In addition to ample living space, the residence includes exquisite car rebuilding and show room facilities. We cut into the top of a mountain side to offer the homeowners 360 degree panoramic views of the Rocky Mountains, Boulder and Denver. We used 12”- 22” R-40+ battered foundation walls, 8” engineered LSL FSC lumber throughout, and an elliptical and radial building design. We also installed a 12 kW solar PV power system with a battery back-up. While the homeowners remain connected to the grid, their meter has yet to move forward. We used ICF forms for fire and wind resistance while taking advantage of their incredible insulating and customizing properties. ICFs are the perfect choice when avoiding square corners is desired at all costs. The solar thermal collectors you see out front were integrated with geothermal and HRV/ERV ventilation and environmental control systems. By designing this kind of in-floor heating and cooling system it keeps the ambient temperatures inside this stunning home comfortable and healthy year round. The homeowners of this Mukilteo residence partnered with H2D Architecture + Design to transform their underutilized rear deck into a highly functional outdoor living environment. The existing deck was refinished and reconfigured to create a more useable area for gathering, seamlessly extending the interior living space to the outdoors. A Struxure pergola was introduced to provide adjustable shade and light filtration, allowing the space to adapt to changing weather and seasons. Beyond the deck, the design steps down to a thoughtfully composed concrete paver patio anchored by a custom round wood hot tub, creating a warm and tactile focal point. Surrounding this feature, a built-in bench establishes a zone for relaxation and socializing, while a fire pit adds both ambiance and year-round usability. Major alterations to the structure completely changed the way the existing spaces felt and functioned. A pitched ceiling replaced the flat livingroom ceiling. Large sliding doors opened the living room directly onto the deck. This functionally doubled the size of the living areas, despite not increasing the footprint. The master bedroom received large stacking slider opening onto the deck, designed for privacy from the living area. Laundry and kitchen are combined with ample storage behind minimalist cabinetry. Storage and bench space are maximised while keeping everything open and airy. The white cabinetry reduces the bulk of so much storage in a smaller space. New insulation, uPVC windows and energy efficient blinds improved thermal performance. A cold house became warm, inviting,cheaper to heat and cool. The outside of the building received new window frames, colour palette, deck, facade lightling, downpipes and gutters. Retaining cladding + floors made this a cost-effective, + radical transformation.

In addition, the home served as a “Live Lab,” meaning new vendors, materials, and luxury furnishings needed to be tested in real-life conditions before being trusted for future high-profile client projects. Solution: We approached the project with a highly curated, test-and-refine design strategy, treating each space as both a finished interior and a real-world evaluation environment. Key furnishings, textiles, and materials were selected to support the modern organic vision while also standing up to the demands of everyday family life. We worked through selections intentionally, layering in bold contrast, natural woods, and sculptural statement pieces, while prioritizing performance materials, pet-friendly durability, and timeless foundational elements. By using the home as a lived-in showroom, we were able to validate what truly performs beautifully, refine our vendor relationships, and confidently carry those proven selections into future client designs.
