Inspired by the multi-functional performance of a shell structure in nature, the design of this two-bedroom, two-bath ADU explored a performance-based roof geometry that becomes the building façade and privacy screen. Coupled with deep roof overhangs, this second skin allows dappled light to penetrate the interior during the day while reflecting the detrimental UV radiation on the southern exposure. The perforations in the second skin are based on the effects of the sun path on the southern exposure and the location of the windows behind the screen. At night, the interior light glows through the perforations, contributing to the name of the project, “LuminOCity”.
Orange Coast College and UC Irvine formed a partnership called "Team MADE" to enter the 2023 Orange County Sustainability Decathlon. "MADE" is an acronym for Modular, Affordable Dwellings for the Environment. LuminOCity won second place in the competition and 9 awards in various categories. Following the competition, the home was donated to Homeless Intervention Services, Orange County, where it serves as an ADU on an existing property to provide transitional housing for youth experiencing housing insecurities.
This 750sf prefabricated, modular home is built on four, eight foot wide modules that nest together. The building system is predicated on a software-to-manufacturing pipeline called the FrameCAD Machine. This roll-former for light-gauge steel allowed Team MADE to prototype as well as site-manufacture every stud and track in the steel-framed home they would design. Over 100 student volunteers aided in the construction of the steel framing, MEP installation, building envelope, and site work. The use of prefabricated Light Gauge Steel allowed for higher construction tolerances with simplified assembly diagrams that could be followed by student volunteers. Joseph Sarafian, AIA was the lead architect as well as one of four faculty advisors on the project, leading the design of the project from conception to completion.

We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us!
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:

The exterior walls are constructed using Hebel Block (Autoclaved Aerated Concrete)—a high-performance building system that combines structural strength with excellent insulation. Drainage Solutions & Curb Appeal Transformation
This project focused on solving a persistent drainage issue that was impacting both the usability and appearance of the property. Standing water and poor grading were creating functional problems while diminishing the home’s overall curb appeal—an issue many homeowners face when water isn’t properly directed away from the home.
Fowler Outdoor Co. approached the project with a design-build mindset, addressing the root cause of the drainage problem through proper grading, water management, and structural solutions. By integrating effective drainage systems with thoughtfully designed hardscape elements, the team was able to redirect water flow, protect the property, and create a more stable foundation for the landscape.
Beyond functionality, the transformation elevated the front yard’s appearance with clean lines, intentional materials, and a cohesive layout that complements the home. The result is a space that not only performs better during heavy rain but also delivers a polished, welcoming first impression.

Located in a beautiful spot within Wellesley, Massachusetts, Sunspace Design played a key role in introducing this architectural gem to a client’s home—a custom double hip skylight crowning a gorgeous room. The resulting construction offers fluid transitions between indoor and outdoor spaces within the home, and blends well with the existing architecture.
The skylight boasts solid mahogany framing with a robust steel sub-frame. Durability meets sophistication. We used a layer of insulated tempered glass atop heat-strengthened laminated safety glass, further enhanced with a PPG Solarban 70 coating, to ensure optimal thermal performance. The dual-sealed, argon gas-filled glass system is efficient and resilient against oft-challenging New England weather.
Collaborative effort was key to the project’s success. MASS Architect, with their skylight concept drawings, inspired the project’s genesis, while Sunspace prepared a full suite of engineered shop drawings to complement the concepts. The local general contractor's preliminary framing and structural curb preparation accelerated our team’s installation of the skylight. As the frame was assembled at the Sunspace Design shop and positioned above the room via crane operation, a swift two-day field installation saved time and expense for all involved.

