to remove carpet glue from a newly discovered Quarry tiled floor. Taking the advice, he had washed the floor several times with a solution of brick acid diluted with water. But while this seemed to successfully remove the carpet glue, it also severely discoloured the grout lines, leaving the entire floor looking grubby and unappealing. The customer was just about to go on holiday, and asked me to see what could be done to restore the floor’s appearance while he was gone. With the house to myself, I got to work. My first job was to strip the floor property to remove old sealers present on the tile using a strong dilution of our high alkaline cleaner, Tile Doctor Pro Clean. We use this cleaner on all types of tile and natural stone due to its versatility and consistency. I spread the solution onto the floor and left to dwell for twenty minutes before scrubbing with a black pad fitted to a floor rotary machine. This process also removed the years of dirt and dust that had penetrated through the recently removed carpet. I also paid attention to the grout lines giving them a good scrub with a stiff grout brush, but the acid staining proved to be impossible to remove completely. While I’m not sure exactly how long the floor had been covered by carpet, it’s safe to say a deep clean had been long, long overdue. Once I had cleaned the floor to a high standard, I used a wet-vac to remove the now dirty cleaning solution from the floor, before leaving it to dry off completely overnight. Upon my return to the property the next day, I tested to make sure the floor was dry enough to seal, which is important as excess moisture can cloud the sealer and damage its performance. Once satisfied, I applied one coat of Tile Doctor Colour Grow, which is our impregnating sealer designed to really bring out the natural colours in the tile, followed by two coats of Tile Doctor Seal and Go to give the tiles a stain resistant, low-sheen finish. After this was dry I coloured the grout lines with a matching Tile Doctor Grout Colourant to cover and hide the damage the acid had caused to the grout lines. Finally, I gave the floor three more coats of Seal and Go to add the finishing touches. My customer returned from holiday to find a completely transformed floor. I recently completed the renovation of a Multi-Coloured Slate tiled kitchen floor in Sutton Coldfield. I was actually at the property before Christmas to survey the floor and quote for the work however the owners had planned to have a new kitchen installed in the new year, so we decided it was best for me to wait until after the installation to complete the work. The slate was in good condition but like any stone floor you do need to maintain the sealer to prevent dirt becoming ingrained in the stone. Sealer do wear off overtime especially in the high foot traffic areas such as Kitchens and within a few years the tiles become dull and difficult to clean effectively. The kitchen was installed on schedule and I got the call to arrange a visit to deep clean and reseal the floor which would take to two days, one to clean and one to seal. To begin the restoration, I soaked the slate in a strong dilution of Tile Doctor Pro-Clean and left it to soak in for about ten minutes re-applying extra solution where it dried. Pro-Clean is a powerful tile cleaner that will strip old sealers when applied in concentrated form. I agitated the product using a black pad fitted to a rotary buffing machine. I paid particular attention to the grout which the customer had trouble keeping clean. The rotary pad struggles to reach into the recesses of the grout lines so I also made sure to scrub the solution into the grout with a grout brush. Once I was satisfied that the Slate and the Grout was clean and clear of old sealers, I gave the whole floor a thorough rinse with water using a wet vacuum to extract the soil and get the floor as dry as possible. The floor was then left to dry off fully overnight. Returning to the property the next day, I ran some quick damp tests to check for any excess moisture that might have prevented me from sealing the floor. We will always do this as excess moisture can affect the sealer curing. The customer was very happy with the clean and the floor was dry, so we discussed sealer options to find out their preference for Matt or Satin finish. With the decision made to go with a Satin finish I began the application of the Tile Doctor Seal and Go which enhances the look of the stone with an aesthetically pleasing low-sheen finish, as well as providing on-going protection against ingrained dirt and staining. A total of four coats of Seal and Go were needed to seal the Slate tiles and as you can see from the photos the sealer really put the life back into the floor. Earlier this month I was in the town of Northampton, to see a client who had reported a problem with her Travertine kitchen tiles. Basically the grout between the tiles was badly stained, to the point of appearing almost black. The Travertine tiles were also in need of some maintenance, and so I was commissioned to provide a clean, polish and a fresh seal. Travertine is a popular choice for kitchen flooring due to its relatively high durability and distinct features. My task was to get this floor back to looking its best. My priority was to address the badly stained grout so I cleaned the grout lines by hand using a combination of hand brushes and Tile Doctor Grout Clean-Up. The surface was pre-wet with water, before a solution of Grout-Clean Up and clean water was applied to the surface. The brushes were then used to agitate the solution. Grout Clean-Up contains a mix of concentrated phosphoric acid and cleaner designed to penetrate below the surface of the grout to remove grout stains, smears and mineral deposits. As you can see from the photos, Grout Clean-Up made an immediate difference to the appearance of the tiles. This product is suitable for use on masonry and acid resistant surfaces. After completing the clean, I gave the floor a thorough rinse to neutralise the floor after cleaning and removed as much of the water as possible using a wet vacuum. Following this, I paid attention to the tiles themselves, cleaning them to achieve a polished effect by using a system of burnishing pads. Tile Doctor burnishing pads comprise a set of four pads varying in grit type, from Coarse and Medium to Fine and Very Fine. I applied all four pads in turn to the floor, stopping to rinse the floor in between each. The result was a high quality