The design objective was to build a house for a couple recently married who both had kids from previous marriages. How to bridge two families together?
The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot.
Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

When our client approached us with these chairs and a leather sample which was extremely stiff and would not hold a tuft using traditional methods. After days of experimenting we developed a technique to make the leather more pliable allow the tufting to be set in place. A few weeks later we delivered these beautiful chairs to a very satisfied client. If it is possible we can accomplish it.

The goal for this light filled finished attic was to create a play space where two young boys could nurture and develop their creative and imaginative selves. A neutral tone was selected for the walls as a foundation for the bright pops of color added in furnishings, area rug and accessories throughout the room. We took advantage of the room’s interesting angles and created a custom chalk board that followed the lines of the ceiling. Magnetic circles from Land of Nod add a playful pop of color and perfect spot for magnetic wall play. A ‘Space Room’ behind the bike print fabric curtain is a favorite hideaway with a glow in the dark star filled ceiling and a custom litebrite wall. Custom Lego baseplate removable wall boards were designed and built to create a Flexible Lego Wall. The family was interested in the concept of a Lego wall but wanted to keep the space flexible for the future. The boards (designed by Jennifer Gardner Design) can be moved to the floor for Lego play and then easily hung back on the wall with a cleat system to display their 3-dimensional Lego creations! This room was great fun to design and we hope it will provide creative and imaginative play inspiration in the years to come!

A young family with a wooded, triangular lot in Ipswich, Massachusetts wanted to take on a highly creative, organic, and unrushed process in designing their new home. The parents of three boys had contemporary ideas for living, including phasing the construction of different structures over time as the kids grew so they could maximize the options for use on their land.
They hoped to build a net zero energy home that would be cozy on the very coldest days of winter, using cost-efficient methods of home building. The house needed to be sited to minimize impact on the land and trees, and it was critical to respect a conservation easement on the south border of the lot.
Finally, the design would be contemporary in form and feel, but it would also need to fit into a classic New England context, both in terms of materials used and durability. We were asked to honor the notions of “surprise and delight,” and that inspired everything we designed for the family.
The highly unique home consists of a three-story form, composed mostly of bedrooms and baths on the top two floors and a cross axis of shared living spaces on the first level. This axis extends out to an oversized covered porch, open to the south and west. The porch connects to a two-story garage with flex space above, used as a guest house, play room, and yoga studio depending on the day.
A floor-to-ceiling ribbon of glass wraps the south and west walls of the lower level, bringing in an abundance of natural light and linking the entire open plan to the yard beyond. The master suite takes up the entire top floor, and includes an outdoor deck with a shower. The middle floor has extra height to accommodate a variety of multi-level play scenarios in the kids’ rooms.
Many of the materials used in this house are made from recycled or environmentally friendly content, or they come from local sources. The high performance home has triple glazed windows and all materials, adhesives, and sealants are low toxicity and safe for growing kids.

The new home with a grand entry hall is oriented to highlight the long garden view. Stylistically, the goal was to lend the new home an older aesthetic that suited the surrounding neighborhood - a home that “felt like the oldest house on the block,” in the words of the client. The structure also recalls the iconic style of Bernard Maybeck who designed the husband’s childhood home. FGA studied Maybeck’s methods for intricately layering rafters, outriggers, and brackets to create a sense of familiarity and ruggedness, but modified elements to feel modern and refined. The heavy timber was specially sourced, carefully measured, cut and numbered offsite, and then meticulously reassembled on the premises. The earthy exteriors with bright cedar shingles, deep dark green trim, and textured red brick are balanced with a crisp interior palette.

The first challenge we tackled was how to make the most of the limited square footage. Our approach, rooted in the principles of modern architecture, was to keep the floor plan as open and flexible as possible. By eliminating unnecessary walls and creating multifunctional spaces, we were able to design an interior that feels spacious and airy, despite the small footprint.
The living area, kitchen, and bedroom all flow seamlessly into each other, using strategic cabinetry, sliding doors, and built-in storage to keep the space uncluttered. The use of glass for windows and doors amplifies the sense of space, bringing in abundant natural light and connecting the interior to the outdoor landscape—a key consideration in any Flagstaff custom home architect project.
One of the most striking elements of the Micro Mini is its creative use of color. The client wanted each space to feel distinct, while still maintaining a cohesive design language. To achieve this, we incorporated monochrome color schemes in various sections of the ADU, starting with the kitchen.
The kitchen is a bold statement in shades of blue, with blue-stained cabinets, blue backsplash tile, and even blue fixtures. This color immersion gives the kitchen a distinctive identity while still blending harmoniously with the rest of the space. In other areas of the ADU, we played with pops of other fun colors—each carefully chosen to complement the modern aesthetic of the home while adding a personalized touch.

We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot.
Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Gulf-Front Grandeur

This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project.
We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors.
Challenges:
This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time.
Solution:
The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project.
However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. We believe the results speak for themselves!

The design objective was to build a house for a couple recently married who both had kids from previous marriages. How to bridge two families together?
The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. Sometimes, all it takes is a fresh perspective. This was the case for FGA’s Atherton clients, empty-nesters, who were eager to reimagine their home of many years as they embarked on their next chapter: hosting grandchildren. To start, FGA kept a few outer walls to preserve the home's more expansive footprint, while opening up and reimagining the layout. The new home with a grand entry hall is oriented to highlight the long garden view. Stylistically, the goal was to lend the new home an older aesthetic that suited the surrounding neighborhood - a home that “felt like the oldest house on the block,” in the words of the client. The structure also recalls the iconic style of Bernard Maybeck who designed the husband’s childhood home. FGA studied Maybeck’s methods for intricately layering rafters, outriggers, and brackets to create a sense of familiarity and ruggedness, but modified elements to feel modern and refined. The heavy timber was specially sourced, carefully measured, cut and numbered offsite, and then meticulously reassembled on the premises. The earthy exteriors with bright cedar shingles, deep dark green trim, and textured red brick are balanced with a crisp interior palette.
White cerused oak, mustard yellow library-dining millwork, a black marble bar, and copper hardware details are playfully contemporary. Recalling the exterior masonry, a handsome brick fireplace anchors the generous living room and neighboring office. From the living, dining, and kitchen, tall steel and glass French doors open onto a deep porch for easy entertaining and breezy backyard views.
