Perfect for Staging!
I love the Wall Peel! It just made this room pop and the Manager and team thought it was fantastic as well! The 2nd photo I attached is the opposite wall from the dining room, so you can see how the wall peel really ties all the colors in these two rooms together! The wall was painted with Flat Latex paint, so I believe you said this type of paint will be OK for adhering. Thank you for the support when I called, that was very much appreciated! Thank you again!'

RPD opened and brightened the kitchen in this charming Terrell Hills home leaving a big impression for this smallish kitchen.
A wall enclosed and interrupted the view from the kitchen to the living area. To create a brighter and more open kitchen the load bearing wall was partially removed, requiring the installation of an LVL support beam for security. The opening was enclosed with sheetrock, taped, floated and “orange-peel” textured before painting this and other walls with SW Superpaint in a greige custom color.
Countertops and tile backsplash were removed and replaced. RPD installed ceramic tile, 3x9-1/4 Dakota Tundra, and the countertops are Volakano Quartz with a standard edge profile.
Some of the cabinets were replaced in matching shaker-style with soft close hinges. A custom build lower cabinet included a pull-out spice rack. All cabinets were painted with SW ProClassic oil satin, in pure white color. Pulls and hinges were reattached.
Additional services included:
> Installed 4 recessed LED puck lights with dimmer switch.
> Installed new microwave/vent hood combo.
> Installed new double deep single basin stainless steel sink, angle stop valves, and faucet.

Design consultation and advising for DIY/Budget Renovation.
Owner purchased this condo with a very cramped and dated kitchen and light fixtures, and early 2000s-era café paint colors.
Owner did a lot of the work himself or with friends to keep the budget down.
HDC advised on design details and paint colors, chose light fixtures (ceiling lights for kitchen and dining and arch floor lamp in living room). HDC also assisted with creating a new kitchen floor plan, which involved removing one wall, replacing existing tile and modifying flooring transition location, replacing all cabinetry except for the tall pantry cabinet, choosing cabinet paint, installing modern cabinet hardware, replacing laminate counters with a budget white quartz prefab counter, replacing appliances, sink, and faucet, and installing a low-cost peel & stick backsplash.
Due to budget constraints, we could not remove the entire wall between the kitchen and dining space to make the wall completely flush from the kitchen to dining area transition, but decided to relocate the refrigerator to that wall nonetheless, in order to improve sightlines and improve traffic flow and function for refrigerator access. We created a coffee/drinks bar where the original fridge was located. The owner decided to keep the existing water line that had serviced the ice maker in the fridge where it was previously located (and cap it temporarily). He plans to plumb it in the future to support a filtered drinking water line and auto-filling coffee maker to finish out the drink center.
Ultimately, we couldn't stretch the budget for a perfect layout, but we were still able to improve the function and open up the flow of this hub of the condo for better entertaining and more convenient homeowner use of the space.

At the other end of the pergola, we built new stone columns around the pergola’s support posts. Those columns flank the new rectangular gas-burning fire pit we built for this space. Instead of building the columns and stone fire pit on the existing concrete patio, we built this structure OFF the patio. We peeled back the AstroTurf next to the patio and placed the new stone structure here to avoid losing usable patio space.

Myth vs Reality: The best option for sunrooms are aluminum framed windows.
Reality! The entire point of this room is to enjoy the sun and take in the view. Obviously, large windows are what you want to install in your new project. So why is aluminum your best option? Quite simply, because it’s the only material that can support oversized windows with ease. Plus, your sunroom will face a lot of UV rays, which can easily lead to the paint peeling or flaking on vinyl or wood frames. Since the paint coating is an integral part of the aluminum frame, you can rest assured your sunroom will look as fresh as the first day it was built, summer after summer!

An early evening photo through the nearly bare fall branches of a young river birch tree show a new gathering space beyond. In the background, people preparing for a party. The river birch's three slender trunks and delicately peeling peach and white bark evokes the white aluminum supports for the pergola behind.

Running a small restaurant is a high-wire act - delicious plates on one end, razor-thin margins on the other. With food costs averaging 28-35 percent of revenue and labor at 30 percent, every dollar counts. The good news? Targeted tweaks can shave 10-20 percent off your bottom line without sacrificing quality. From smarter sourcing to streamlined waste handling, these strategies empower independents to thrive. One underrated gem: Efficient waste management via roll-off dumpster rentals, which can slash disposal fees by up to 40 percent. Let's break it down.
Optimize Inventory: Waste Less, Save More
Overstocked pantries are profit killers - U.S. restaurants toss $25 billion in food yearly. Audit weekly. Track sales data to forecast demand, using apps like Toast or MarketMan for real-time insights. Trim your menu to 12-15 core items, focusing on seasonal, high-margin stars like farm-fresh salads over imported proteins. Portion control is key - pre-weighed scoops cut overuse by 15 percent.
Repurpose scraps creatively. Veggie peels into stocks, bread ends for croutons. Donate extras to food banks via apps like Too Good To Go, earning tax deductions up to $5,000 annually. These habits reclaim 5-10 percent of food budgets, freeing cash for upgrades. Additionally, consider using citrus rinds for infused oils or desserts, and coffee grounds for compost to support local gardens. Engaging staff in sustainability efforts also builds morale and can be highlighted in marketing materials to attract eco-conscious diners.
Trim Energy and Utilities: Go Green for Greenbacks
Utilities gobble 4-10 percent of expenses. Swap to LED bulbs and energy-star appliances - upfront costs pay back in 6-12 months via 20-30 percent bill drops. Install low-flow faucets and programmable thermostats; during off-hours, dial down to 55°F to save $200/month on HVAC.
Use induction cooktops for precise heat, reducing gas by 15 percent. Train staff on "last out" protocols - unplugging idle equipment. Solar panels? For rooftops under 1,000 sq ft, incentives cover 30 percent installation, yielding ROI in 5 years.
Master Waste Management: Dumpsters as Cost Commanders
Trash isn't just garbage - it's a budget black hole, with disposal eating 2-5 percent of revenues. Small spots generate 1-2 tons monthly from food scraps, packaging, and grease. Ditch overflowing bins and irregular hauls for roll-off dumpster rentals. A 10-15 yard unit centralizes waste, handling bulk like fryer oil drums or produce crates without daily pickups.
Efficiency Over Headcount
Labor's your biggest line item - cross-train staff for multi-roles, like servers prepping during lulls, trimming overtime 10-15 percent. Shift scheduling software optimizes based on reservations, avoiding idle payroll.
Negotiate bulk buys with local suppliers for 5-10 percent discounts; loyalty programs from Sysco yield free deliveries. Go digital - QR menus cut printing costs, speed table turnover, and allow menu updates in real time without waste. Loyalty apps boost repeat visits without increasing your advertising budget, making it easier to track customer preferences and send targeted promotions. Consider bundling purchases with other area restaurants to unlock deeper discounts and leverage supplier relationships for exclusive seasonal specials. These strategies can reduce overhead, improve customer retention, and keep operations flexible as trends shift.