polished finish. I then left the floor to dry completely overnight, before commencing the seal the next day. My choice of sealing product was Tile Doctor Colour Grow which is a colour intensifying sealer that both enhances the natural appearance of the stone and provides a durable surface seal. My client was very pleased with the finished product, and left the following comment on the Tile Doctor feedback system: “efficiently done”, yielding “good results”. The pictures show a large Limestone floor laid through much of the ground floor of a property situated on the outskirts of York seventeen years prior. The owners had three dogs that slept in their own doggy room. The floor in this room was in the worst condition of the five rooms as it had been subject to significant wear and tear. The Limestone tiles looked dull with ingrained dirt and the grout was stained and patchy. The original tiler had laid the floor well, but he had applied a satin topical sealer to the stone most of which had worn off over the years. A floor like this would need a little maintenance and the sealer reapplying from time to time to maintain it. I completed a test clean for the client to show them what could be achieved which came out well. Happy with the result they accepted my quote for the restoration work, and we booked in a suitable time to complete the work. The area was quite large, so I separated the job into rooms and started by protecting the skirtings and woodwork from splashing etc. I decided to do a chemical clean first to remove what was left of the old sealer but more importantly to give the grout a thorough clean which was making the floor look scruffy. For this I opted to apply a strong dilution of Tile Doctor Pro-Clean which was left to dwell for a short while and then worked in with a mechanical rotary cleaner. It gets to work on the ingrained dirt and sealer. It should also help to get rid of the doggy smells. This process turns the cleaning solution black and is then extracted using a wet vacuum keeping the mess to a minimum. I paid particular attention to the grout which was deeply discoloured and found that some areas required going over a couple of times to get them clean. I was only just getting started on the cleaning but immediately the floor was looking so much better. I then deep cleaned the Limestone with a set of diamond burnishing pads, working in sequence from the 400 grit through to 1500 grit. A small amount of water was used to aid the lubrication and after each pad have been over the entire area few times the solution is rinsed off with more water and extracted with the wet vacuum. The floor came back to almost new and as the client wanted a satin finish, I ended by applying a 3000-grit pad to add a deeper polish to the Limestone. The floor was then left overnight to dry. The last step of polishing with the 3000-grit pad already leaves the floor quite dry however I always like to check before sealing so just to be sure I took some reading with a damp meter. The readings were fine, so I started applying the first of two coats of Tile Doctor Ultra Seal to finish the floor. This is an impregnating sealer (as opposed to the previous topical sealer) that soaks into the stone protecting it from within but without affecting its appearance. This product was chosen in consultation with the client who was specific about how they wanted to floor to look. The floor now looked superb. Both the client and l were very pleased with the finished floor and so where the dogs! For aftercare I recommended Tile Doctor Stone Soap which is designed for cleaning polished stone floors like these, it’s a gentle stone cleaner that helps maintain the patina and ideal for this type of floor. I was recently engaged to refresh the Limestone tiled floor at a house in St. John’s Wood, which is a very affluent area and apparently has the 5th most expensive postcode in London so as you can imagine this was a very expensive floor. The client had requested an improvement condition of the Limestone tiles in the living room and a thorough clean, polishing and seal was required. Over time, the floor in this busy living room – which was also used as a play area for young children – had become dirty and certainly worse for wear with all the use it had been getting. So, I set about my work to get this floor back to looking its best. Cleaning and burnishing a Limestone floor My initial task before beginning the cleaning process was to remove any furniture (as well as toys) from the room so I would have a clear area to work in. I then applied a layer of Tile Doctor Pro-Clean cleaner, diluted with water, to the floor. Pro-Clean is also suitable for use on other natural stone floors such as Slate, Granite and Travertine. After leaving the solution to dwell for a period of a few minutes, I began to scrub the floor with a stiff hand brush. Whilst helping to remove a lot of the built up dirt on the surface of the tiles, the product also stripped off the old sealer and polish. Following this, I paid special attention to the dirty grout lines, cleaning them with Tile Doctor Oxy-Pro, a powerful, high-alkaline cleaner. After completing the cleaning, I rinsed the floor with clean water to remove any excess cleaning products. I then began to burnish the floor using Tile Doctor Diamond encrusted burnishing pads. This was done in four steps, as I used four different pads (coarse, medium, fine and very fine) rinsing the floor with water between each pad. I would recommend using this setup of four pads for restoring the appearance of polished stone floors; you starting with a coarse pad and the gradually work your way up to the very fine pad achieving a high polish finish in the process. I finished of the process with a quick rinse and a buffing pad to give the floor a final polish before I commenced the sealing. Sealing a Limestone floor My choice of sealer was Tile Doctor Colour Grow, which is specifically designed to not only provide durable surface protection, but also to intensify the colour of the tiles. The sealer penetrates deep into the pores of the stone, providing water resistance and long-term protection from ingrained dirt and stains. As you can see from the photos, the sealer really helped to accentuate the fantastic natural colours in the Limestone. My client was very pleased with the final result, and was amazed by how quickly I had been able to improve the state of her floor which, with a colourful and shiny finish, has really brightened up the living room.