The project site is a three story apartment building with a full basement, which had recently been subject to an apartment fire. Four separate residential units were contained in the structure, including one two bedroom unit and three single bedroom units. A laundry room/basement and a pair of lofts were also housed within the building. The result of the blaze and the subsequent water damage from attempts to extinguish it left the interior of the building primarily gutted. All interior finishes, fixtures, stairways, mechanical and electrical systems were destroyed beyond repair. The exterior of the building was charred in some places, and destroyed completely in others.
The project location, the City of San Rafael, determined that due to the extent of the damage to the structure, the resulting project would be considered a “new building”. Our first task was to review the current building code and apply the current regulations to the existing structure (originally built in the early 1900’s) and bring it up to current code. We performed occupant load calculations, a code summary, square footage calculations and egress code analysis for each floor/use. This information was then compiled in order to determine how the project could legally be designed within the current code, all while minimizing modifications to the existing structure.
Once all data had been analyzed, the new floor plans were organized and laid out in a manner which retained the heritage of the original building while remaining true to current code. The site was revised to allow for code compliant parking areas while retaining the family friendly outdoor spaces inherent in the original design. The foundation was reinforced, and the building structure as a whole was strengthened to cope with modern seismic loads. Spray foam insulation, low E glazing, skylights, ceiling fans, high efficiency HVAC, etc…were all added to make the building more efficient and environmentally friendly. The use of Class “A” materials, fire separations (both vertical and horizontal) and a commercial sprinkler system were employed in order to avoid any future fires. Reconstruction of the project was recently completed in the summer of 2014.

Here is a list of some of the work we do. Foundation is a case by case situation that requires experts to analyze and assess what should be done to repair:
Remedial repairs of cracked, settled, shifted, rotated and/or deteriorated sections of concrete perimeter foundation walls. Any type of post/pier issues (shifted, deteriorated, cracked, settled, “over shimmed,” undersized, etc. Repair of wood damaged framing/structural components in the foundation system area.
Floor leveling performed on a case-by-case basis. In instances where a crawl space has debris in it that will limit our ability to perform any of the above tasks, we will also remove and haul away past debris that has been left in the space (we, of course, always remove all debris created during the course of our work).
Creating additional support systems in key locations of the foundation area to accommodate existing structural deficiencies and further protect your home.

The combination of the full glass wall façade and hip roof design provides tremendous light levels during the day, while the fully functional fireplace and warm lighting creates an amazing atmosphere at night. This pairing is truly the best of both worlds and is exactly what our client had envisioned.
Acting as the full service design/build firm, Sunspace Design, Inc. poured the full basement foundation for utilities and added storage. Our experienced craftsmen added an exterior deck for outdoor dining and direct access to the backyard. The new space has eleven operable windows as well as air conditioning and heat to provide year-round comfort. A new set of French doors provides an elegant transition from the existing house while also conveying light to the adjacent rooms. Sunspace Design, Inc. worked closely with the client and Siemasko + Verbridge Architecture in Beverly, Massachusetts to develop, manage and build every aspect of this beautiful project. As a result, the client can now enjoy a warm fire while watching the winter snow fall outside.
The architectural elements of the conservatory are bolstered by our use of high performance glass with excellent light transmittance, solar control, and insulating values. Sunspace Design, Inc. has unlimited design capabilities and uses all in-house craftsmen to manufacture and build its conservatories, orangeries, and sunrooms as well as its custom skylights and roof lanterns. Using solid conventional wall framing along with the best windows and doors from top manufacturers, we can easily blend these spaces with the design elements of each individual home.

This project in Bozeman, Montana is a complete exterior remodel, featuring a new front entry, bedroom window seats, and master bedroom balcony with French doors. A key visual feature for the entry is the use of articulated architectural steel connections.
A successful remodeling project starts with a clear vision and good design, but that is only half of it.
The other half is matching a client with committed professionals that will manage a project with quality work, proper attention to detail, and good communication is essential. We achieved this goal as our contractor, the subcontractors, and the journeyman carpenters are performing at a high level, so much so that our client narrated his experience for this video blog.
Having a client willing to share this experience with us is a great way to showcase what a positive remodeling process can look like.
