After the design was developed and permits were in hand, our team excavated the hillside so that the footings and foundation could be poured. The stucco exterior was matched to that of the existing home, while Bluestone Flagstone pavers were found to blend the new patio into a seamless extension of the existing one. The couple selected a NanaWall door system so the doors could be opened completely in nice weather, providing an unobstructed flow to the rest of the patio. Gable windows and skylights provide optimal light while the couple and their guests stay warm and dry regardless of the weather. Comfort is managed year-round with a fireplace, while additional Infratech heaters are mounted over the NanaWall doors for use on particularly frigid days. Warm days are cooled with a gentle breeze from their Haiku ceiling fan.

Little Hawkins Island was seven years in the making from design and permitting through construction and punch out. The multiple award winning design was inspired by Spanish Colonial architecture with California Mission influences and developed for the corporation or family who entertains. With 5 custom fireplaces, 75+ palm trees, fountain, courtyards, and extensive use of covered outdoor spaces; Little Hawkins Island is truly a Resort Residence that will easily accommodate parties of 250 or more people. The concept of a “village” was used to promote movement among 4 independent buildings for residents and guests alike to enjoy the year round natural beauty and climate of the Golden Isles. The architectural scale and attention to detail throughout the campus is exemplary. From the heavy mud set Spanish barrel tile roof to the monolithic solid concrete portico with its’ custom carved cartouche at the entrance, every opportunity was seized to match the style and grace of the best properties built in a bygone era.

Coconut Grove is Southwest of Miami beach near coral gables and south of downtown. It’s a very lush and charming neighborhood. It’s one of the oldest neighborhoods and is protected historically. It hugs the shoreline of Biscayne Bay. The 10,000sft project was originally built 17 years ago and was purchased as a vacation home. Prior to the renovation the owners could not get past all the brown. He sails and they have a big extended family with 6 kids in between them. The clients wanted a comfortable and causal vibe where nothing is too precious. They wanted to be able to sit on anything in a bathing suit. KitchenLab interiors used lots of linen and indoor/outdoor fabrics to ensure durability. Much of the house is outside with a covered logia. The design doctor ordered the 1st prescription for the house- retooling but not gutting. The clients wanted to be living and functioning in the home by November 1st with permits the construction began in August. The KitchenLab Interiors (KLI) team began design in May so it was a tight timeline! KLI phased the project and did a partial renovation on all guest baths. They waited to do the master bath until May. The home includes 7 bathrooms + the master. All existing plumbing fixtures were Waterworks so KLI kept those along with some tile but brought in Tabarka tile. The designers wanted to bring in vintage hacienda Spanish with a small European influence- the opposite of Miami modern. One of the ways they were able to accomplish this was with terracotta flooring that has patina. KLI set out to create a boutique hotel where each bath is similar but different. Every detail was designed with the guest in mind- they even designed a place for suitcases.

A 10,355 sq ft home built ground-up on a 16,418 sq ft lot in Brentwood Park, north of Sunset. Seven bedrooms, nine bathrooms, three storeys and an elevator. New construction is rare in Brentwood Park — the lots are generous, the housing stock is old and it almost never turns over. Most of what gets built there is a renovation behind an existing façade. The lower level is the part that took the engineering. A full subterranean floor carrying a cinema, fitness studio, sauna, steam shower, temperature-controlled wine room, game lounge and bar, plus guest and staff accommodation. Basements are uncommon in Los Angeles for a reason. Above it, a chef's kitchen with marble counters, walk-in pantry, breakfast area and coffee bar, opening through retractable walls of glass to a resort-style pool, spa, outdoor kitchen and lawn. Formal dining, private office and a guest suite on the main level. Four ensuite bedrooms upstairs plus a primary suite with a private terrace, fireplace, dual dressing rooms and a book-matched marble bath.