This was a substantial engagement at a luxury rental apartment in Brighton rejuvenating the Limestone tiles in two bathrooms and a hallway taking six days of hard work. In addition, I would be working around two decorators, making for even more testing work conditions. I first set to work on the smallest bathroom, which featured limestone tiles from floor to ceiling, as well as a large bath, copper sink and a tiled surround. Limestone is a very popular choice for interior and exterior decoration, but the tiles in this bathroom were in need of some care to get them looking their best again. My initial task was to strip away any previous sealer by hand; this was done using a mixture of warm water and Tile Doctor Pro-Clean which, along with Limestone, is also suitable for use on other types of natural stone, such as Granite, Slate and Travertine. Pro-Clean serves both as an effective stripper and cleaner, meaning that once the sealer had been stripped away, the tiles also received a thorough clean. Once I had cleaned the tiles, I sucked up any excess water and residue using a Wet-Dry Vac machine. Since the tiles would have to be left to dry for a couple of days, I offered to restore the copper sink for the customer, even though this was not actually part of my job description. After conducting some research into copper cleaning, I opted to use a combination of lemon juice, vinegar and salt. The research paid off as, once I began to apply the solution to the sink, the bright orange and brown colours of the copper quickly rose to the surface. Within the space of an hour, I had transformed what initially appeared to be a ruined sink into a lovely, shimmering copper feature for the bathroom. Both the decorators and I were truly amazed at the results – but all credit goes to Google! The larger of the two bathrooms was a much stiffer test for the Tile Doctor products. It had not been left in great condition, as the shower area had clearly not been sealed correctly, and the tiles had been left in such a manner that soap scum from shampoos, soaps and shower gels had built up on the window sill. In fact, the damage was significant enough that I had to explain to the customer before starting the work that whilst I could greatly improve the appearance of the tiles, I would not be able to restore them to new. This is because many shampoo and body wash products are acidic and can cause permanent damage to stone work especially when left to dwell for a long time. My choice of product was Tile Doctor Mould Away, a formula which, over time, seeps deeply into the pores of the stone, effectively lifting away the muck. In cases of particularly stubborn areas, it is necessary to apply another covering of Mould Away and leave it for an extended period of time. This is exactly what I did over the next few days, leaving the product overnight to work its magic. The change was certainly drastic, if not perfect. As both bathrooms required extended periods of drying, I spent two days working on the hallway, which had been partially covered with a plastic sealing for the previous six months due to building work. Needless to say, the hallway was in need of a good clean. I set about cleaning the hallway with a solution of warm water and Tile Doctor Pro-Clean, before once again using a Wet-Dry Vac machine to remove any excess water to prepare the floor for sealing at a later point. It is very important to remove any residue of cleaning solution before sealing, as this may impact the performance of the sealer. Following this, I left the hallway to dry for two days, providing the builders with strict instructions to cover it with blankets for protection while they were working. While the floor was drying, I sealed the bathrooms – both now fully dried – with Tile Doctor Colour Grow Sealer, a solvent-based sealer that was highly effective at enhancing the colour of the brown tiles around the sinks. The product will also provide durable surface protection. I spent the final of the six days sealing the hallway floor with Tile Doctor Seal & Go, which provides both a stain-resistant surface seal and a durable, low-sheen finish. This was an ideal choice of product, as the customer requested a hard-wearing, yet shiny finish. The hard work really paid off, as both the customer and the decorators were very impressed with the final results in the two bathrooms and the hallway. I was extremely pleased that I was able to complete this big job to the highest possible standards.

This South Shore of Boston couple reached out to Renovisions to design and build a beautiful, maintenance free and easy to use ‘his and hers’ master bathroom with plenty of storage. The former bath which had a single sink, one mirror, a vanity cabinet with not enough storage and a tired fiberglass shower stall was the last room in their home to be remodeled. They envisioned a more spa-like feel with a brighter walk-in shower and stylish cabinetry with double sinks and more storage. Renovisions re-designed this bath with a fresh approach to a classic style; boasting two sinks and framed mirrors that match the custom oak cabinetry with a grey stain and cherused finish (a process that allows raising of the wood grain, creating a beautiful texture). Choosing a white and grey palette with Carrara-look tiles in the shower opened up the space, tied in nicely with the weathered grey vanity and exemplified the feeling of casual luxury. The bright and airy walk-in shower with double recessed niches and dual shower heads affords both his and hers showering needs. Stunning and dramatic chevron patterned mosaic glass tile defines the niche spaces and lends a pretty, decorative touch to the overall look. The soft blue-green hue on the walls match perfectly with this tile and continue the serene and spa-like appeal throughout the bath.
