This was a major kitchen remodel we worked on, that we provided the cabinetry for. They wanted a fresh airy look as well a working kitchen to accommodate a family of 6. We incorporated all white stacked cabinets with glass in the top, as well as 2 pantries with roll-outs flanking the large refrigerator. We also provided enough seating for everyone in the family by creating an over hang on 2 sides of the island supported my 3 posts. Other efficient storage accessories include a hidden spice pullout, lazy susan and hidden trash pull-out. We also provided cabinetry for the Organization Center and Bar Area in the same room. For the Organization Center we incorporated a lift up appliance garage to hide any paperwork or electronic charging, and also a chalk board for lists or notes. In the Bar Area we incorporated a wine rack and a shallow pantry to the left for extra storage. With education being key to our remodel process, our designer discussed lighting elements, space planning, cabinet options and finish materials with our homeowners. To begin, she talked about under cabinet and above cabinet lighting options. They also discussed the popularity and functionality of LED lights for task, decorative and ambient lighting scenes. Eavesdropping on our conversation, one of the brothers chimed in on how often they had to change the recessed ceiling fixtures. That comment from the brother led our designer to increase our scope of work to add dimmable LED can lights in the color frequency close to daylight. Now it was time to complete the finish selections. Product selection had to go quickly, as the homeowner was only able to dedicate one long weekend to shop. With this goal in mind, our designer made choosing plumbing products and decorative lighting an online event. Then they went to an appliance showroom and granite/tile showroom to make the final choices. Our designer made sure they found a gorgeous set of slabs for the granite above the cooktop, since it was a key factor for the client and her mother. With all the selections made, final space plan drawings and the electrical layout complete, the client met with our designer to sign off on all the paperwork and move forward with their new kitchen. The key improvements incorporated into the final design were: LED can lights, under cabinet and above cabinet lights all on dimmers. Accessible items for wheelchair use with a touch-free faucet and microwave drawer . Extra deep counter space and seating at the island. Additional storage cabinets under the seating area of the island. Decreased traffic flow issues by adjusting refrigerator/freezer location and double oven cabinet. Plug strips under the wall cabinets to eliminate backsplash outlets. An expansive granite slab backsplash centered on the cooktop area. Our project manager started the job with rough electrical and rough plumbing, as the homeowner had enlisted the assistance of a family friend to remove the kitchen cabinets and re-install them in her garage. The plumbing was straight forward with the gas line already in place and the sink location staying in the island. The electrician wired for the new under-cabinet and above cabinet LED strip lights. The sconce locations were adjusted for the new bar top location, as were a row of can lights to accommodate for an even pour of ambient light throughout the space. The new LED can lights are a hit, as none have needed to be changed out. Our project manager specializes in trim carpentry so he did the cabinet install to keep our schedule on time. The cabinets went in smoothly except for the custom refrigerator panel. One of the panels needed to be remade three times, as each time it was produced the manufacturer’s quality control caught a defect. Our project manager worked closely with manufacturer and homeowner to keep everyone in the loop waiting patiently on its arrival. When it came time for the quartzite installation, we worked closely with our fabricator at cut layout to create the focal point at the hood. His team did an excellent job with the installation. The sink area was a surprise. They went above and beyond in framing the sink with the similar vein to the hood backsplash. Upon installation, the tile backsplash just did not do justice to the amazing quartzite. Discussion with the family and pictures sent to the homeowner lead to a decision to call the fabricator to see how much quartzite might be left. He had just enough to complete the island and beverage center. In the end, the backsplash worked out beautifully in all stone. We met our schedule for the end date of the project and the wheelchair-bound sister was able to move in. For this large Italian family, big meals with lots of family and friends in the new wonderful hub/kitchen is now a part of their happy life. Mission accomplished.

For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. LET’S TALK Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Entertaining and bringing people together is what this family is all about. Birthdays involve amazing cakes like you see on those TV shows, and groups of 30 people or more. Their ideal kitchen needed to accommodate that level of baking and hosting, but also support the daily rhythms of life. Our collaborative design was guided by Vastu Shastra, an ancient architectural tradition that predates feng shui. Based on Vedic traditions that harmonize human behavior with natural forces in the world, Vastu Shanstra basically suggests how to inhabit a place in the best way possible. The objectives were: -Relocate the entire kitchen so the home’s heat source (oven) is in the southeast -Incorporate symmetry into the overall design -Create a large space for entertaining – open and airy with lots of light -Simultaneously separate but join cooking and gathering spaces, allowing the cook to have a cook-specific zone that is still a part of any gathering -Individual storage for small appliances – making them easier to use -Simplicity – the space should be easy to use and maintain Design challenges we solved for: -Incorporate three load bearing points of the house -Provide structural support that was not obvious -Reconfigure kitchen utilities to another part of the home -Maximize storage space Design solutions and mindful innovations became an exciting motivation that drove the project: -Double-horseshoe design features two symmetrical islands that seat 18 people comfortably -Downdraft ventilation behind rangetop allows unobstructed views -Overhead beams for structural support -Equip nearby dining room with locking bar and wine cabinet -Roll-out appliance shelves on back of cooking island are powered for easy use -Symmetrical fridge and freezer columns separated by oven -Cabinets along back of the cooking area for everyday items -Tall pantry cabinet has four drawers for paperwork -Spacious walk-in storage pantry has a counter with power outlets -Coffee station has a trash can directly below for easy clean up -Two sinks and dishwashers for easy cleanup “A lot of relationships are built over food,” the homeowner told us. “This [kitchen] keeps our family close because we all love food. My kids sit in the kitchen all evening long every day – and I’m right there cooking. That’s life –to be together.” We also collaborated with the homeowners to remodel their primary bathroom, primary bedroom closet and an additional bathroom.

