Major alterations to the structure completely changed the way the existing spaces felt and functioned. A pitched ceiling replaced the flat livingroom ceiling. Large sliding doors opened the living room directly onto the deck. This functionally doubled the size of the living areas, despite not increasing the footprint. The master bedroom received large stacking slider opening onto the deck, designed for privacy from the living area. Laundry and kitchen are combined with ample storage behind minimalist cabinetry. Storage and bench space are maximised while keeping everything open and airy. The white cabinetry reduces the bulk of so much storage in a smaller space. New insulation, uPVC windows and energy efficient blinds improved thermal performance. A cold house became warm, inviting,cheaper to heat and cool. The outside of the building received new window frames, colour palette, deck, facade lightling, downpipes and gutters. Retaining cladding + floors made this a cost-effective, + radical transformation.

Relationship: Client Project Date: March 2014 Project Price Range: more than $100,000 Having purchased our first house in Valley Glen, North Hollywood, we were aware it was in need of serious remodeling. A 1950s Ranch-style home, it came complete with peeling wallpaper, musty carpeting, and even some dilapidated walls. As first-time homeowners we were prepared to spend more money to improve it, but weary when we began meeting contractors. Buyer’s remorse already set in when we interviewed several contractors who were either aloof or unscrupulous. Then we were fortunate enough to find Mike Ross. He immediately allayed our stress with his professional and forthright demeanor and his integrity was as rock solid from the day we met him through the several months it took to complete our large renovation. While we had some specific things we wanted in our house, Mike and his team took our wish list and far exceeded our expectations to help truly realize the vision of our dream. Originally a three-bedroom, fourteen-hundred square foot home, our remodel brought an addition of a thousand square feet as well as an overhaul of the landscape; this prospect was particularly daunting for uninitiated owners such as us, but Mike’s consummate professionalism shone through and made the task exponentially less stressful for us. As well as a new 850 sf Master Bedroom, including a fireplace, and a steam unit in the bath, we added a cozy home theater room, laundry room, and the once forgotten backyard brought a new deck and patio with a trellis. Furthermore, because we went green and made it a smart home, we’re already more energy efficient. In several rooms, as well as the main hallway, for example, Mike installed solar tubes and the amount of natural light that bathes the house is amazing. Even my mom, when she came to visit, was always looking for a light-switch. As our contractor, Mike Ross took the reins to steer the project and keep it on course and he did so exceptionally. Mike and his team were as attentive to the quality of every nook and corner and he always sought our approval and happiness. Consistently communicative, he always kept us in the loop about progress and was always there to answer any questions and concerns. When an unforeseen contingency did arise, Mike assuaged our concerns by taking action ASAP to rectify the problem. Mike’s team, too, all take pleasure in their efforts. Still completing the final construction...... A new extended deck and rear stair were designed to allow for easy outdoor flow from the home. The new addition continued the lower roof around the house to accommodate the new 1st floor 8 ft. wide kitchen addition. The new addition created stronger horizontal lines for the home and along with the new heavy timber detailing, it completely altered the character giving it a more substantial feeling that is reminiscent of the "Cascading" style. Removing, reconditioning, restaining and reinstalling the cedar siding as well as also re-detailing the windows with an accented wood trim also gives the house a simple but wonderful character.

Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations. After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.