Interior and Exterior Design Project This was an exciting interior and exterior design project for This house was purchased directly from a builder by a vibrant career couple with active children and a love for spending time with their extended family and friends. While it was presented to us empty, we still had input on the flooring, lighting, cabinetry, moldings and wall colors. We decided to go with a transitional design style and bring in furnishings with an emphasis on being comfortable for their large family and frequent family gatherings. With a love for family gatherings and entertainment of the immediate and extended family we knew from the start that our design had to be beautiful, very functional and durable. Having worked with the this couple’s parents and sister we knew the family, their style and preferences. We knew this multi generational family loved being and entertaining with each other and we knew from the start that our design had to be beautiful, very functional and durable. Since the family room and living room are connected we designed a seamless flow between them and unique ways to share the some of the furnishings between them. We began with a large sectional with cozy seating in the family room. We brought in extra swivel chairs guests could turn to the living room to converse with guests or swivel family room to and see TV. We love ottomans for extra seating in living room to accommodate 8 and can be pulled into the family room for additional seating. The carpet was selected with family in mind to look beautiful, functional and easy to clean. En route from the family room to the kitchen eating area we designed a fully accessorized bookcase that complimented perfectly the custom built “only by Margali and Flynn” built in desk with hid-a-way doors hide homework and and paperwork when needed. In the kitchen we created a family dining center on the large central island with lots of stools. In the dining area we installed beautiful dining set with functional leather fabric. We used suede with nailheads, a herringbone wool carpet and transitional circular lighting to compliment the traditional colors of warm blues and neutrals … all working together to create a sophisticated and comfortable feel.

Inspiration for a coastal bathroom remodel in Grand Rapids

Our challenge was to organize a home business office—in a space only 7 ft x 8 ft—where the owner managed international sales with more than 300 products! A beautiful hand-planed cherry desk with a raw edge had been installed along one wall, but the office lacked organized storage space. With the addition of quick-access dividing trays, tiered computer stands for digital equipment, and free-standing shelving for matching 3-ring binders, the workflow was streamlined and all paperwork found a home! We also added an adjustable LED desk lamp to create a range of lighting conditions — perfect for simple photography work used for digital marketing!

We designed this home office for someone who needs to stay organized and focused all day. The layout keeps things clean and simple, using custom built-in shelves to save floor space and keep paperwork out of sight. The desk sits right where the natural light is best, and the warm wood finishes make the whole room feel welcoming rather than cold. It’s a practical, hardworking setup that still looks great in a home.

JUST SOLD: $600,000 short sale within walking distance of Siesta Key Beach This 5 bedroom, 3 bath home within minutes from the beautiful Siesta Key Beach just closed at the price of $600,000. This was a short sale transaction, which presented some typical challenges along the way, but closed with the satisfaction of all parties involved. A Short Sale transaction means that this is a sale for less than what is owed on the home. The bank must approve the seller to sell this way, as they have to provide evidence that they cannot pay off the note and not all of these transactions are approved. Once a contract is submitted, it typically takes an average of 3-6 months from contract to closing but they vary greatly. The majority of short-sales that Shayla has handled have fallen into the 3-6 month category with many these days closing in 90 days! Both Buyers and Sellers face difficult and unique problems when dealing with a short-sale. As long as each party is educated by their agents and know what pitfalls and hurdles could come their way, the process isn't as painful as it could be. Unfortunately there are no set guidelines that fit every transaction. You should always expect delays with a short sale and having a professional agent to guide you is crucial. There are different reasons why the transaction may be delayed. Some of the most common are: the buyer not wanting to wait for a reply from the lienholder; the seller not wanting to move out or in denial that the have to sell their home this way; paperwork issues; loan delays; etc. If you are considering entering a short sale transaction as a buyer, you should know that just because you offer full price does not ensure acceptance by the bank. They can counter any of the terms presented in the initial contract that is signed by both the buyer and seller. With the changes in the local market, lenders are looking at prices closer to market value whereas during the Recession, they were willing to accept lower offers. These are changes an experienced realtor is aware of and will consider when advising you on a short sale transaction! In close, despite it's name, a "short sale" is NEVER short. They should deem them the "long sale." So working with a seasoned Realtor who is an expert in the distressed property transactions will save you a lot of grey hairs and stress along the way!
